Architectural and space-planning solutions

A hotel for 25 apartments with a built-in parking lot has been designed. The building is 6-storey, 1-section, designed along the avenue. The main entrance to the hotel is from the avenue. There are two entrances and exits to the parking lot from the northern facade of the building. The dimensions in the extreme axes are 42,00 m x 28,20 m. The maximum height from the level of the planning mark of the earth to the top of the flat cover is 23,00 m.the chalet is located in the zone regulation of development and economic activity of 2 objects of cultural heritage located in the historically developed districts of the city. There are no objects of cultural heritage in the zone of influence of the projected construction.The height of the premises of the first floor is 3,00 m, the height of the premises from the second to the fifth floor is 3,10 m, the height of the sixth floor is 3,90 m. On the ground floor of the building, a closed-type parking lot with a capacity of 32 cars has been designed. Car access to the car park is from ground level. On the ground floor, rooms for engineering maintenance of the building are designed: a ventilation chamber, a heat point, a water metering unit, a garbage collection chamber, a fire extinguishing station and an electrical panel room. There are rooms for hotel service: a hall and a reception-concierge room with a bathroom. On the second floor there is a built-in gas boiler room with a separate exit to the outside. Starting from the 2nd floor, apartments are designed in the building. Each floor has 5 rooms of different types. The apartments have open terraces with awnings, glazed balconies, verandas and loggias. For vertical connection between the floors, two J11-type stairwells and two passenger-and-freight elevators are provided. Communication between the apartment area and the car park is provided through the hall on the first floor. The roof is rolled, the coating is flat, with an organized internal drain. Exit to the roof - from the volume of the staircase. External walls - ventilated façade system with cladding of volumetric ceramic slabs. Stained-glass windows - made of aluminum profiles with double-glazed windows made of tempered glass. Filling window and balcony doorways - aluminum blocks with double-glazed windows. Door fillings - aluminum with glazing. The apartments are designed without finishing. Only interior decoration of common areas, technical premises and parking is provided, depending on the purpose of the premises. The project documentation provides for measures to ensure the life of the disabled and people with limited mobility, including for wheelchair users, in accordance with SNiP 35-01-2001. MGN has unhindered access to the parking lot and to all floors of the hotel. Fireproof zones (terraces) have been designed, there are no differences in floor marks and thresholds in the way of wheelchair users, a specially equipped apartment with a bathroom adapted for MGN is provided on the second floor. The dimensions of elevators, vestibules at the entrance, doorways and ways of movement are taken taking into account the accessibility of people with limited mobility. The built-in parking lot provides a parking space for a personal vehicle of the disabled with a parking space width of 3,5 m.

Structural and space-planning solutions

Building responsibility level - II (normal). The building was designed from monolithic reinforced concrete class B 30, F 75, according to the column-wall structural scheme. The main grid of columns is 6,0 x 6,0 m and 6,0 x 9,0 m. Columns with a section of 500 x 500 mm, stiffening diaphragms 200 mm thick. Floor slabs - from monolithic reinforced concrete with a thickness of 250 mm (300 mm - above the first floor), partially with upward ribs 400 mm high. Stairs - monolithic reinforced concrete marches and platforms. The elevator shafts are designed in a steel frame made of square sections. The spatial rigidity and stability of the building is ensured by the joint work of vertical elements united by floor hard disks. External non-bearing walls - multi-layered, made of porous stone M 150, F 50, 510 mm thick (at the level of the parking lot - made of solid brick M 150, F 50), a layer of mineral wool insulation, and a hinged facade system "U-KON" (technical certificate No. TS-3436-11). The connection of the layers of the outer walls and fastening to the supporting frame is carried out on flexible ties with an anti-corrosion coating. The relative mark of 0,000 is taken as the absolute mark of 2.99. The static calculation of the supporting structures of the building, taking into account the joint work of the building with the base, was performed by the Tyumen CS Institute LLC using the Ing + 2010.v.06 software package. The foundations of the building are piled. Bored piles with a diameter of 420 mm, a length of 17,0 m, carried out under the protection of a clay solution. pile material - concrete class B25, F100, W8, reinforcement class AIII. The allowable design load of 80 tf is confirmed by static tests of piles. In accordance with the report on engineering and geological surveys, the lower end of the piles is immersed to the level of minus 14,91 in solid sandy loam andstatic (E = 210 kgf/cm2, JL = -0,04) and solid sandy loam (E = 250 kgf/cm2, JL = -0,23). Rostverk - slab 700 mm high made of monolithic reinforced concrete, concrete B25, W8, F100, class A500C reinforcement. The connection of piles with grillage is rigid. Under the grillages, a concrete preparation 100 mm thick made of B7,5 concrete is provided. The project provides for control tests of piles. Expected draft 1,5 cm. The project provides for the use of low-permeability concrete, waterproofing of structures in contact with the ground. In the zone of influence of the construction, at a distance of 12,5^-22,5 m, there are residential buildings at the addresses Krestovsky Prospect, Building 10, letter A and Dynamo Avenue, building 23, letters A, B, C. Inspection of the technical condition of structures and photographic fixation of building defects were completed and assigned to categories I and II of the technical condition, respectively. No negative impact on the surrounding development is expected. The project provides for monitoring the technical condition of buildings that fall within the zone of influence of construction.
