Space-planning scheme

The projected Multifunctional commercial complex consists of 2 blocks (A and B) with a single underground part. Block A: office building with parking lots in the underground part, built-in retail premises, catering establishments, conference halls on the 1st and 2nd floors. The building of block A - 6 - 21 - storey. Block B: a building of a mechanized parking lot 21m high with adjoining volumes for technical purposes (DGU, RP). The space-planning structure of the MCC office building is focused on commercial activities, the design is carried out taking into account the comfort category of class A office premises. Along with office premises located on floors 2-21, built-in retail and catering premises additional comfort for those working in the building. Opening hours of the ICC: Business center - from 1-2 to 8 Cafes and restaurants - from 00-21.00 to 11 Non-food stores - from 00-23.00 to 9 Underground and mechanized parking - around the clock. An atrium with top and side natural lighting was designed in the center of the lobby group. From the atrium, the main entrances to the trading floors and cafes are provided, the activity of which during the daytime is focused on serving the employees of the ICC. As well as built-in trade and public catering premises are provided with main entrances along the perimeter of the facade and are mainly oriented towards the exit from the metro station and the avenue. The main entrance along the central axis of the building is oriented towards the avenue. Entrance to underground car parks, access to loading places, access to mechanized car parks are provided from an asphalted local driveway at the western border of the site, along the designed ICC buildings and the existing administrative building. On 2 underground floors, car parks are designed with entrance along ramps in a ramp built into the building. On the (minus)-1 floor, on the 7th and 21st floors, there are facilities for the engineering life support of the complex. Evacuation stairs (No. 1,2,3,4,12, 5a,8a,9a) are designed with exits to the street. The width of the stairs is 1,35 m - in the aboveground part, and 1,0 m in the underground Escape routes - evacuation stairs, vestibules, lobbies, halls, corridors, elevator lobbies, as well as bathrooms and technical rooms are common areas where walls, floors, ceilings finished with non-combustible materials (NG). For transfer to operation, common areas, technical rooms, evacuation routes are equipped and completely finished.

Floor height

Height of office floors (16-21floor) - 3,45m, (8-15floor) -3,6m, (3-6floor) -3,75m, (2floor) - 4,5m, Height of built-in premises (2floor) - 4,5, 1m, (5,4floor) - 2,7m, 3,2m, 1m. Height of underground floors: (-4,05floor) -2m, (-3,3floor) - 1,0m. The height of the underground premises on the minus ground floor outside the building spots is 1,4-2,5 m less and is 2,9-XNUMX m due to the need for landscaping around the buildings above the coverings of underground volumes.

Interior decoration.

Escape routes - evacuation stairs, vestibules, lobbies, halls, corridors, elevator halls, as well as bathrooms and technical rooms are common areas where walls, floors, ceilings are finished with non-combustible materials (NG). Outside the common areas in the rental areas (Shell & Core), partitions, finishing, as well as equipment, installation and adjustment in accordance with the design parameters of local engineering systems are carried out by tenants according to projects (or design projects) agreed in accordance with the Law, under the supervision of technical maintenance services complex (management company). When developing projects for interiors, it is necessary to comply with all the requirements of the current building codes and regulations. On the border of the corridors and bathrooms on each floor, trays are provided for collecting water when automatic fire extinguishing is triggered.

Offices.

Commercial space for tenants is leased to the State Commission without fine finishing and without engineering equipment (shell&core). Basic planning solutions for office floors with 2, 4, 6 or more offices reflect the optimal and universal functional zoning. Internal partitions, technological equipment, installation and adjustment of engineering systems to design parameters, including bathroom areas, are carried out by tenants according to design solutions agreed in accordance with the procedure established by the Law under the control of the technical maintenance services of the building (Management Company). The space-planning solution for the construction of the Multifunctional Commercial Complex adopted by the design proposals complies with the requirements of the current state sanitary rules and norms SanPiN No. 2.2.1/2.1.1.1278-03.

On condition:

1. In rooms with a depth of more than 10 m, provide combined lighting. Artificial illumination is 500 lux.

2. In the premises of 3-6 floors, oriented to the west (to the plant management building), provide for the division of the premises into zones with sufficient and insufficient lighting. (For rooms on the 3rd floor, the zone depth is 3,5 m; for rooms on the 4th floor, the zone depth is 5,5 m; for rooms on the 5th floor, the zone depth is 6,0 m; for rooms on the 6th floor, the zone depth is 8,0 m) when installing opaque partitions in these rooms, the area with sufficient lighting can be increased based on KEO calculations

3. In rooms of 3-5 floors, oriented to the east into the atrium, provide for the division of the room into zones with sufficient and insufficient lighting - the depth of the zone is 2,0 m. Access control. Technical operation of the complex. Evacuation.

Blockers are installed in front of the entrances and barriers, barriers are installed around the building in the form of retaining walls of lawns, parking granite columns in a decorative design that prevent ram breakthrough by vehicles. To organize access control to the business center (on floors 3-21), turnstiles and video surveillance (CCP) are installed in front of the elevator hall on the 1st floor. The distance between the turnstiles is determined by the type of equipment (from 450 to 600 mm), but one of the passages is designed with a width of 800 mm for the disabled, incl. on wheelchairs. From the security post, exits are provided through the main entrance to the avenue and through the service lobby to the loading economic zone. A 20m2 room has been designed near the security post and reception, where, along with safes and keys, an access control panel (CD), a monitor, telephones, and a safe cabinet for weapons are equipped. The entrance of permanent employees is provided for by magnetic nominal passes. Guest (individual one-time) magnetic cards are issued at the reception in front of the checkpoint on the 1st floor. At the exit from the elevator hall on the 2nd floor, turnstiles and video surveillance are installed for the passage of only employees of the business center (from 3rd to 21st floor) to catering establishments. The planning solution corresponds to the functional purpose of this passage, therefore, it is visually hidden from visitors in the open access zone on the 1-2 floors. The building control center (BCC), including all security systems of the complex (CCC SB) with a monitoring center of 30m2 (item 11) is located on the 7th floor, near the elevator hall, which is due to the need to protect the SB from unauthorized intrusion. The premises of the administration of the Management Company and the staff rest room (par. 25 - 25 m2) are also located there. Security and Monitoring Premises (CHP) are located on the 7th floor. with windows, are located next to the technical life support complex of the facility, because 7 floor - technical. Access control to the built-in car park is carried out as follows: after entering the ramp, the car stops and rises on the underbody wash pan, traffic is blocked. If there is no need to wash the chassis, the movement can be continued if the movement blocking is disabled by a magnetic card or centrally. Entry and exit of cars is provided by magnetic keys (cards), which are owned by permanent employees. The procedure for issuing one-time individual cards is determined by the Management Company. Entry and exit control is carried out with the help of video surveillance and electronic signals received by the control panels of the dispatch service in the building control center - CMC. If necessary, if it is required to carry out an inspection, the blocking of movement in the area of ​​​​the podium for washing the bottom is not disabled, and the guards can organize an operational check of a car that has entered the podium according to a specially worked out scenario of the Security Service.  

Toilets

On each floor, as part of common areas, toilets were designed at the rate of 60% of men and 60% of women. In a separate room, a bathroom with increased internal dimensions and facilities for wheelchair users is provided. In addition, the projected areas within each office space were taken into account for the possibility of tenants equipping their bathrooms and pantry niches. In the engineering sections of the project (OV, VK), additional risers for connection are provided. The equipment of autonomous bathrooms should be carried out subject to agreement in the prescribed manner and under the control of the Management Company. As specific tenants are placed, the Management Company, based on expediency, has the right to change the number of appliances in the common toilets on 1-15 office floors.

Parking lots. Underground floors of Block A.

On 2 underground floors there are car parks of the "manege type", the entrance to which is provided by a double-track ramp built into the main building of the ICC. Access control is carried out by the security service of the ICC, the security post is located on the 1st floor, at the entrance to the business center.

CONSTRUCTIVE DECISIONS

Brief description of the construction object

Blocks A and B with a single underground part were designed as part of the complex. Block A: office building with underground parking lots and built-in retail premises, catering establishments, conference halls. Block B: mechanized parking lots with adjoining low technical rooms of DGU and RP. For the relative mark of 0.000, the mark of the finished floor of the 1st floor of the building was taken, which corresponds to the mark of 8,200. Block A - 6, 21-storey building, with 2 underground floors, rectangular in plan, with dimensions of 64,7 x 56,2 (61,4) m. - the central 18-21-storey part, cross-shaped in plan, with dimensions in plan 47.5m x 37.2m, occupies the inner part of the 6-storey volume. Block B with plan dimensions of 37,2 x 12,6 m consists of several volumes: - mechanized parking lots 21m high with adjoining premises of the distribution substation (DP) 5m high; diesel power plant (DES), office space and stairs. Expansion joints of 50 mm are provided between volumes of different heights. In the mechanized parking lot, equipment is being installed for moving cars along the tiers. Blocks A and B are combined in the underground part. Blocks A and B, as well as different-storey volumes of block A, are separated by expansion and settlement joints, taking into account the difference in floors with a height difference of more than 25%, different settlements and loads on foundations. Design measures have been worked out and presented to allow the construction of the ICC building without damage to the underground structures of the metro: Difficulties in the development of constructive solutions for the ICC are due to the fact that the southeastern part of the 6-storey volume of block A is located above the subway distillation, inclined and ventilation tunnels, and part of the 21-storey volume is above the security zone of the distillation and ventilation tunnels. According to the specifications of the metro, the required distance from the building structures of the foundations of the designed complex to the outer contours of the tunnels of the metro structures should be: - from distillation tunnels not less than 4.0m, - from an inclined course of at least 5.0 m, - from the ventilation tunnel at least 3.5m. Geodetic material necessary for designing about the boundaries of the security zones of the elevated ventilation kiosk No. 304 and the subway tunnels located under the development spot. As a result, it was possible to minimize the influence of the 6-storey volume on the inclined course due to the installation of unloading bridges above it. In order to reduce the load-bearing consoles under the high-rise volume above the security zone and the distillation tunnel, the departure of which according to the basic version (in the agreed architectural concept) was more than 14 meters, as a result of phased studies and recalculations of space-planning options, a constructive solution was developed with a decrease in the console by 4,5 m . In order to reduce the overhang of the grillage consoles to 9,5 m, additional approval was obtained for the option with a shift in the high-rise volume deep into the site and a change in the building spot. The next stage in the study of options for reducing the overhang of the consoles was a decision to press the six-story part into the high-rise volume of the building in order to “intercept” part of the load of the high-rise volume by the intermediate console system in the ground part. As a result, part of the supporting walls and columns of the high-rise volume frame rests on the cantilever protrusion of the grillage slab, the maximum overhang of which was determined by the relative position of the building and tunnels and amounted to 4m.Thus, a spatial transitional cantilever system (v / oA-502 on the 6th floor) was designed, consisting of rigidly fixed monolithic walls δ=500mm with a projection of 5.7m into floor slabs δ=350mm above the 5th and above the 6th floors , which made it possible to redistribute efforts and reduce the consoles of the underground part to 4,5 m.
