Architectural and space-planning solutions

 The reconstructed building is a 4-storey building (the fourth floor is an attic) with a maximum plan size of 41,5 x 19,1 m and a height from the ground level to the ridge - 16,88 m. There is a basement under part of the building. The design documentation provides for the accommodation of a hotel in the building. The reconstruction of the building includes a partial change in the design solutions of the building, redevelopment of the premises on the floors for the arrangement of hotel rooms and the installation of a passenger elevator with a carrying capacity of 630 kg. The building is designed: in the basement - ITP and technical rooms; on the first floor - a lobby, a conference hall, a cafe for 40 seats, administrative offices, staff rooms and a double room; on the other floors there are single and double rooms. The roof of the building is mansard type, made of wooden structures, with an external organized drain. The roof is made of galvanized roofing steel. The exterior finish of the building is existing. The project documentation provides for measures to ensure the living conditions of the disabled and people with limited mobility in accordance with the requirements of SNiP 35-01-2001 "Accessibility of buildings and structures for people with limited mobility".

 Structural and space-planning solutions

 The technical survey of the existing 4-storey building with an attic and a basement under part of the building was carried out by organizations that are members of the SRO and have permits for surveying building structures and engineering surveys. The existing building was built before 1917, the last reconstruction of the building was made in 1994-2005. The structural scheme of the building is a frame-wall system with longitudinal and transverse load-bearing walls. External and internal walls - load-bearing brick of solid clay bricks on lime mortar. The thickness of the outer walls is 700, 800 mm, internal - 560, 640, 700 mm. The piers of the outer walls of the first and second floors are reinforced with steel clips made of rolled profiles. According to the results of the survey, the category of the technical condition of the walls is serviceable, the calculated resistance to compression of brickwork is 8,2-11,5 kg / cm 2. Ceilings - prefabricated reinforced concrete slabs of the BPR type on steel beams from rolled profiles. According to the results of the survey, the category of the technical condition of the floors on steel beams is operable, the allowable design load on the floors is 600 kg / cm 2. The ceiling above the basement is brick vaults on steel beams. According to the results of the survey, the category of the technical condition of the ceiling above the basement is unacceptable. Attic floor - wooden beams with wooden filling. The step of the beams is 1,2 m, the section of the beams is 200 x 200 mm. According to the results of the survey, the category of the technical condition of the floor is operational. Columns - steel through from rolled profiles. The main step of the columns is 4,2 x 4,6 m. The section of the branches of the column - from channel No. 24, connected by a steel sheet. The load-bearing structures of the coating are a wooden truss system of rafters, mauerlat and battens. The pitch of the rafters is 1,2-1,8 m, the section of the rafters is 200 x 200 mm. Roof - steel sheet on a wooden crate. According to the results of the survey, the category of the technical condition of the supporting structures of the coating is operational. Foundations - tape rubble and columnar reinforced concrete on a natural base. According to the results of the completed pits No. 1 - No. 4 and the examination of the foundations, the depth of the foundations from the planning level of the earth is 2,15 m, the width of the strip foundations is 1,0-1,5 m. According to the results of dynamic sounding of the foundation soils, medium-density sands with characteristics e=0,64, E=280 kg/cm 2 lie in the base of the foundations. According to the results of the survey and verification calculations, the category of the technical condition of the foundations, the waterproofing of the walls and the basement is operational. According to the results of the survey, verification calculations and in accordance with TSN 50-302-2004, Appendix "B", the category of the technical condition of the building is the second (2). The design documentation provides for the reconstruction of the existing building with the dismantling of: ceilings above the basement, ceiling sections in the places where the elevator shaft is installed. The design documentation provides for: punching new openings in the walls and partial backfilling of existing openings; installation of steel lintels from rolled profiles, an elevator shaft, floors above the basement and individual sections of floors in places where the elevator is installed, partitions; reinforcement of the walls of the first floor in the axes A-G, 1-3 with steel strands. The design documentation provides for a change in the functional purpose of the building with a decrease in the normative temporary evenly distributed load on the floor to 150 kg / m 2. The reconstructed building is of a normal level of responsibility. The spatial rigidity and stability of the building is ensured by the joint work of the vertical load-bearing elements of the building with the hard disks of the floors. Designed structures: External and internal load-bearing walls (openings to be laid) - brick 510, 640 mm thick, made of bricks of the KORPO 1NF / 100 / 2,0 / 100 brand (GOST 530-2007) on mortar M 50. The existing external walls of the building are insulated with 80 mm thick mineral wool boards. The walls of the elevator shaft are aerated concrete 200 mm thick from aerated concrete blocks D 600, B 3,5, F50 and brick 250 mm thick made of bricks of the KORPU 1NF / 100 / 1,4 / 100 and KORP 1NF / 100 / 2,0 / 100 brands on mortar M 50. Partitions - brick with a thickness of 120, 250 mm from bricks of the brand KORP 1NF / 100 / 2,0 / 100 and KORPu 1NF / 100 / 1,4 / 100 and aerated concrete 150 mm thick from aerated concrete blocks D 600, V 3,5, 80. The ceiling above the basement is a monolithic reinforced concrete slab 120 mm thick on steel beams made of rolled profiles. Overlapping and covering of the elevator shaft - a monolithic reinforced concrete slab with a thickness of 150, 100 mm. Floor sections near the elevator shaft - a monolithic reinforced concrete slab 35 mm thick on steel beams from rolled profiles. Floor beams - steel from rolled profiles with a section of I 1 Sh24, I 20, I25. The material of monolithic structures is concrete of class B 245, reinforcement of class A III, A I. The material of steel structures is steel C 27772 (GOST 88-3,5). Verification calculations of the foundations were made based on the results of the survey and engineering-geological surveys carried out at the reconstruction site. According to the results of verification calculations, the design resistance of the soil at the base of the foundations is 2 kg/cm1,5, the average pressure on the base is 2,5-2 kg/cmXNUMX.
