Architectural and space-planning solutions

The documentation includes the construction of a business center building on a vacant lot in the center of the area under reconstruction. The building of the business center is 3-7-10-storey, without a basement, with a flat surface, and has a complex configuration in plan. The maximum height from the planning ground level to the top of the parapet is +35,550 m, the maximum dimensions in the plan are 97,24 x 64,55 m. The building is designed built-in-attached 3-storey closed-type car park for cars of the middle class with one double-track ramp and with access to the operated car park roof, designed for car parking. The parking lot on each of the three floors has a connection with the office part of the building through the vestibule-gateways. On the first floor in the central part of the building there is a vestibule group of premises, meeting rooms, utility rooms for technical staff, an electrical panel room, a garbage container room and a parking lot. On the second floor, technical rooms, storerooms, utility rooms for technical staff and ACS, and a parking lot are designed. From the third to the tenth floors of the office part of the building are occupied by office space intended for lease. Each floor has sanitary facilities, toilet facilities and smoking rooms. In the central part of the building there is an elevator hall with five passenger elevators with a carrying capacity of 630 kg each and a separate freight elevator with a carrying capacity of 1000 kg, designed to transport passengers, cargo, disabled people and fire departments. Six staircases are designed in the building: three in the parking lot and three in the office part. Design solutions ensure the availability of the business center for people with limited mobility in accordance with the requirements of SNiP 35-01-2001. All floors of the office part are provided with fire-safe zones, universal cabins for a public restroom, and two parking spaces for the disabled have been designed in the parking lot. A ramp device is not required, since the planning mark of the ground level at the entrance is 0,15 m. Structural and space-planning solutions

Structural solutions for the business center building are designed taking into account the location of the building in the existing building. The building is adjacent to non-residential buildings and a transformer substation. The building of the business center was designed in monolithic reinforced concrete structures according to the column-wall system, divided by expansion joints into three blocks. Grid of columns: block 1 - 7,75x7,75 m; block 2 - 7,75x6,50 m; block 3 - 7,20x6,50 m. Columns - with a section from 400x400 mm to 600x600 mm. Floor slabs and coatings - 180 thick; 190; 220 mm, beamless; beams are provided in places of large openings, consoles and transfer of concentrated loads. The covering of block 3 provides steel structures for supporting process equipment with load transfer to the columns of the block frame. Walls thick - 160; 200 mm. The material of above-ground structures is concrete of class B35; F75 (for outdoor structures), class AIII fittings. Calculations of load-bearing structures were performed using the SCAD 11.3 software package. The outer walls of block 1: two walls - three-layer sandwich panels 100 mm thick with a vertical hinge, the wall from the side of residential building No. 28 along Sredny Prospekt is an existing wall from a dismantled industrial building, the stability of which is ensured by anchoring to the monolithic ceilings of the block. External walls of blocks 2 and 3: non-bearing - floor-by-floor cut with support on floors and consisting of solid ceramic bricks 250 mm thick with insulation and a hinged ventilated facade. Brickwork is fastened to the supporting structures of the building with galvanized steel flexible ties. The fastening of the facade system to the supporting structures of the building is carried out by a specialized organization using a certified technology and in agreement with the general designer. The foundations were designed on the basis of engineering and geological surveys carried out at the construction site, pits near existing buildings and static load tests of piles. Foundation design - monolithic high-level reinforced concrete grillages on a pile foundation. Block grillages 1 - slab 500 mm thick; grillages of blocks 2 and 3 - free-standing 1000 mm high; location of piles - cluster. Piles - bored, are carried out by the Atlas drilling rig using the Geoizol technology. Section and length of piles: block 1 - diameter 460/670 mm, length 31,0 m from the bottom of the grillage; blocks 2 and 3 - diameter 510/730 mm, length 30,0 m from the bottom of the grillage. At the base of the piles at the level of minus 28,200, there are semi-solid and hard-plastic loams with a total deformation modulus of 180 kg/cm², 150 kg / cm². Based on the results of testing piles with a static load, the design bearing capacity of piles is 210 tf. Estimated load on piles: block 1 - 100 tf; blocks 2;3 - 130 tf. The material of the underground structures of the building is concrete of class B25, W6, F100, class AIII reinforcement. An assessment of the geotechnical situation at the construction site and the impact of construction on the surrounding buildings was carried out, measures were taken to ensure the stability of adjacent buildings, the safety of existing underground utilities: lack of basements; the use of bored piles at the base of the foundations of the building; the mark of the bottom of the grillage is not lower than the depth of the existing foundations; additional settlements of the foundations of existing buildings do not exceed the maximum allowable values; It is envisaged to carry out observations of the settlements of existing buildings during the construction process and after its completion in accordance with TSN 50-302-2004. The relative mark of 0,000 corresponds to the absolute mark of 3.35.
