Architectural and space-planning solutions

 The designed multi-apartment residential building with built-in premises and an attached parking lot is the 4th stage of the residential complex construction. The building is detached, has a complex shape, consists of four adjoining sections (sections 4.1, 4.2, 4.3, 4.4) and an attached closed-type parking lot (A4.1). Residential sections 4.1 and 4.3 - 22-storey (including a technical attic), have 21 above-ground residential floors with built-in premises on the 1st floor, a technical attic and a basement. Residential section 4.2 - 20-storey (including a technical attic), has 19 above-ground residential floors with built-in premises on the 1st floor, a technical attic and a basement. Residential section 4.4 - 24-storey (including a technical attic), has 23 above-ground residential floors with built-in premises on the 1st floor, a technical attic and a basement. The height of the main volume of the 24-storey residential section from ground level to the top of the parapet is 72,25 m, the maximum height from ground level to the top of the parapet of the protruding stair-lift volume is 74,535 m. sections, corresponding to the absolute mark 0,000. For a relative mark of 0,000 in the car park, the following is taken: the level of the finished floor of the first floor of the car park, corresponding to the absolute mark of 11.10. The basement with a height of 2,70 m from floor to ceiling is designed to accommodate engineering equipment, laying engineering networks. In sections 4.2 and 4.4 a through passage is designed. On the ground floor, the following are planned: entrance groups of the premises of the residential part of the building with concierge premises, waste collection chambers, built-in premises intended for rent or sale, as well as apartments (sections 4.1, 4.2, 4.3). The functional purpose of the built-in premises will be determined in accordance with regulatory requirements. Entrances to the built-in premises are designed insulated. Each built-in room is designed with an area of ​​no more than 150 m. From the 1st to the 19th-23rd floors, apartments are designed in the sections. The height of all above-ground floors is 3,00 m. Each apartment from the 2nd floor has a glazed balcony or loggia. The technical attic with a floor-to-ceiling height of 1,80 m is intended for laying engineering networks. On the roof in the area of ​​the stair-lift units, superstructures were designed to accommodate the machine rooms of the elevators and exits to the roof. For vertical connection between the floors, each section is provided with a non-smokeable staircase H1, which has access to the ground level, and an elevator unit. In sections 4.1, 4.3, 4.4, three elevators are designed: one passenger and two passenger-passenger, one of which is designed to transport fire departments. In section 4.2 there are two elevators: one passenger and one cargo-passenger. Access to the basement premises is provided through isolated external flights of stairs located in the pits. Roofing - from rolled materials. The cover is flat, with an organized internal drain. Internal partitions are made of silicate full-bodied blocks of various thicknesses, depending on the functional purpose of the premises. Filling of window openings - window units made of PVC-profile with single-chamber energy-saving double-glazed windows. Interior decoration of premises - in accordance with their functional purpose. In apartments and built-in premises, “fine” finishing is not provided. Finishing of the facades of the building: from the level of the blind area to the level of the ceiling above the second floor - wall decorative concrete stone SKTs; overlying elevated floors - porcelain stoneware facade slabs on a metal frame with filling with facade mineral wool slabs; external walls in the zone of glazed loggias - thin-layer plaster on a grid; stained glass structures for glazing balconies of the residential part of the building. Attached elevated unheated multi-storey car park A4.1 adjoins the end of section 4.4. Car park A4.1 has a complex shape with overall dimensions in the axes of 39,80x34,26 m. The car park is 9-storey, with each floor divided into two semi-levels. The parking lot is designed for 300 parking spaces, including 31 parking spaces designed with a dependent check-in, these places are intended for personal vehicles of the personnel of the built-in premises, taking into account sharing with parking spaces with an independent check-in. The ground floor provides for the accommodation of service and amenity premises of the parking lot, premises for the placement of engineering equipment. On all floors there are zones for bicycles, separated by a mesh fence. The parking lot is equipped with wheel breakers, marking of dangerous areas and markings for safe operation. Entry of cars into the car park is provided from the ground level on the outer ramp with a slope of 10%. Entry and exit to each level of the car park is provided by two separate double-track ramps with a sidewalk. For vertical connection between the floors, a staircase L1 and an external staircase of the 3rd type, which have access to the ground level, and a passenger elevator are provided. Roofing - from rolled materials. The cover is flat, with an organized internal drain. Superstructures designed to accommodate a ventilation chamber, an elevator machine room and exits to the roof are designed on the roof. Finishing of the car park facades: from the level of the blind area to the level of the ceiling above the second floor - wall decorative concrete stone SKTs; overlying above-ground floors - porcelain stoneware facade slabs on a metal frame. In all sections and in the parking lot, measures are provided to ensure the life of the disabled. The entrance porches to the built-in premises and the entrance porches to the residential sections to the elevator halls are designed with an external ramp. The entrance porch to the built-in room in section 4.1 is designed with a lifting platform for lifting the disabled. In the built-in rooms, bathrooms are designed that are accessible to the disabled. The parking lot provides 2 parking spaces for personal vehicles of the disabled on the 1st floor.

 Structural and space-planning solutions

 Residential sections are designed according to the cross-wall structural scheme of monolithic reinforced concrete and are separated by expansion joints. The spatial rigidity of the building is ensured by the joint work of transverse and longitudinal walls and piers in combination with unchanging horizontal disks of reinforced concrete floors and roofing. Bearing walls at the level of the basement and first floor - 300 mm thick - 160 mm, piers - 300 mm thick made of B30 concrete; W6 (for the basement); F75. Bearing walls in the level from the level of the second floor and above - 200 mm - 160 mm thick, piers - 200 mm thick made of B30 concrete (up to the level of the 10th floor); B25 (from the 11th floor and above); F75. Ceilings and roofing - monolithic reinforced concrete slabs with a thickness of 200 mm with thermal breaks in the area where the balconies are located from monolithic reinforced concrete B30 (floor over the basement and first floor) and B25; F100. The outer walls of the basement are made of monolithic reinforced concrete 200 mm thick with an outer layer of insulation and, above ground level, lined with SKC wall stone. External non-bearing walls of residential sections - from a layer of ceramic hollow brick M125 with a thickness of 250 mm, a layer of insulation with wall stone cladding (at the level of the 1st and 2nd floors) or a hinged facade system with an air gap "ALFORM" (TC No. 3434-11 ). The project provides for the fastening of non-load-bearing walls to the load-bearing structures of the building. Sections of external load-bearing walls - monolithic reinforced concrete 200 mm thick with an outer layer of insulation and subsequent cladding. Stairs - prefabricated reinforced concrete marching platforms. Elevator shafts - from monolithic reinforced concrete. Ventilation blocks - prefabricated reinforced concrete with floor-by-floor support on ceilings. The structures of entrances, porches and ramps are made of monolithic reinforced concrete on a natural base, separated from the structures of the foundations of residential blocks by an expansion joint. The building of the attached parking lot was designed according to the frame structural scheme of monolithic reinforced concrete; separated from the residential section by an expansion joint. The spatial rigidity of the car park building is ensured by the rigid connection of the columns with the foundations, the presence of stiffening diaphragms formed by the walls of the stair-lift assembly and the walls of the entrance ramps, and the horizontal disks of reinforced concrete floors and roofing. Columns - with a section of 500x600 mm. The walls of the stair-lift assembly and the walls of the entrance ramps are 200 mm thick with insulation and cladding of sections of the outer walls. The outer walls of the underground part of the car park are made of monolithic reinforced concrete 200 mm thick. The outer enclosing walls of the above-ground floors are in the form of a reinforced wall made of SKZ stone 130 mm thick with fastening to steel fachwerk elements. The outer enclosing walls of the above-ground floors in the area of ​​technical and service premises are made of aerated concrete blocks and a layer of insulation with cladding with SKC wall stone. Ceilings and roofing - monolithic reinforced concrete slabs 200 mm thick with capitals in the areas of support on columns 3000x3000x400 (h) mm and contour beams with a section of 600x400 (h) mm; entrance ramps and coating of the stair-lift assembly and ventilation chamber - 200 mm thick. The columns and walls of the car park at the level of the basement and 1-3 floors are designed from B40 concrete; F100; ceilings, roofing, columns and walls of the 4th floor and above - from B30 concrete; F100. Internal staircase - prefabricated reinforced concrete steps on metal stringers, based on monolithic reinforced concrete platforms. The external staircase is made of steel structures. The base of the floor of the first floor and the underground floor is a monolithic reinforced concrete slab 100 mm thick made of B22.5 concrete over a layer of polyethylene film, a layer of crushed stone 150 mm thick and a sand cushion with layer-by-layer hardening. The foundations of the residential sections and the parking lot are based on piles. Piles - bored reinforced concrete, carried out according to the "Fundex" technology; pile diameter 450/560 mm; working length of piles 28,05 m; absolute offset of the tip of the piles - minus 21,00 m; concrete B30; W6; F75. Grills of residential sections - from monolithic reinforced concrete in the form of cross tapes and slabs 1200 mm high. Parking lot grillages - free-standing piles 900 mm high under bushes, untied by foundation beams with a section of 900x900 mm. Concrete grillages - B25; W6; F100. Pairing of piles and grillage is rigid. Concrete preparation 100 mm thick is provided under the grillages.  Estimated load on piles is 200 tf. At the base of the tip of the piles of residential sections there is heavy silty solid loam EGE-10 with design characteristics: E=30 MPa; e=0,590, IL=-0,22. The design load on the piles was adopted based on the results of static sounding. Prior to the start of the mass installation of piles, design solutions provide for testing of piles. In order to protect the concrete of the underground structures of the residential sections and the parking lot from groundwater, the concrete grade for water resistance is W6, waterstops are provided in the concreting joints and drainage near the foundation is provided. The relative elevation of 0,000 for the residential part of the building corresponds to the absolute elevation of 11.35. The relative mark of 0,000 for the car park corresponds to the absolute mark of 11.10. The level of responsibility of buildings is normal. The calculation of the structures of residential sections and the parking lot was carried out using the SCAD 11.3 software package, taking into account the joint work of the building with the base.
