The design stage plays a significant role in the construction of modern administrative buildings. The architectural solution of buildings of this type must be both original and modern, distinguished by simple forms and unsurpassed design. The safety, aesthetics, and comfort of the building depend on the correct design solution. In the design process, a significant place is occupied by such factors as: the location of the building in the city system, a rational planning solution, the availability of utilities, elevators and fire extinguishing systems. Administrative buildings are classified according to the types of organizations and institutions of government to which they are assigned: ministries, regional and district state administrations; office buildings, so-called "offices". Administrative buildings, due to their functions, variety of figurative solutions and absolute size (construction volume and number of floors), significantly affect the architectural appearance of urban centers. Due to the spatial composition and placement in urban areas, administrative buildings and complexes can play the role of a dominant and serve as a landmark of the most important ensemble on a street or square. For the town-planning significance of the buildings of management activities are divided into:
- city-forming;
- serving.
As part of administrative buildings, there are groups of such premises:
1. Main purpose (common workrooms and rooms intended for employees and offices of heads of institutions and large departments);
2. Auxiliary purposes (archives, libraries, conference rooms, copying services, inspections, etc.);
3. Serving purposes (entrance nodes, medical centers, premises of catering establishments, sanitary facilities, etc.);
4. Technical premises (designed for the engineering equipment of the building: switchboards, heating points, ventilation chambers, etc.);
5. Communication premises (elevator shafts, engine rooms, stairwells, corridors, halls, etc.)
The planning decision is made rigid or plastic. A compact, geometrically balanced plan with a central core of rigidity is optimal for constructive thinking for high-rise buildings.
