Architectural and space-planning solutions

 A residential building with built-in premises and built-in-attached parking was designed. The building consists of two residential 8-storey sections with built-in underground parking. Built-in public spaces are designed on the 1st floor and part of the 2nd floor, residential floors are designed from the 2nd to the 8th floor. The building has a complex shape in terms of its dimensions in the axes of 33,70 m x 51,0 m. Entrance to the courtyard from the street - through the arch. The height of the 1st floor is taken as 3,0 m, 3,3 m, the height of the floors from the side of the courtyard: 2-6 floors 3,0 m, the height of 7-8 floors is 3,3 m, the height of the floors from the street side: 2-3 floors-3,0 .4 m; 8-3,3 floors-XNUMX m. For a relative mark of 0.000, the level of the finished floor of the first floor is taken. Part of the 8th floor, facing the street, is designed as an attic floor with a pitched roof. The maximum height of the main 8-storey volume from the planning level of the ground to the ridge of the pitched roof on the facade from the street side is 26,25 m., the height to the top of the cornice of the main volume of the protruding 6-storey part on the facade from the street side is 19,75 m, the height of the main 8 -storey volume from the planning mark of the ground to the top of the parapet of the 8th floor from the side of the courtyard 27,57 m. All built-in premises are provided with independent entrances, isolated from the residential part of the building. The built-in premises are intended for leasing or selling to accommodate office premises, the purpose of office premises is in accordance with the main types of permitted use of the land plot. In the basement there are technical rooms for engineering support and a built-in parking lot. In the technical rooms of the basement, independent entrances are provided through the pits. Each residential section is provided with a passenger-and-freight elevator with a carrying capacity of 1000 kg, a staircase, and a control room is designed in section 1. In each section, the elevator descends to the level of the car park, the exit from the elevator to the car park is provided through a tambour-lock with air overpressure in case of fire. In accordance with the design assignment, the building does not provide for a garbage chute; two built-in garbage collection chambers with access to the outside are designed. The apartments from the 2nd to the 8th floors have glazed balconies or loggias from the yard side and unglazed balconies from the street side. The glazing of the loggias on the facade from the side of the street imitates the filling of window openings on the facade. Windows and balcony doors are designed metal-plastic with double-glazed windows. The cover of the main 8-storey volume of the building is flat, combined, with an organized internal drain, over the part of the 8th floor facing the street, a pitched cover with a roof made of roofing steel with an organized external drain is designed. The outer walls of the main facade along the street - thin plastering on a reinforcing mesh glued to the insulation, with painting; 1st, 2nd floors and insertion of the 3rd floor - ventilated facade with porcelain tile cladding and architectural decorative elements made of expanded polystyrene concrete. Exterior finish of the courtyard facade - lining of the basement with porcelain stoneware, above - thin plaster over a reinforcing mesh glued to the insulation, with painting. A built-in/attached underground car park for 35 parking spaces, including 5 parking spaces with dependent car arrivals, has been designed. The order of operation of parking spaces with dependent arrival of cars will be discussed at the conclusion of sales contracts, which is confirmed by a letter from the customer. Entrance to the car park is provided by an external ramp, a canopy is designed above the ramp. The height of the parking lot in the places of passage and storage of cars is not less than 2,2 m. Emergency exits are provided directly to the outside along the stairs in the pit and along the outer ramp at the ramp. Measures are provided to ensure the life of the disabled. An external ramp has been designed from the ground level to the level of the operated roof of the car park to the entrances to the residential sections (to the elevator halls) and to the entrances to the built-in premises (office No. 2, 3. 5). In offices No. 1 and 4, the accessibility of the entrances for the disabled in a wheelchair is not ensured, since there is no provision for receiving visitors.

Structural and space-planning solutions

 The projected residential building - of a normal level of responsibility, 8 floors, with a gap of 180 mm - 1780 mm adjoins the existing buildings. The structural scheme of the designed building is a frame-wall system of monolithic reinforced concrete and steel structures. The spatial rigidity and stability of the building is ensured by the joint work of the vertical load-bearing elements of the building with monolithic interfloor ceilings and stiffness cores formed by the walls of stairwells and elevator shafts. The calculation of the building was made using SCAD software systems. Version 11.3 and Plexis. External walls - non-bearing, floor-by-floor cut, based on floor slabs and consisting of a layer of bricks of the brand KORPu 1NF / 150 / 1,4 / 50 / GOST 530-2007 with a thickness of 250 mm on a solution of the M150 brand, a layer of Rockwool insulation with a thickness of 140 mm and ventilation facade system, or facing with artificial stone, or with a plaster layer. The fastening of non-load-bearing walls is provided to the load-bearing structures by flexible steel ties. The outer walls of the basement are monolithic reinforced concrete 250, 400 mm, 450 mm, 640 mm thick with insulation 150 mm thick. Internal walls - monolithic reinforced concrete 200 mm thick. Overlappings - a monolithic reinforced concrete beamless slab 250 mm thick above the basement and 210 mm thick above the level. 0,000. Reinforcement of the slab in the punching zone is provided by rigid transverse reinforcement made of profiled steel. The columns are monolithic reinforced concrete. The main pitch of the columns is 5,1 x 6 m, 0 x 5,8 m, the section of the columns in the basement is 7,5 x 400 mm, 400 x 400 mm, 600 x 400 mm. Stairs - monolithic reinforced concrete marches and monolithic platforms. The walls of the elevator shaft are monolithic reinforced concrete 800 mm thick. The coating is a monolithic reinforced concrete beamless slab 160 mm thick, partially - profiled steel sheet H 210-57-750 on steel beams and racks made of rolled profiles. Partitions - brick 0,8 mm thick, from hollow bricks of the brand KORPu 250NF / 1 / 150 / 1,4 / GOST 50-530 on mortar M2007, aerated concrete 150 mm thick and plasterboard 100 mm thick in a steel frame. The material of monolithic structures of external and internal walls and columns of the basement floor is concrete of class B 150, W25, F8. The material of monolithic columns, load-bearing walls, ceilings, roofing, stairs above el. 0,000 - concrete of class B 25, W 4, F 50, reinforcement of class A 500 C. Material of steel structures - steel C 245 GOST 27772-88. The foundations were designed based on the results of engineering and geological surveys carried out at the construction site. The construction of the foundations of the building is monolithic reinforced concrete tape and free-standing slab grillages 400, 800 mm high on piles. The grillages are united by a monolithic reinforced concrete basement floor slab 250 mm thick. Piles - bored, monolithic reinforced concrete, with a diameter of 450/560 mm, a length of 24,4 m and 24,9 m, made according to the FUNDEX technology, and a diameter of 400 mm, a length of 16 m and 31 m, made under the protection of a clay solution. Piles with a diameter of 400 mm are also working and serve as a fence for the pit. At the base of the piles 24,4 m and 24,9 m long there are plastic sandy loam with gravel and pebbles with the following characteristics: e= 0,469, IL=0,14, E=180 kg/cm2. At the base of the piles 31 m long there are silty hard clays with the following characteristics: e=0,526, IL=-0,46, E= 260 kg/cm2. At the base of the piles 16 m long there are silty sandy loam with gravel, plastic pebbles with the following characteristics: e=0,356, IL=0,790, E=70 kg/cm2. According to the results of static sounding of soils, the calculated load on piles 24,4 m and 24,9 m long was taken to be 135 tf. The calculated load on a pile 31 m long is 85 tf, for piles 16 m long it is 27,5 tf, based on the results of the calculation. Before the mass execution of piles, the design load on the piles is checked based on the results of testing the piles with static loads. Pairing of piles and grillages is rigid. Concrete preparation 80 mm thick is provided under the grillages. The material of piles and grillages is concrete of class B 25, W 6, W8, F100, reinforcement of class A 500 C, A 240. The expected settlement of the building is 1 cm. The maximum groundwater level is at a depth of 7 m from the earth's surface. Groundwater is slightly aggressive to concrete of normal permeability. The design documentation provides for measures to protect the basement from groundwater and anti-corrosion protection: the use of particularly low permeability concrete, coated waterproofing and waterstops. To optimize the design solutions of the designed building, select the safest construction methods and assess the impact of new construction on the surrounding buildings, a geotechnical justification was carried out. According to the results of the geotechnical justification, the excavation enclosure is provided as closed, from secant piles and, partially, from Larsen L-V steel sheet pile, 16,0 m long. The immersion of the steel sheet pile is provided by the indentation method. The fastening of the excavation fence is provided by a steel spacer system of strapping beams, spacers made of rolled profiles and pipes. For secant piles, a monolithic reinforced concrete tying beam is provided. The material of steel structures is steel C 245 GOST 27772-88. Technical surveys of buildings adjacent to the construction site (with a gap of 180 mm - 1780 mm) and located at a distance of 12,5 m - 27.5 m from the construction site were carried out by an organization that has a permit to perform surveys of building structures and foundation soils. The existing 1,3-6 storey buildings were built in 1875-2003 according to wall and frame-wall systems with load-bearing brick walls and reinforced concrete columns. Foundations - strip rubble and concrete on a natural basis and monolithic reinforced concrete grillages on piles. According to the results of the survey, the category of technical condition of building structures is operable, limited operable. The category of the technical condition of buildings in accordance with TSN 50-302-2004 is the second (2) and third (3). According to the results of the survey, verification calculations, geotechnical justification, the design documentation (prior to construction) provides for: reinforcement with steel strands from rolled profiles of the walls of a residential building at the address: st. Kuibysheva, 15, lit. AND; reinforcement of part of the coverage of a residential building; reinforcement of foundations with injection of the contact zone base-foundation of residential buildings. The engineering-geological conditions of the construction site belong to the III category of complexity.
