Architectural and planning solution.

The volume-spatial solution is determined by the town-planning situation, in which the design site is located, and the architectural environment that has developed at the present time. The projected building borders on ordinary buildings of the Soviet period. The U-shaped building is designed as a 2-section, 9-storey building. (code 10300 according to city plan) The absolute mark from the day surface to the cornice is -28 m, to the ridge - 33 m, which meets the requirements of the PZZ for this site. The last 9th floor is made in the form of an attic, in the constructions of an inclined semicircular roof. The main focus of the volumetric and spatial solution is the corner rounded part of the building with highlighted vertical glazed bay windows for living rooms and kitchens, combined at the level of the cornice and completed in the form of a glazed segment of the dome. The building is raised on a small stylobate, lined with granite, which is the operated roof of the parking lot. The ground floor also has rusticated natural stone cladding. As an exterior finish, decorative plaster with stone chips in 2 colors is offered. Inclined metal roofs, gables on three main facades, horizontal cornices, window framing made of vertical three-dimensional rods, the presence of light metal balcony railings - all these elements are characteristic of historical buildings. At the same time, glass and aluminum inserts in the corner bay windows of living rooms, partial glazing of balconies and loggias from the side of the courtyard, glazed dome design give lightness and a modern look to the projected building. According to the Customer's instructions, the building belongs to the "comfort" class. The apartment layout corresponds to the design assignment, the bulk of the apartments are 1 and 2-room apartments. All apartments have access to balconies or loggias, the planning solution of each apartment includes functional zoning and the possibility of combining living rooms with kitchens. Office premises are designed on the 1st floor (the code of the main types of use according to the urban plan is 12020). Each room has 2 emergency exits. On the instructions of the Customer, the offices are designed with an open layout with the allocation of bathroom zones. The building is of the II degree of fire resistance, the main supporting structures are a monolithic reinforced concrete frame and monolithic reinforced concrete. 200 mm thick walls (REI 45) and beamless slabs (REI 60).
