Volumetric solution

The volumetric and spatial solution of the complex was decided in conjunction with the planned development of the quarter according to the planning project and the project for surveying the territory of the quarter, taking into account the working projects of city highways and intra-quarter public passages, as well as taking into account the requirements of the PZZ. The site provides for the construction of a residential complex consisting of 4 residential buildings: a 7-section residential building (building A) and three one-section residential buildings (buildings B, C, D), as well as an underground parking lot for 534 parking spaces, which attached to residential buildings. The construction of the complex is planned in 2 stages: Stage 1 of construction - residential building A and part of the underground parking. Stage 2 of construction - residential buildings B, C, D and part of the underground parking lot.

Complex scheme

The height, shape in plan and location of the buildings on the site are dictated by the conditions of insolation of the apartments of the designed buildings, the designed residential development, and the designed educational institutions and their territories, as well as fire and sanitary breaks from the designed and neighboring buildings and sites. Residential building A consists of 7 sections. It is located along the northern border of the land. There are 3 through passages along the front of the building. Residential building -20 floors. Residential apartments are located from the 2nd to the 20th floor. On the ground floor there are entrance groups of a residential building and built-in and attached public premises. Entrances to a residential building are provided from an intra-yard passage located on the operated roof of the parking lot. Entrances for visitors to the built-in and attached public premises are provided from the side of the street. The main northern facade of the building overlooks the street. The southern façade faces the courtyard, which is organized on the roof of the underground car park. The plasticity of the facade is solved by combining the glazed planes of the stained-glass windows of the loggias with the colored planes of the walls with window openings. The color scheme is a combination of the gray-white main volume of the building with the inclusion of bright orange elements. Residential buildings B, C, D - single-section 13-storey. They are located in the interior of the site and are oriented from north to south. The ends of these buildings form the southern boundary of the site and are oriented towards the intra-quarter territory. Residential apartments are located from the 2nd to the 13th floor. On the ground floor there are entrance groups of a residential building and built-in and attached public premises. Entrances to a residential building are provided from an intra-yard passage located on the operated roof of the parking lot. The plasticity of the facade is solved by combining the glazed planes of the stained-glass windows of the loggias with the colored planes of the walls with window openings. The color scheme is a combination of the gray-white main volume of the building with the inclusion of bright orange elements. A one-story underground car park for 534 cars is being built on the southern side of building A and on the western, northern and eastern sides of buildings B, C, D, occupying almost the entire remaining territory of the site. The roof of the car park is the main element of the planning structure of plot 9, on which 4 yard spaces are formed between the residential buildings. The roof of the car park is connected to the ground level by two ramps located on the east and west sides of the roof. The western ramp is intended for entry to the roof of the car park for all types of transport and has a roadway and a pedestrian part. The eastern ramp is intended only for the passage of vehicles, since there is a ramp for people with limited mobility with a slope of no more than 8% near it. Yard spaces are formed on the eastern and western sides of buildings B, C, G. From the north, they are limited to travel between two entrance ramps. According to the cardinal directions, they can be divided into eastern, western and two central courtyards. On the operated roof of the parking lot, guest open parking lots for temporary storage are designed and accommodation of the sites necessary for the residence of citizens is provided. In areas free from coatings, lawns are arranged. The project provides for two utility sites, which are located in the western and eastern courtyards to ensure their accessibility from the most remote entrances to residential buildings. The main entrances to the territory of the residential complex are provided from the western and eastern intra-block passages of common use. Both entrances are used both for entering the car park and for driving along the ramps to the operated roof of the car park. Driveways and sidewalks are provided on the roof of the car park for the access of vehicles to the entrances to residential buildings and for fire extinguishing. The main driveway is the driveway linking the east and west ramps. Driveways to buildings B, C, G are organized from it - to all 4 courtyards. The movement of traffic in the eastern courtyard is circular with the possibility of access to the entrance to building G, parking spaces and a utility site. Traffic in the western yard is accepted as a dead end with the possibility of access to parking spaces and a utility site. For the turn of fire equipment in the southern part of the western facade of building B, a sidewalk covering is arranged. In total, the dimensions of the passage and the sidewalk are 15x15 m. The entrances to the entrances to buildings B and C on the eastern side end with turnaround areas with dimensions of 12x12 m, which serve only for turning around vehicles approaching building B. Sidewalks with a width of 3,5 and 6,0 m are provided for the exit of fire equipment, connecting the driveways of the yards. In the recreation area for fire extinguishing of the western facades of buildings V and G, the project provides for sidewalks 6.0 m wide along the fire extinguishing front and 3.5 m wide for the passage of fire trucks. Fire extinguishing of the outer perimeter of the residential complex is provided from city and intra-quarter public passages. Garbage disposal is provided by removing garbage using Euro containers, which are taken out of the garbage collection chambers during the arrival of special vehicles.

Structural and space-planning solutions.

The building is designed with load-bearing reinforced concrete walls and columns on the first and basement floors. Ceilings are monolithic reinforced concrete. The foundation is pile. Enclosing structures made of brickwork 250 mm thick with insulation. Ladders are prefabricated reinforced concrete. Elevator mines combined reinforced concrete 120 mm thick. The calculation of the load-bearing structures of the building was performed using the SCAD software package version 11.1 in the elastic stage. The non-linear operation of the elements is taken into account by lowering their stiffness using conditional generalized coefficients in accordance with Sec. 6.2.5 and 6.2.6 SP 52-103-2007. In the future, at the “P” stage, the calculation will be performed according to the refined values ​​of the stiffness of the elements, determined taking into account reinforcement, cracking and the development of inelastic deformations in concrete.
