Architectural and space-planning solutions

Design documentation has been developed for the construction of a residential complex located on a territory free from development. The residential complex consists of 3 multi-apartment residential buildings (hereinafter referred to as residential buildings), which form an open courtyard space, and is divided into 3 stages of construction. The first stage of construction includes a detached residential building of 4 sections with 4 floors above ground, with a technical underground, without an attic, with a roof gas boiler house. The residential building has an L-shaped broken outline in plan with dimensions in the extreme axes (32,80 + 13,9) x (60,73 + 13,8) m. The second stage of construction includes a detached residential building of 3 sections with 4 elevated floors, with a technical underground, without an attic, with a roof gas boiler. The residential building has an L-shaped broken shape in plan with dimensions in the extreme axes (34.15 + 13,8) x (32,80 + 13,9) m. The third stage of construction includes a detached residential building of 6 sections with 4 above-ground floors , with a technical underground, without an attic, with a roof gas boiler. The residential building has a U-shaped broken outline in plan with dimensions in the extreme axes (13,90 + 66,20 + 13,90) x (13,8 + 33,96) m. 1,80 m; height of residential floors - 3,0 m; the height of the roof boiler room is 2,89 m to the bottom of the protruding structures; for the relative mark of 0,000, the level of the finished floor of the first floor is taken. The maximum height of the vertical plane of the facade from the planning ground level (-1,05 m) to the top of the building parapet is 14,55 meters, to the top of the staircase parapet and the roof boiler is 17,785 meters. In each residential building, the technical underground is located under the entire building, divided into fire compartments and it provides for the wiring of engineering communications, the premises of the ITP and the water metering unit, and the electrical panel are designed. Tech undergrounds have independent entrances and exits. On all overlying floors residential premises - apartments are designed. For evacuation and communication between floors in each section of each residential building, an ordinary staircase of the L1 type was designed. Exits to the roof are designed from each stairwell along the ladders through fire hatches. In sections with a roof boiler room, access to the roof is provided through a flight of stairs from the stairwell through a fire door. On the height differences of the roof, the installation of metal fire escapes is provided. In each section of each residential building, a passenger elevator with a carrying capacity of 675 kg is designed. The types and number of apartments in residential buildings are accepted in accordance with the apartment layout agreed by the customer. The walls of the technical underground up to the planning ground level are monolithic reinforced concrete with thermal insulation from extruded polystyrene foam slabs, higher up to the level of 0,000 - monolithic reinforced concrete with thermal insulation from extruded polystyrene foam slabs with a finishing layer of thin-layer plaster. The external load-bearing walls of residential buildings are monolithic reinforced concrete with thermal insulation from mineral wool boards and with a finishing layer of thin-layer plaster. The external non-load-bearing walls of residential buildings are made of porous stone with floor support on floors, with thermal insulation from mineral wool boards and with a finishing layer of thin-layer plaster. The masonry of the outer walls at the level of the parapet is made of solid brick. The internal load-bearing walls of residential buildings are monolithic reinforced concrete. Partitions - from tongue-and-groove gypsum blocks of single-layer and double-layer with an air gap through mineral wool and from brick in technical rooms. Windows and balcony doors - metal-plastic with double-glazed windows, with built-in air inlets. Glazing of balconies and loggias - stained glass system with single glazing. Doors - metal and wooden, glazed and deaf, fire-resistant and conventional. Cover (roof) - flat, combined, insulated, with an inverted roof, with a load layer of gravel, in some places - with a protective layer of paving slabs. The drain is internal. In the decoration and details of the facades, a colored decorative Turkish piece of light brown, dark brown and light beige colors is used.

Structural and space-planning solutions

Residential buildings are designed according to the cross-wall structural scheme of monolithic reinforced concrete. The residential building of the 1st stage of construction consists of 4 sections and is divided by deformation-sedimentary seams into 3 blocks. The residential building of the 2nd stage of construction consists of 3 sections and is divided into 3 blocks by deformation-sedimentary seams. The residential building of the 3rd stage of construction consists of 6 sections and is divided into 4 blocks by deformation-sedimentary seams. The level of responsibility of buildings is normal. The spatial rigidity of the building is ensured by the joint work of the transverse and longitudinal walls in combination with the unchanging horizontal disks of reinforced concrete floors and roofing. Bearing walls at the level of the first floor and above - 140 and 160 mm thick from B20 concrete. The outer walls of the technical underground are made of monolithic reinforced concrete B25; W6; F50 250 mm thick with an outer layer of insulation and, above ground level, cladding with thin-walled plaster. Internal walls at the level of the technical underground - 160 mm thick made of B25 concrete. Ceilings and coating - monolithic reinforced concrete slabs 160 mm thick made of B25 concrete; F50, with thermal breaks in the balcony area. The external non-bearing walls of residential buildings are made of porous stone 2,1NF, 250 mm thick, supported by floors on floors, with external insulation and cladding with thin-layer plaster. The masonry of the outer walls at the level of the parapet is made of solid brick M150; F50 250 mm thick. The design solutions provide for insulation with plastering of the outer sections of the load-bearing walls. Stairs of typical floors are prefabricated reinforced concrete marches resting on monolithic reinforced concrete platforms. The walls of the elevator shafts are monolithic reinforced concrete, 120 mm thick, made of B25 concrete. Covering of elevator shafts - slab 200 mm thick made of monolithic reinforced concrete B25. Ventilation blocks - prefabricated reinforced concrete with floor-by-floor support on ceilings. The load-bearing structures of rooftop boiler houses are steel frames: racks are made of curved closed box-section profiles and roof beams made of rolled channels. Covering - profiled flooring. The outer walls of the roof boiler rooms are three-layer "sandwich panels" 120 mm thick. The foundations are taken on a natural basis in the form of slabs with a thickness of 350 mm from monolithic reinforced concrete B25; W6; F150. Under the foundations, a concrete preparation 100 mm thick is provided along a compacted cushion of crushed stone 500 mm thick.
