Architectural solutions

Residential building (standard project series II-49 option "D") - 14-section, 9-storey, with a basement under the entire building and under the courtyard area (technical corridors) in the axes 2-6 / V-D and 26-35 / V-G. The project provides for a major overhaul of a typical residential building of series 2-49 without resettling residents. In the basement there are technical rooms, premises of tenants. On the 1st floor are located: premises of tenants with the organization of entrances from the side of the main facade, with continuous stained glass glazing, emergency exits are provided from the side of the yard; garbage chambers in the volume of staircases and two electrical panels. On the 2nd-9th floors: one-, two-, three- and four-room apartments. On the main and end facades from the 2nd to the 9th floor there are loggias. The project provides for a comprehensive overhaul of structures and all engineering systems of an apartment building, including replacement of window blocks in municipal apartments according to the list with two-chamber double-glazed windows in PVC profiles; repair and painting of all window slopes; replacement of loggia screens with profiled sheets, doors to garbage chambers; finishing of common areas (basement technical rooms, garbage chambers, stairwells) according to their functional purpose, sanitary-epidemiological and fire safety requirements.

Structural and space-planning solutions

The upper elevation of the building is 29.640 m (the parapet of the machine premises). The entrance to the entrances is carried out from the side of the courtyard facade along axis B, between the 5th and 6th entrances there is an arch. Communication between the floors is carried out by an internal staircase of type L1 and a passenger elevator in each block section. Stairwells have natural light. The project provides: reinforcement of the supporting sections of the ceiling above the technical corridors by summing up metal racks from a square pipe; repairs: masonry walls of the basement of concrete blocks and bricks; floors above the basement in the area of ​​communications; walls with sealing of places where small-sized tiles fall out with a polymer solution, with a notch for tiles, followed by painting in the color of the facade; railings and stairs; canopies over the entrances to the entrances with the replacement of the coating; installation of waterproofing of basement floors, loggias, ceilings over technical corridors, with dismantling of the coating to the slabs with its subsequent restoration; restoration of sealing of interpanel joints of external walls; replacement: waste chute shaft - made of two-layer pipes made of thin-sheet stainless steel with filling the annular space with noise-absorbing and fire-resistant material, with loading valves at the intermediate landings of the staircase through the floor; coverings of landings; roofing, metal fencing of the roof; blind areas along the courtyard facade of the building with the installation of drainage trays.
