Architectural and space-planning solutions

The designed business center building is 7-storey with one underground floor, U-shaped in plan, with overall dimensions in the extreme axes of 72,0 x 21,6 m. The height of the building from ground level to the top of the parapet is 27,47 m. For the relative mark of 0,000, the level of the finished floor of the first floor, corresponding to the absolute mark of 3.32, is taken. In the basement at the -3,300 mark, the following are planned: a parking lot for 30 cars, pantries for tools, spare parts, cleaning equipment, used fluorescent lamps, engineering and technical premises (pumping station, ventilation chamber, water meter unit). The height of the premises in cleanliness (from floor to ceiling) is 2,8 m. On the 1st floor at around 0,000, the following are designed: parking lots for 10 and 9 parking spaces, a security room, a lobby with a reception desk, a bathroom, a room for garbage containers and engineering rooms (2 ventilation chambers, an APT room, a main switchboard, an ITP). The height of the premises in cleanliness (from floor to ceiling) is 3,15 m.
From the 2nd to the 7th floors (on each floor) are designed: office space, bathrooms, cleaning equipment room, server room, electrical panel room. 2 smoking rooms are also designed on the 2nd floor. The height of the premises in cleanliness (from floor to ceiling) is 3,15 m. For communication between the floors, 3 stairs are designed - 2 types L1 and 1 type H2, as well as 3 passenger-and-freight elevators with a carrying capacity of 1000 kg. Covering (roof) - flat with an internal drain. The roof is rolled. Exit to the roof - directly from the volume of staircases. Fire escapes (P1) are provided at elevation differences. Terrace at the level of the 7th floor at the level of +22,780 - with an exploitable pavement of paving slabs. Partitions - solid brick (120 mm), aerated concrete blocks (150-200 mm), plasterboard on a metal frame. Finishing of external walls - ventilated facade system with granite cladding, stained glass system made of aluminum profile filled with double-glazed windows. Filling of window openings - PVC profile filled with double-glazed windows. The project documentation provides for measures to ensure the accessibility of buildings and structures for the disabled and people with limited mobility (LMP). The width of the sidewalks around the building is 3,0-1,5 m. The height of the curb stone is no more than 40 cm. In the built-in parking lot on the 1st floor there are 5 parking spaces for the disabled. The entrances to the building are designed with ramps. The dimensions of the entrance vestibules ensure unhindered maneuvering of wheelchairs. Entrance doors to the building and premises have a width of at least 0,9 m. The width of the corridors is 1,5-2,15 m. There is one universal sanitary cabin on each floor. Structural and space-planning solutions

The level of responsibility of the building is normal. The building of the business center is designed according to the frame structural scheme in monolithic reinforced concrete. The spatial rigidity of the building is ensured by the joint work of columns and stiffening cores formed by the walls of the stairwells, with unchanging horizontal disks of reinforced concrete floors and roofing. Columns - with a section of 450450 mm from monolithic reinforced concrete B40 (at the level of the basement, 1st and 2nd floor) and B30 (from the level of the 3rd floor and above). Walls of stairwells and elevator shafts - 200 mm thick from monolithic reinforced concrete B30. The project provides for insulation and cladding with a ventilation facade system of the outer sections of reinforced concrete walls. External walls of the basement - monolithic reinforced concrete B25; W6; F150 400 mm thick with an outer layer of insulation. Ceilings and covering - slabs 200 mm thick (above the basement) and 180 mm with longitudinal beams section 450x500 (h) mm from concrete B25. External non-bearing walls of above-ground floors - with floor-by-floor support on ceilings made of aerated concrete blocks 200 mm thick (D500; B2.5) with insulation and external cladding with a ventilated facade system. The project provides for the fastening of non-load-bearing walls to the load-bearing structures of the building. Structural solutions for fastening the ventilated facade system to the supporting structures of the building are developed in the working documentation in accordance with the current technical certificate of the Ministry of Regional Development of the Russian Federation. Stairs - from monolithic reinforced concrete. The relative elevation of 0.00 corresponds to the absolute elevation of +3.32 m. The foundations are taken on a pile basis. Bored piles with a diameter of 520 mm, made according to the Fundex technology under the protection of a casing pipe, from concrete B25, W6, F150. The working length of the piles is 20,45 m, the absolute mark of the pile tip is minus 21.45 m. Grills - in the form of a slab 800 mm thick of monolithic reinforced concrete B30; W6; F150. Pairing of piles and grillage is rigid. At the base of the tip of the piles there are semi-solid loams, with interlayers of hard plastic, with gravel and pebbles up to 5% with single boulders EGE 9 (IL=0,25; E=18MPa, e=0,522). The calculated load on piles of 150 tf was adopted based on the results of calculation and static sounding of soils. Static tests are provided to confirm the design load. In the adjoining area of ​​the designed building, it is planned to build a wall in the ground from tangential bores performed using the Fundex technology under the protection of the casing pipe. Pile with a diameter of 400 mm, length 34.5 m, absolute elevation of the pile tip minus 31.00 m, made of concrete B25, W6, F150. Estimated load on piles 85 tf. At the base of the piles there are hard clays EGE 12 (IL=-0,29; E=28 MPa, e=0,542). At the top of the piles are united by a tie beam with a height on which the columns of the frame of the designed building rest. In order to protect underground structures from groundwater, the project provides for the use of W6 concrete. The load-bearing structures were calculated using the SCAD 11.3 program, taking into account the soil base. The draft of the designed building is 44 cm.

Authorization
