Architectural solutions

The designed residential building (building 2B-2 stage) consists of four sections and has a complex shape and is adjacent to the residential building (building 2A-1 stage). All sections are six-story (including the attic floor) with a basement. Axes 52-53 have a through passage. On the part of the first and second floors built-in premises are designed. The height of residential floors is 3.3m, the height of floors in built-in rooms is 3.3m, the height of the basement floor with technical rooms is 3.38m, 2.88m. The maximum height of the main volume of the building from the planning mark to the parapet mark is 20.60m. In the basement of the building, technical rooms for the engineering support of the building and a pantry for cleaning equipment are designed. There are separate entrances to the basement rooms. In each section, a stairwell of the L-1 type, a passenger elevator with a load capacity of 1000 kg without a machine room are designed. Built-in public facilities are designed on parts of the first and second floors: a pharmacy, four non-food stores (clothes, shoes, stationery, dishes), an office, a fitness center and a leisure center (located on the 1st and 2nd floors). Residential apartments are designed from the 1st to the 6th floor. Loggias or balconies are designed in apartments from the 2nd floor. Exits to the roof are provided from the stairwells. The roof of the building is combined of two types: a flat roof with an organized internal drain, a coating - Uniflek welded roofing carpet, and sections of a pitched roof with an organized external drain, a coating - metal tiles. The cladding of the outer walls of the building is designed from face brick 250 mm thick. Concrete stones and tiles are used in the finishing of the basement, ramps, pits and porches. Windows and balcony doors are designed with metal-plastic with double-glazed windows. Measures are envisaged to ensure the life of the disabled. The entrance porches to the built-in premises on the 1st floor and the entrance porches to the residential part of the buildings to the elevator halls are designed with the arrangement of external ramps with a slope of 8% with handrails. In the leisure center for climbing to the level of 1 and 2 floors in the stairwell in axes 73-76, I.1-P. the installation of a lifting device - a platform for the disabled is provided. A fireproof zone has been designed on the 2nd floor in the leisure center. The accessibility of all the premises of the fitness center and the leisure center for the disabled has been ensured. there are bathrooms and showers (in the fitness center) accessible for the disabled. The construction site of building 2B is located in the western part of the quarter. On the north side, the site is adjacent to the school site and the swimming pool belonging to it. From the east and south with building 2A. The total area of ​​the land plot of the residential complex is 26187.0 m2. Since building 2A is the 1st stage of construction, and building 2B is the 2nd stage of construction, the area of ​​the land plot of building 2A is 15600 m2, building 2B is 10587 m2. The residential complex is assembled according to the general structure of the quarter from two buildings 2A and 2B around one courtyard-garden. The three-dimensional solution of the building is based on the principle of sculptural construction - a residential building does not have main and secondary facades. Deep chiaroscuro, drawing elements of the attic floor and details of the residential part of the building, as well as the color scheme of the facades (yellow and red face bricks, black, bizarrely shaped balcony railings, metal tiles) go well with buildings of the same scale in the historical part of the city. The residential building (building 2B), consisting of 4 six-storey sections (including the attic floor), has public premises built into the first floor and partly into the second floor (the technological part of all built-in premises has been completed). The maximum height of the designed building from the planning mark to the parapet mark is 20.60m. In the basement at the level of -2.70 technical rooms are provided: cable, ITP, ventilation chambers. The switchboard is designed on the first floor and has its own entrance. The height of the residential floor is 3.3m, the built-in premises are 3.3m, the basement floor with technical rooms is 3.38 in axes 1-19 and 2.88 in axes 19-78. The building is made in a brick-monolithic version. In each section, a ladder of the L-1 type, a KONE passenger elevator with a load capacity of 1000 kg without a machine room are designed. Coating construction - monolithic reinforced concrete and metal rafters. The roof is flat - soft - built-up roofing carpet Uniflek, along the rafters - a metal profile. Insulation: flat roof - mineral wool produced by RUF BATTS with a thickness of 150mm, slope-forming layer - expanded clay gravel y = 600kg / m3, ventilated sloping roof (mansard) - mineral wool, bottom layer ISORUF H-170mm, top layer ISORUF V-30mm. Each apartment of the building has a loggia or a balcony. The pantry for cleaning equipment with a sink is located in the basement in axes 67-68 and Ch.1-Sh.1 Concrete stones and "Melikonpolar" tiles were used to finish the plinth, ramps, pits and porches. In the residential part of the building, complete finishing is provided in inter-apartment corridors, stairwells, vestibules, vestibules: - “Shagreen” walls with PVA coloring; - floors - polished concrete with latex coating or mosaic; - ceilings - water-based paint. In apartments and in built-in premises, preparation for the final finishing of walls, ceilings, and floors is provided. Acoustic measures are provided for in technical rooms. The waste disposal system is solved as follows: garbage (household waste) is collected in containers at waste collection sites located on the territory of buildings 2A and 2B, and then taken to a specialized licensed enterprise for the processing of household waste by Spetstrans vehicles. Terms of storage of household waste on the territory of a residential building and the frequency of their removal are determined in accordance with the requirements of sanitary standards and the garbage collection agreement with the HOA. The construction site is free from green spaces. The entrance to the house is carried out from the street Architect Danini. Detours 6-7 m wide with several guest parking lots are designed on all sides. In the courtyard there are recreation areas equipped with small architectural forms and children's play complexes of the AVEN company. The project also provides for measures taking into account the needs of the disabled and other people with limited mobility (slopes of footpaths and sidewalks, lowering sidewalk sidewalk stones, ramps with a slope of 8%, a BK 350 stairlift in axes 1-19 for lifting to the first residential floor. In the leisure center, which is located on two floors of the building (in axes 64-78), in the stairwell in axes 67-68 / 69 and E.1-Sh.1 on the 1st and 2nd floors, a stair lift is provided. Constructive decisions

The level of responsibility of the building is normal. Building 2B adjoins the completed building 2A and consists of four sections separated by seams. The building is designed in monolithic reinforced concrete structures on a cross-wall system with frame elements in the section where public organizations are located. Hull walls 160 mm thick; columns with a section of 300x300 mm. Floor slabs with a thickness of 160 mm rest on the walls of the body and on the beams of the frame with a section of 300x400 mm. Covering of inclined sections of the roof - metal tiles on a truss system of steel structures. The spatial rigidity and stability of the building is ensured by the joint work of vertical load-bearing elements and hard disks of floors. The material of the above-ground structures of the hull is B25 class concrete, class AIII reinforcement. External walls: non-bearing - floor-by-floor cut with support on the ceilings and consist of face brick 250 mm thick, ρ = 1450 kg / m3, monolithic foam concrete with a density of 500 kg / m3, 250 mm thick, load-bearing - monolithic reinforced concrete with foam concrete insulation with a lining of bricks 250 mm thick, basement walls - monolithic reinforced concrete 400 mm thick with insulation. Monolithic foam concrete is poured between brickwork and waterproof gypsum board mounted on a galvanized steel frame. Wall layers are fastened to each other and to the load-bearing structures of the building by means of flexible connections. Structural analysis was performed using the Lira 9.6 finite element analysis system. The foundations of the building were designed on the basis of engineering and geological surveys carried out at the construction site. Foundation design: monolithic reinforced concrete slabs 400 mm thick on a natural base. In the zone of adjoining to the existing structures of building 2A, beam cantilever adjunctions are provided along the longitudinal axes under the walls of the overlying floors without increasing the depth of foundations in the adjoining zone. Under the foundations, a 100 mm thick concrete preparation is provided on a 200 mm thick soil compacted with crushed stone. At the base of the slabs there are semi-solid silty loams with gravel with design characteristics ρ=2,14 t/m3, φ= 23°, c=0,35 kgf/cm2, E= 250 kgf/cm2. The expected average draft of the building is 3cm. The material of the underground structures of the hull is concrete of class B25, W6, F100; fittings of class AIII. The hydrogeological conditions of the site are characterized by the presence of groundwater of the “perch water” type and pressure water. During the period of drilling operations, groundwater of the “perch water” type was not recorded. Pressure water is non-aggressive to concrete of normal permeability. Basement waterproofing from groundwater: foundation drainage, the use of concrete with a W6 water resistance mark for underground structures, the installation of external coating waterproofing of the basement walls and impregnating insulation of the basement's internal contour, the use of waterproofing pads in the working seams of concreting. The relative elevation of 0.00 corresponds to the absolute elevation of 52.90 m. The spatial rigidity and stability of the building is ensured by the joint work of columns and walls, united by floor disks, as well as by the three-dimensional structure of stair-lift cages (stiffening cores). Shops and offices are located on the ground floor in axes 19/20-64. Residential floors are separated from the built-in premises by a double monolithic ceiling. In axes 65-78, the built-in premises are located on the 1st and 2nd floors. Residential floors are separated from the built-in premises by a double monolithic ceiling. The formwork for the upper floor will be 100 mm thick polystyrene foam. The attic floor is covered with a horizontal monolithic reinforced concrete slab. The design of the inclined section of the attic floor is made of metal rafters. All monolithic structures of the underground part of the building are designed from concrete class B25 in terms of strength, water resistance W6, frost resistance F100. Fittings in accordance with GOST 5781-82 * rod hot-rolled: - periodic profile of class AIII from steel grade 25G2S; - smooth class A I from steel grade CT3. Monolithic reinforced concrete walls: - external technical underground 400mm thick; - internal walls 160mm, pylons 400mm (by AR nodes); - columns with a section of 300x300mm (in axes 64-78) mm; - beams with a section of 300x400mm (in axes 64-78) mm; - overlap 160mm; - double overlap in axes 19/20-64 160mm, polystyrene foam 100mm and 160mm; - double overlap in axes 65-78 100mm, polystyrene foam 100mm, 160mm; - ceiling above the attic 160mm. The outer enclosing walls of a residential building are made of non-autoclaved foam concrete γ = 500 kg / m3 250 mm thick with a brick lining produced by NPO Keramika with a density γ = 1240 kg / m3 250 mm thick. Grade of non-autoclaved foam concrete (structural and heat-insulating) D500, strength B 1, frost resistance F25 (STO 501-52-01-2007 part 1). Foam concrete is poured between brickwork and waterproof drywall mounted on a standard galvanized frame.
