Technological solutions.
The residential part of the house is designed for 576 apartments for 1120 people and includes 5 residential sections. Acoustic comfort category "B" is set for the designed house. Quartering of apartments - in accordance with the design assignment:
1 room apartments - 252 (43,75%)
2 room apartments - 234 (40,62%)
3 room apartments - 90 (15,63%)
Total - 576 (100%) The functional zoning of residential sections is divided vertically:
at the level of -4.000 (basement) - technical premises are located;
at the level of -3.000 (basement) - built-in non-residential premises of group F.4.3 without receiving visitors (according to the design assignment);
on the 1st floor of sections 2.1-2.5 - built-in non-residential premises intended to accommodate public service enterprises, for rent or sale, the purpose of which does not contradict the norms of SNiP 31-01-2003 (clauses 4.10-4.12);

On the upper floors of the residential sections, a technical floor is provided, where rooms providing natural ventilation of apartments, ventilation shafts and equipment for creating air overpressure in case of fire in the elevator shafts are located. The entrance groups of the residential part are separated from the built-in non-residential premises and are oriented towards the courtyard space. Apartments from the 3rd to the 19th floor have glazed balconies and loggias. The project provides for the possibility of installing electric stoves, sanitary equipment, as well as finishing and redevelopment of apartments. Each 20-storey section is equipped with two elevators: capacity 630 kg - 1 pc, capacity 1000 kg - 1 pc. In each section, having a height of more than 50 meters from ground level to the window sill of the upper residential floor (19th), one of the elevators provides for the possibility of transporting fire departments. According to the layout plan of the territory of the quarter and the Customer's task, on the lower floors of the residential sections, built-in non-residential premises intended for rent or sale are designed, the functional purpose of which does not contradict the norms of SNiP 31-01-2003 "Residential multi-apartment buildings", p.p. 4.10-4.12: The functional purpose of the built-in non-residential premises will be determined after the implementation and identification of a specific user (shareholder). The project and technological solutions with the functional purpose of the premises will be submitted by the owner for approval additionally in the prescribed manner. In this project, built-in non-residential premises are equipped with sanitary and hygienic blocks, all engineering networks, have natural ventilation and the possibility of additional forced ventilation; provided with independent entrances and isolated from the residential part of the building. The basement (at the level of -4.000) is used to accommodate engineering and technical premises of the residential part of the building and built-in non-residential premises, for laying engineering networks, also, the supply and exhaust ventilation chambers of the attached parking lot are located in the basement. The building includes a parking lot for storing individual (personal) vehicles, consisting of underground and above-ground parts. The underground car park is a one-story building with a floor level of -4.000 and a height of 3150 mm to the bottom of the floor slab. Planned and structurally, the parking lot consists of 3 compartments, functionally connected to each other and equipped with 2 gates for separate entry and exit along the ramp with separate traffic lanes. Each fire compartment (areas respectively - 2238,10 m2; 1977,85 m2 and 2302,51 m2) has independent evacuation exits to the outside. Communication between the compartments is carried out through openings with hinged fire gates. Parking capacity - 207 cars (65+70+72). The above-ground part of the car park is designed as a 4-storey, open type (not heated). Floor height - 3,0 meters. It does not have a functional connection with the underground parking lot, it is planned and structurally designed as an independent fire compartment.

The engineering networks of the above and below ground parts of the car park are also separated. Parking capacity - 170 cars. The total capacity of the car park is 377 cars. The parking lot also includes security rooms, PGSK and engineering maintenance of the parking lot (ventilation chambers, ITP, etc.). The total area of ​​the underground car park is 6518,46 m2 (incl. h engineering premises of the parking lot - 640,55 m2, GSK premises - 23,8 m2). The total area of ​​the above-ground car park is 5977,10 m2. The roof of the underground car park is in operation. 3.3. Space-planning solutions. The placement of buildings on the site and their volumetric and spatial solution are determined by the block planning project, the design task and the general plan of the site. The general composition of the projected complex of buildings is a semi-enclosed building located in the depths of the block. The projected building includes five residential sections with built-in non-residential premises at el. -3.000 (basement) and on the first floor (elev. 0.000). Residential sections, interlocked in the L-shaped plan, limit the attached underground car park on both sides, and on the third side there is an above-ground car park for storing individual cars. Thus an inner courtyard is formed. The car park, whose exploited roof is being actively improved, protrudes above ground level and is a kind of "stylobate" for the projected development. According to the design assignment, the construction and commissioning of all residential sections of the building are envisaged simultaneously. The expansion joint between the end walls is insulated along its entire length and height (see Fig. AR). The proposed figurative solution is subject to the general concept of the designed residential development, the volumes and number of storeys are determined taking into account the formation of a common silhouette. The project takes into account the traditions of the architectural school of the city and uses the features of new building technologies, the use of modern building structures and materials. The space-planning solution of the complex of buildings is an L-shaped composition of three ordinary and two corner residential sections, a stylobate - the underground part of the parking lot, and its above-ground part. For the relative mark of zero (0.000) the level of the “clean” floor of the first floor is taken, which corresponds to the absolute mark of 27,55 in the Baltic system of heights. At this level, located more than 1,65 meters above the ground level, there are built-in non-residential premises, entrance groups of the residential area and the operated roof of the underground parking lot. The height of the first floor is 3,3 meters. Below the level of 0.000 in the residential sections, the project provides for a non-residential floor, where technical premises are located at the level of - 4.000 (basement). Basement height - 4,0 meters. The remaining unused areas (according to the design assignment) are adapted for the possible placement of built-in non-residential premises of group F 4.3 without receiving visitors. To do this, the floor level in these rooms is raised to elev. -3.000, and the vertical layout, provided by the project, provides the deepening of these premises relative to the ground level by less than half of their height, which corresponds to the basement and the requirements of SNiP 31-01-2003. The height of the basement part of the indicated floor is 3.0 meters. Entrances to the built-in non-residential premises are mainly oriented to the outer perimeter of the building, separated from the residential part of the building and carried out from the ground level from the intra-block passages. The entrance groups of the residential area are oriented to the inner space of the courtyard and are carried out from the operated roof of the parking lot, equipped with landscaping elements, landscaping (lawns, flowerpots), paving with tiles, outdoor lighting and an asphalt driveway along the entire perimeter of the building. Above the 1st project provides for the placement of residential apartments.

Projected residential development of sectional type. Each section has its own stair-lift assembly and is equipped with elevators (passenger and cargo-passenger) with a carrying capacity of 400 and 1000 kg, respectively. The number of elevators is accepted in accordance with the requirements of SNiP 31-01-2003. The stairwells are designed to be non-smoke type H1 and have exits directly to the outside. Each residential section is provided with a garbage collection chamber. The architecture of the residential building is solved using active plasticity of the facades, emphasized by the verticals of glazed loggias and balconies, as well as the horizontals of their fences, divisions of different tiers of facades, linking together the volumes of neighboring buildings. The rich plasticity of the facades is additionally emphasized by the use of materials of external enclosing structures of various colors and textures: artificial wall stone with a different texture of the front surface, ceramic granite tiles, colored plasters. In the exterior finish of the projected building, as well as in the surrounding buildings, light-colored materials were used (calculated light reflectance coefficient 0,48 (SP 23-102-2003.Tab. B.3 - see Volume 174.08-КЕО). schemes allow you to vary the number of rooms in apartments quite widely and combine them, to carry out redevelopment of apartments and various interior solutions.Planning decisions are made in accordance with the requirements of regulatory documents and on the basis of the design assignment, including the area of ​​​​apartments and data on apartmentography. ) of monolithic reinforced concrete are insulated along the facade system with an air gap. Mineral wool slabs "Facade Bats" manufactured by Rockwool or P-125 (GOST 9573-96) with a thickness of 130 and 150 mm are used as insulation. Outside, they are faced with wall facing stone (GOST 6133- 99) with different textures, thickness 80 mm and 120 mm Below ground level, extruded polystyrene foam boards 150 mm thick were used as insulation. External walls above el. 0.000 are designed from ceramic hollow brick KORPu 1NF 125 / 1,4 / 35 / GOST 530-2007 on a mortar M75 Mrz35 250 mm thick, fixed to monolithic reinforced concrete sections of walls and columns by means of anchors (see the KZh section for the knot). Up to the 3rd floor, the walls are faced from the outside with wall facing stone (GOST 6133-99) with different textures and colors, 80 mm and 120 mm thick. Mineral wool boards "Facade Bats" manufactured by Rockwool or P-125 (GOST 9573-96) 150 mm thick are used as insulation. Above, a hinged ventilated facade system with a rain screen made of porcelain stoneware tiles measuring 600x600x10 mm is used.

For the curtain wall system, mineral wool boards "URSA-P-30" 80 mm thick for the inner and "Rockwool" "Venti Butts" 50 mm thick for the outer layer are used as insulation. The design and components of the facade system with an air gap are developed by a special organization. Windows and balcony doors - metal-plastic, with single-chamber double-glazed windows and energy-saving glass, with climatic valves for micro-ventilation. For glazing, it is planned to use PVC window blocks, which reduce noise levels in the micro-ventilation mode by at least 20 dB. The doors of the entrance groups of the residential part (according to the design assignment) in the project are metal-plastic, glazed. Internal doors and doors of the residential part - wooden according to GOST. Fire doors - EI-30, EI-60. Anti-vandal doors - steel. Interior decoration is carried out at the choice of the Customer and is not included in the developed project. The roof of a residential building, combined rolled (2 layers of polymer-bitumen materials - KhPP-3.0 + EKP-5.0), insulated with extruded polystyrene foam plates 130 mm thick, with a protective gravel dressing and an internal drain. Parking for storage of individual (personal) vehicles consists of underground and above-ground parts. The underground part is a one-story building with a floor level of 4.000 and a height of 3150 mm to the bottom of the floor slab. Planning and structurally, the underground part consists of 3 fire compartments (the area, respectively, is 2238,10 m2; 1977,85 m2 and 2302,51 m2), functionally connected to each other and equipped with 2 gates for separate entry and exit, carried out along the ramp with separate traffic lanes. Each compartment has independent evacuation exits to the outside. Communication between the compartments is carried out through openings with hinged fire gates. The total capacity of the underground part of the car park is 207 cars (65+70+72). When determining the dimensions of a parking space and developing a planning solution for a parking lot, a medium-class passenger car of the Volga type was taken as the calculation vehicle, but for the convenience of parking in part of the parking spaces, the project recommends installing small-class cars of the Zhiguli type. All parking spaces have independent entry and exit, except for "family" ones (1 place). There are 3 parking spaces for parking for drivers from low-mobility groups of the population (see drawings 174.08-AP6). The total area of ​​the underground part is 6518,46 m2 (incl. h engineering premises of the parking lot - 640,55 m2, premises of the PGSK - 23,8 m2). The mark of the coverage of the exploited roof is -0,150. The above-ground part of the car park is designed as a 4-storey, open type (not heated). Floor height - 3,0 meters. It has no functional connection with the underground part; it is planned and structurally designed as an independent fire compartment. The engineering networks of the above and below ground parts of the car park are also separated. The capacity of the above-ground part is 170 m / places. When determining the dimensions of a parking space and developing a planning solution for the above-ground part, a passenger car of the middle class of the Volga type was taken as the calculation machine. There are 3 parking spaces for drivers from low mobility groups of the population (see fig. drawings 174.08-AP6). The volume of the car park rises above ground level (elev. -2,000). Its perimeter is protected by external walls from the southwestern and northwestern sides, entry and exit is organized from the northeast.
