Architectural and space-planning solutions

The designed car dealership building is a detached, rectangular in plan, with a total size of 76,00 X 48,00 m in the extreme axes, designed to provide a range of services for the sale of new cars and used cars. The building is designed on the relief and consists of two adjacent different-storied volumes: a two-story building in the A-D axes and a four-story building in the D-H axes, without a basement. The height of the two-story part from ground level to the parapet is 16,15 m; four-story part - 16,90 m. For a relative mark of 0,000, the level of the finished floor of the first floor of the two-story part, corresponding to the level of the finished floor of the second floor of the four-story part, was taken. On the ground floor of the two-story part (elev. 0,000) with a height of 8,00 m, accommodation for customer service, administrative and office premises, and a showroom is provided. A mezzanine was designed in the volume of the floor, designed to accommodate the client area of ​​the car dealership. On the second floor of the two-story part, accommodation for customer service and a showroom is provided. For vertical connection between the floors, two staircases with access to the street and two freight elevators for lifting cars, an open escalator in the volume of the exhibition hall are provided. On the first floor of the four-storey part (elev.-4,750) with a height of 4.75 m, there is a temporary storage room for vehicles, storerooms for consumables and spare parts, and rooms for engineering equipment. On the second floor, a complex of premises for pre-sale preparation of cars with maintenance posts, staff wardrobes, and technical rooms was designed. On the third floor, there is a storage room for the inventory of vehicles, staff wardrobes, office space. On the fourth floor, a showroom of used cars (similar to an open parking lot), ventilation chambers, and a built-in boiler room are designed. The coating is flat, combined. The roof is flat, made of rolled materials, with an organized internal drain. At the roof level, superstructures were designed to accommodate ventilation chambers. Partitions - from aerated concrete blocks and wall sandwich panels in technical rooms, from plasterboard on a metal frame - in administrative and amenity premises. Filling of window openings - aluminum window blocks filled with double-glazed windows, stained glass. Interior decoration of premises - in accordance with their functional and technological purpose from materials that have hygienic certificates. Finishing of building facades: three-layer sandwich panels filled with structural mineral wool board; the two-story volume is additionally lined with a system of hinged facades made of aluminum decorative mesh panels; aluminum stained-glass structures filled with single-chamber energy-saving double-glazed windows. Measures are envisaged to ensure the living conditions of the MGN: ramps at the entrances to the building; the width of the entrance doors and the dimensions of the vestibules have normalized dimensions; bathroom on the first floor.

Structural and space-planning solutions

Building responsibility level – II (normal). The designed building is divided into two parts (technical block and showroom) by an expansion joint. The part of the building in the area where the technical unit is located was designed according to the frame structural scheme. Bearing structures at the level of the basement, first and second floors are taken in monolithic reinforced concrete structures made of B25 concrete; at the level of the third floor - in a steel frame made of C255 steel. The spatial rigidity and stability of the frame is ensured by the rigid coupling of the columns with the foundation, the presence of stiffness cores formed by the walls of the stair-lift nodes, hard disks of the floor and cover. Frame columns - monolithic reinforced concrete with a section of 400 x 400 mm and 600 x 600 mm (column along the M / 2 axis in the zone of two-height space) and steel from bent box sections; the maximum grid of columns is 8,0 x 8,0 m. Ceilings - beams in the form of slabs 200 mm thick on cross beams with a section of 1500 x 320 (h) mm. The bearing structures of the coating are steel beams made of rolled I-beams with a span of 7,0 (8,0) m. Covering - profiled flooring on steel girders from channels. The outer walls of the basement are made of monolithic reinforced concrete B25; W6; F150 300 mm thick with external insulation. Part of the building in the showroom area is designed in a steel frame. Steel C255. The spatial rigidity and stability of the frame is ensured by the rigid coupling of the columns with the foundation, the presence of vertical ties, stiffening cores formed by the walls of the stairwells, and the hard disks of the floor and cover. Frame columns - steel from rolling I-beams and round pipes. Floor beams - steel from welded I-beams with a height of 610 mm to 1030 mm, a span of 8,0 m to 22,0 m. Ceilings - slabs of monolithic reinforced concrete B25 on fixed formwork of profiled flooring with a total thickness of 110 mm and 130 mm on steel purlins of rolled I-beams with a span of 6,0 m. The supporting structures of the roof are roof trusses with a span of 22,0 mm, with a step of 6,0 m, made of steel bent box sections (steel C345-3, C255) and roof beams with a span of 8,0 m from rolled I-beams. Coating - profiled flooring along the upper chords of trusses and roof beams. The rigidity of the coating disk is ensured by fastening the corrugated board to the supporting structures of the coating and vertical connections at the level of the trusses. The walls of the stairwells and the elevator shaft of the car dealership building are made of monolithic reinforced concrete B25 200 mm thick with facing of the outer sections of the walls with three-layer "sandwich" panels. The stairwells and the elevator shaft are covered in the form of slabs of monolithic reinforced concrete B25 with a thickness of 200 mm. Internal stairs - from monolithic reinforced concrete along steel stringers and beams. The outer walls of the above-ground part of the car dealership building are three-layer "sandwich" panels 120 mm thick and, in part, stained-glass windows, fastened to the frame columns and half-timbered elements. The base of the floor of the first floor and the basement is a slab of monolithic reinforced concrete B25 120 mm and 200 mm thick with a thickening of up to 700 mm along the perimeter of the outer walls, along a profiled membrane of the Tefond type, crushed stone preparation 100 mm thick and a sand cushion with layer-by-layer compaction. Calculations of load-bearing structures were performed using the SCAD 11.5 software package. The relative mark of 0,00 corresponds to the absolute mark of 45.00. Foundations - on a natural basis, tape from monolithic reinforced concrete B25; W6; F150, laying depth - below the freezing depth; tape height - 700 mm (in the technical block) and 800 mm (in the showroom area), tape width - 1000-1700 mm. Under the foundation, crushed stone preparation with a thickness of 100 mm is provided. The base of the sand cushion is silty sands of medium density EGE-1 with design characteristics E = 13 MPa; e=0,650; φ=300; c=0,004 MPa and silty, dense sands EGE-2 with design characteristics E=28 MPa; e=0,550; φ=340; c=0,006 MPa. To organize the relief, design solutions provide for the installation of retaining walls. Corner-type retaining walls are designed from B25 monolithic reinforced concrete; W6; F150 according to series 3.002.1-2. Under the foundation slab of the retaining wall, concrete preparation is provided for a sand cushion, arranged to a depth exceeding the depth of soil freezing. The design solutions provide for coating waterproofing of the surfaces of concrete structures of the car dealership building and retaining walls in contact with the ground and the installation of waterstops in the technological seams of concreting. The design solutions provide for the installation of a transformer substation in the form of a welded structure with a gable roof made of prefabricated bent metal profiles. The container is mounted on 220 mm thick precast concrete slabs supported by a foundation of precast concrete blocks placed on a sand base. The binding of prefabricated plates with a metal belt is provided. The surrounding buildings (gas station building) are located at a distance of more than 26,0 m. Impact on the surrounding development is not expected. Design decisions during the construction period provide for monitoring of the building surrounding buildings.
