Architectural and space-planning solutions:

The projected low-rise cottage and hotel complex consists of guest cottages, detached closed parking lots, the building of the administrative and utility block and the 2BKTP transformer substation. Buildings of guest cottages are designed as hotel buildings of different types. The hotel building (type-1A) is a two-story building with a basement, an attached closed parking lot and a boiler room. In the basement, a swimming pool bath and a ventilation chamber are designed, on the first floor there is an entrance hall, a dining room with a kitchen, a living room, a health pool room with changing rooms and showers, an office, staff rooms and a laboratory, on the second floor there are bedrooms with a dressing room. The hotel building (type-2) is a two-story building. On the first floor, design solutions provide for the placement of a lobby, a dining room with a kitchen, an office on the second floor - a bedroom with a dressing room. It also provides for the construction of two hotel buildings (type-2) with attached closed-type parking lots and boiler rooms. The hotel building (type-2A) is a two-story building. On the ground floor, a lobby, a dining room with a kitchen, an office, a dressing room and a laundry room are designed, on the second floor there are bedrooms with a dressing room. Closed car parks are one-story buildings designed for two parking spaces. Boiler room and pantry are provided in three parking lots buildings, one parking lot is designed with an electrical switchboard and water metering unit. The administrative and utility block is a one-story building in which a hall, a security room, an administrator's office, a first-aid post and engineering facilities for the complex are designed. The buildings are designed with combined coverage and attic space. The roofs are pitched, made of natural tiles. Exterior finishing of buildings - face brick and natural stone. The project documentation of the cottage-hotel complex provides for measures to ensure the living conditions for people with limited mobility in accordance with SNiP 35-01-2001. Design decisions comply with the constraints and parameters.

Structural and space-planning solutions:

The level of responsibility of the buildings of the complex is the second (normal). The constructive scheme of the two-story hotel building pos.12 according to the GP is cross-walled, with load-bearing external and internal walls. External walls - a multi-layer structure with an internal bearing layer 380 and 250 mm thick, on mortar M100, made of brick 1NF / 150 / 1,8 / 35 according to GOST 530-2007 with a middle layer of insulation 130 mm thick, with an outer self-supporting layer of front brick 1NF 150 / 1,8 / 35 according to GOST 530-2007 with a thickness of 120 mm, in areas - with natural stone slabs on a cement-sand mortar. Brickwork - with reinforcement and fastening to reinforced concrete pylons with reinforcing mesh with anti-corrosion coating. Internal walls - from solid brick 1NF / 150 / 1,8 / 35 according to GOST 530-2007 with a thickness of 380 and 250 mm on a solution of M100.  Ceilings - continuous slabs 200 mm thick along monolithic beams with a section of 250-380 x 500 mm and steel beams from twin rolled I-beams (concrete B25, F75, working reinforcement A-III). The pool bowl is made of monolithic reinforced concrete. The walls of the bowl are designed with free support of the floor slab on them. The bottom of the pool is a slab supported by the basement walls. The spatial rigidity and stability of buildings is ensured by the joint work of load-bearing walls with hard disks of monolithic ceilings. For the mark 0,000, the mark of the finished floor of the first floor is taken, corresponding to the absolute mark of +16,150 m. The constructive scheme of two-story hotel buildings, according to the GP pos.4, pos.7, pos.9, pos.14, pos.16 - frame. Frame - three-span (6,2 + 5,6 + 6,2 m) from monolithic reinforced concrete (concrete B25, F75, working reinforcement A-III). Internal columns - with a section of 350 x 350 mm. Pylons as a part of external walls - 250 mm thick. External walls - a multilayer structure with an internal non-bearing layer of brick 1NF / 150 / 1,8 / 35 according to GOST 530-2007 with a thickness of 380 and 250 mm, mortar M100, with a middle layer of insulation 130 mm thick, with an external self-supporting layer of front brick 1NF 150 / 1,8 / 35 according to GOST 530-2007 with a thickness of 120 mm, in areas with finishing with natural stone slabs on a cement-sand mortar. Brickwork - with reinforcement and fastening to reinforced concrete pylons with reinforcing mesh with anti-corrosion coating. The outer walls of the basement are made of monolithic reinforced concrete 350 mm thick with external insulation and solid brick trim. Overlappings - continuous slabs 160 mm thick with stiffeners along the outer walls 300 mm high, 380 and 250 mm wide. The spatial rigidity and stability of buildings is ensured by the rigid coupling of columns with foundations and ceilings and the joint work of columns with rigid disks of monolithic ceilings. The mark of 0,000 is the mark of the finished floor of the first floor, corresponding to the absolute mark for pos. 4 +17,300 m, for pos. 7 +17,400 m, for pos.9 and pos.14 +16,050 m, for pos.16 +15,550 m. The constructive scheme of one-story parking lots (according to the GP pos.1, pos.5, pos.10, pos.17, pos.7, pos.12, pos.14) and the administrative and economic block is cross-wall. Bearing external walls - two-layer, with a total thickness of 540 mm, designed from aerated concrete blocks D500, B2,5 with a thickness of 375 mm (laying with glue) with brick cladding 1NF / 150 / 1,8 / 35 according to GOST 530-2007 with a thickness of 120 mm on mortar M100. Masonry - from aerated concrete blocks with reinforcement. Partitions - from solid brick 150/2,0/35 according to GOST 2007 on mortar M100. The covering of all buildings is hipped, made of steel rafters and steel lathing under natural tiles. Rafters - from steel rolling I-beams and channels, with a step of 1,2 m. Steel C245. Fastening of rafters: along the perimeter of the outer walls - to the reinforced concrete belt through the support posts; in the ridge zone - to the attic floor slab through the support frames. The level of responsibility of buildings is the second (normal), the service life of buildings is assumed to be at least 20 years. Calculations of building structures were performed using the certified software package "SCAD" v.11.3 and in an analytical way. The foundations are developed in accordance with engineering and geological surveys. The foundations of the building pos.12 - cross bands with laying below the freezing depth, in the basement area - united by a power floor slab 300 mm thick (concrete B25, F100, W6, working reinforcement A-III). Foundations of hotel buildings pos.4, pos.7, pos.9, pos.14, pos.16 - reinforced concrete ribbed slabs (ribs up) of shallow laying 300 mm thick (concrete B25, F100, W6, working reinforcement A-III, A- I). The height of the ribs is 900 mm, taking into account the thickness of the plate. The foundation of the parking lot (pos.1) is a ribbed slab (ribs down), shallow, 200 mm thick (concrete B25, F100, W6, working reinforcement A-III). The height of the ribs is 660 mm, taking into account the thickness of the plate. Foundations of car parks (according to GP pos. 7, 12, 14, 1, 5, 10, 17) - ribbed slabs (ribs down) shallow 200 mm thick (concrete B25, F100, W6, working reinforcement A-III). The height of the ribs is 400 mm, taking into account the thickness of the plate. The foundation of the administrative and economic block is a ribbed slab (ribs up) of shallow laying 200 mm thick (concrete B25, F100, W6, working reinforcement A-III). The height of the ribs is 830 mm, taking into account the thickness of the plate. The buildings are designed on the territory with heterogeneous soil composition at the base of the foundations. Bulk soils at the base of the foundations of hotel buildings to the freezing depth are replaced with a sand cushion with a density of 1,65 t/m3. Heaving soils at the base of the foundations of car parks are partially replaced by a sand cushion with a density of 1,65 t/m3. The existing pit on the site of the building of the administrative block is covered with sand. Base soils of sandy cushions of buildings: heavy silty semi-solid loam (IGE3) with e = 0,745, E = 125 kgf/cm2, φII = 16°, IL = 0,16; heavy silty hard plastic loam (IGE3a) with e = 0,815, E = 90 kgf/cm2, φII = 15°, IL = 0,41; heavy silty refractory loam (IGE6a) with e = 0,380, E = 110 kgf/cm2, φII = 28°, IL = 0,36, with design resistance - 2,5 kgf/cm2. Preparation under the foundations - from a layer of monolithic concrete B7,5 with a thickness of 50-70 mm. To prevent freezing of shallow foundations, it was designed to insulate the end of the slab and the blind area along the perimeter of the foundation to a width of 600 mm with a layer of "foam" with a thickness of 80 and 50 mm. The maximum level of groundwater is at a depth of 1,8 - 4,8 m from the surface of the earth. Groundwater is slightly aggressive in terms of the content of aggressive carbon dioxide, in terms of the hydrogen index, in terms of the content of sulfates in relation to concrete of normal permeability. Protection of underground structures from moisture: box-shaped foundation structure made of W6 concrete, concrete structures in contact with the ground - coated with bitumen, along the edge of the foundation - anti-capillary waterproofing. The estimated draft of buildings will not exceed - 4,9 cm. The design solutions for the main load-bearing structures are taken reasonably, confirmed by calculations, comply with the requirements of the current regulatory and technical documents and can provide conditions for normal operation.
