Architectural and space-planning solutions:

The project documentation provides for the reconstruction of the production building to accommodate an administrative and office center. The existing building is a 3-storey brick building with an attic and a technical underground, rectangular in plan, with dimensions in the extreme axes 88,5 x 13 m, with 8 stairwells. At the level of the first floor there is an archway. There are extensions along the long sides of the building. The building is built on 2 floors, one of which is attic. The height of a part of the premises of the basement floor is increasing (the level of the floor is lowering). Inside the building, additional flights of stairs and a stairwell are being erected. The existing floors are being remodeled. External walls are insulated and finished with thin-layer plaster. During the reconstruction, the dimensions of the building in the plan do not change. The redevelopment of the premises did not entail changes in the structural scheme of the building. The building is designed as a 6-storey building, including the basement and attic floors. The height of the basement floor is 3,15 m. The height of the first floor is 3,29 m, the height of the second floor is 3,90 m, the height of the third floor is 4,05 m, the height of the fourth floor is 3,75 m, the height of the attic floor is variable from 1,60 m to 3,60 m at the ridge. The height (max) of the vertical plane of the facade from the planning mark of the ground to the top of the parapet is 21,95 m, which does not exceed the maximum height (33,0 m) of buildings located in the depth of the quarter of the territorial subzone TD1-1-1 of this land plot. The planning mark of the earth is from minus 1,760 to minus 1,950 m. The mark of the finished floor of the 0.000st floor of the building is taken as a relative mark of 1. In the basement, office space, bathrooms, an electrical panel room, a water metering unit and a heating center are designed, engineering communications are being laid. On the first and upper floors, office space, sanitary facilities, rooms for cleaning equipment, and ventilation chambers are designed. For communication between floors and evacuation, 3 staircases (2 existing and 1 newly erected) of type L1 are provided. The building is equipped with 2 passenger elevators with a carrying capacity of 630 and 1000 kg. Existing external walls - brick, load-bearing and self-supporting, with thermal insulation of mineral wool boards with a finishing layer of thin-layer plaster. The outer walls of the superstructured floors are made of aerated concrete blocks, with thermal insulation made of mineral wool boards, with a finishing layer of thin-layer plaster. Internal walls - brick and aerated concrete blocks. Partitions - brick and from sheets of drywall on a metal frame with filling voids with mineral wool slabs. Doors - metal, metal-plastic and wooden, in accordance with GOST and individual production, glazed and deaf, in the usual and fire-resistant design. Windows - from metal-plastic profiles with double-glazed windows and micro-ventilation. Floors - laminate, ceramic tiles, TZI linoleum, concrete. Suspended ceilings - type "Armstrong". Hemmed ceilings - from sheets of plasterboard and slatted. Roofing - metal, separate sections of the roofing of adjacent buildings - operated with gravel backfill. Drainage - external organized. For exterior wall decoration, thin-layer plaster is used, followed by painting; the basement is lined with artificial stone. In the decoration of the premises of the main purpose, plastering of the walls is provided, followed by painting the walls and ceilings with water-based paints. The walls of rooms with wet and wet operation are tiled with ceramic tiles. In the decoration of auxiliary, service and technical premises, ceilings and walls are painted with water-based paints. Measures are envisaged to ensure the accessibility of the building for the disabled and people with limited mobility. Stair railing on both sides. Elevator with a load capacity of 1000 kg with cabin dimensions of 1,1 x 1,4 m and a doorway width of 0,9 m. Entrance doors, tambour doors, on escape routes and possible access of MGN - not less than 0,9 m wide with thresholds not more than 0,25 mm high. The depth of the entrance vestibule is designed to be at least 1,8 m. The width of the corridors is 1.80m. On the ground floor there is a sanitary unit with a universal cabin. The surfaces of the coverings of the entrance platforms and vestibules are hard, not allowing slipping when wet, with a transverse slope within 1-2%. On the sidewalks there are places with a decrease in the curb. In the open parking lot, 1 parking space is reserved for personal vehicles of the disabled.

Structural and space-planning solutions

Structural solutions for the reconstruction of an industrial building for an administrative and office center were developed based on the materials of the inspection of structures, foundations and dimensional drawings. The reconstruction of the building is planned in several stages. Surveys of the part of the building, the reconstruction of which is envisaged at the first stage, have been completed. A visual inspection of the structures was carried out, soil pitting was carried out, structural strength tests were carried out in a non-destructive way. Foundation survey completed. The reconstructed part of the building at the address: st. Professor Popova, house 23, letter D - three-story, with an attic and a technical underground. The building was built in 1962 according to the frame-wall construction scheme, two-span, with load-bearing longitudinal facade walls and columns along the middle axis of the building. The walls are load-bearing, made of M100 clay bricks on M10 cement-sand mortar, external - 630 mm thick, internal - 380 mm thick, with an estimated masonry resistance of 1,0 MPa. Walls with cracks caused by thermal deformations of reinforced concrete and steel elements. The general condition of the walls is operational, no defects or damage were found during the examination. Columns - concreted steel, section 510 x 430 mm, with a step of 6 m, consisting of paired I-beams No. 27, connected by overlays. The columns are in working order. Ceilings - slabs of monolithic reinforced concrete (concrete B22,5) 160 mm thick on reinforced concrete beams with rigid reinforcement. The main beams - with a section of 430 x 510 (h) mm, secondary - with a section of 430 x 340 (h) mm. The ceilings are in working condition, except for some areas exposed to oils, which are in a limited working condition. Stairs - prefabricated steps on steel stringers. Stringers - from steel I-beams No. 20 with corrosion up to 10%. Covering - with a wooden truss system (dismantled during reconstruction). Foundations: under the columns - columnar, from monolithic reinforced concrete (concrete B15), with a laying of more than 2,0 m from ground level; under the walls - tape, from monolithic reinforced concrete (concrete B15) and rubble masonry with a laying of more than 1,9 m from ground level. The base of the foundations is silty sands of medium density, saturated with water, with the following characteristics: φII \u25d 26-0,70 °, e \uXNUMXd XNUMX, E \u100d 110-2 kg / cm3,0, with a calculated resistance - 2 kg / cm2,0. Stress at the base of existing foundations - no more than 2 kg/cmXNUMX. In 2011, clarifying surveys of the building structures were carried out, according to the results of which the category of the technical condition of the reconstructed building was adopted - III. The main above-ground structures and foundations are able to take additional loads without reinforcement, the walls in the crack zone require reinforcement. The project documentation for the reconstruction provides for: arrangement of the basement floor with a deepening of the floor mark by 1,0 m. To prevent the penetration of groundwater into the basement floor and to redistribute the loads on the existing foundations, the floor slab of the basement floor is designed as a coffered type of monolithic reinforced concrete - 220 mm thick, with stiffening ribs - a section of 350 x 750 mm (h). Concrete B22,5, F75, W6, working reinforcement A-III. Clamping walls - 120 mm thick, fixed to existing foundations, with a top mark 300 mm above ground level. Waterproofing under the sole of the slab - rolled, on top - penetrating action; restoration of the waterproofing of the outer walls of the building below the blind area by coating the outer surfaces of the basement walls with bitumen; installation of additional strip foundations made of concrete B22,5, F75, W6, working reinforcement A-III for new walls; strengthening of existing walls in the area of ​​cracks with tie plates and injection, piers - with steel clips; the device of additional openings in brick walls with lintels from twin channels, tightened with bolts; the device of overlapping above the basement and additional overlapping. The slab is made of monolithic reinforced concrete (concrete B22,5) with a thickness of 140 mm and 160 mm on fixed formwork from profiled flooring H75 on steel beams. Reinforcement of plates is accepted by calculation. Steel beams - from rolled I-beams: longitudinal - from 30Sh1; transverse - from 25Sh1, with a maximum step of 3,15 m. Floor beams - with hinged fastening to existing steel columns and with hinged support on existing brick walls; dismantling of the coating; superstructure of the building with the device of two additional floors (including the attic floor). The constructive scheme of the superstructure is frame-wall. Frame - steel, incomplete, two-span. Columns - from twin channels No. 24u, designed along the middle axis of the building with a step 5,7-6,0 m supported on the existing steel columns of the lower floor. Longitudinal and transverse crossbars - from rolled I-beams 40B1-30B1, 30Sh1-25Sh1 with hinged fastening to columns and hinged support on a reinforced concrete belt designed along the perimeter of the facade walls. External walls with a thickness of 400 mm are designed from expanded clay concrete blocks D900, B3,5, on mortar M100; coating device. Transverse truss frames - from rolled I-beams V25B1 with hinged fastening: in the ridge area - on the longitudinal frame; on the bottom - on a reinforced concrete belt. The rigidity and stability of the superstructure is ensured by the joint work of the layered rafters and transverse beams with load-bearing walls; the device of an additional staircase and the device of additional marches (to the 6th floor and to the basement floor). The walls are made of solid brick M150 on mortar M100 with a thickness of 250 and 380 mm. Steps - prefabricated reinforced concrete on steel stringers, platforms - slabs of monolithic reinforced concrete (concrete B15, reinforcement A-III) 80 mm thick; installation of additional elevator shafts and reconstruction of the existing shaft with a decrease in the original dimensions. Walls - 250 thick and 380 mm of solid brick M150 on mortar M 100; insulation of existing and planned facade walls with a layer of insulation 100 mm thick, followed by plastering, plinth - with artificial stone trim. Fastening insulation to existing walls - dish-shaped dowels. The project documentation provides for: preservation of the existing structural scheme of the building; increasing the rigidity of the building by installing a coffered slab of the basement floor and reinforced concrete belts at the level of additional ceilings along the facade walls. Due to the change in the purpose of the building and the reduction of temporary loads on existing floors, the additional load on the foundations will not exceed 25%. The additional settlement of the existing foundations will not exceed 1,3 cm and the negative impact on the adjoining outbuildings and buildings will not exceed the permissible values. The design documentation provides for monitoring of construction and surrounding development. All works are provided to be carried out according to a detailed design of work (PPR) under the supervision of the authors of the project and the technical supervision of the customer. Inspections of the above-ground structures of the side wing of the building adjacent to the reconstructed building along the axis "A" in the axes "1-4", the reconstruction of which is provided for in the second stage, have been completed. The wing was built according to the frame-wall structural scheme, three-storey, three-bay, with load-bearing longitudinal facade walls and columns along the middle axes of the building. The wing is adjacent to the building being reconstructed without an adjacent wall, with a through passage through the building, with the facade walls of the 2nd and 3rd floors hanging on cantilevered beams. The walls are load-bearing, made of M100 clay bricks on M10 cement-sand mortar, external - 520 mm thick, internal - 380 mm thick, with an estimated masonry resistance of 1,0 MPa. Columns - concreted steel, with a step of 6 m, section 320 x 340 mm, consisting
