Architectural and space-planning solutions

A multi-apartment residential building with built-in premises and an attached underground parking lot is designed on a site that does not belong to the category of historical and cultural land and outside the protection zones of cultural heritage sites. The residential building is designed as a four-story, five-section, with a technical basement, without an attic, with an attached parking lot. The height of the building from the surface of the blind area to the roof level is 14,82 m. From the side of the courtyard area, an underground parking lot for 51 parking spaces was designed attached to the inner perimeter of the basement. The entrance to the car park is designed through a covered ramp. There are three entrances to the car park. The residential building is designed as a U-shaped, five-section, expansion joint divided into two groups. The basement floor is designed to accommodate engineering equipment, communications, technical premises (three heating points, an electrical cable plant, a water meter unit) and utility storage rooms for homeowners. The height of the basement floor is 2,64 m. The entrances to the basement are designed to be separate from the entrances to the above-ground floors. On the first floor in the southern part of the building, six built-in non-residential office premises with outside entrances are designed. Also on the ground floor, premises for a homeowners' association were designed. On the rest of the first floor, on the second, third and fourth floors, residential apartments are designed. The apartment house was adopted on the instructions of the customer and is a set of one-two-three-room apartments. In some of the apartments, starting from the second floor, balconies or loggias are designed. On the southern and western facades, the device in the plane of the walls of the "French" balconies is provided. When designing a residential building, the normative conditions for insolation, natural lighting and noise protection requirements were taken into account. Residential floors are designed with a height of 3,0m. The second, fourth and fifth sections are equipped with elevators. Evacuation exits from the apartments are designed according to L1 type stairwells. Illumination of floor corridors with natural light is provided through light pockets-glazed doors facing the stairwells. The length of the common corridors is designed to be no more than 12m on both sides of the staircase. Filling of window openings and balcony doors - metal-plastic with double-glazed windows. External walls - brick, with monolithic fragments, insulated with mineral wool boards and finished with plaster. The basement of the entire building and the first floor of the facade on Krivonosovskaya st. within the limits of the first floor it is faced with artificial stone. The roof is flat, with an internal drain, the coating is rolled. Thermal protection of enclosing structures and filling elements of window and door openings is designed taking into account the requirements of SNiP 23-02-2003 "Thermal protection of buildings". The design documentation provides for measures to ensure the life of the disabled and people with limited mobility, including for wheelchair users.

Structural and space-planning solutions

Residential building and attached car park. A five-section residential building is divided by an expansion joint into 2 parts. The building was designed according to the cross-wall design scheme, the underground parking - according to the mixed design scheme. The outer walls of the basement and underground car park are monolithic reinforced concrete, 250 mm thick, made of B30, W8, F150 concrete. Internal longitudinal and transverse walls - load-bearing reinforced concrete, 160 mm thick, B25 concrete. The columns of the underground car park with a diameter of 450 mm are arranged with variable pitch and are designed from monolithic reinforced concrete, B30 concrete. The thickness of the floor slabs above the basement is 250mm, the slabs above the parking lot are beamless slabs 300mm thick, the ceiling and covering in the residential part of the building are 200mm thick. Floor concrete class B25. External walls - self-supporting, floor-by-story cutting. The walls are designed from hollow brick KORPu 1NF/100/1,2/50 (thickness 250mm) and Rockwool insulation (thickness 120mm). The walls are plastered on both sides. All external walls are fastened with anchors to the embedded reinforced concrete walls. The spatial rigidity and geometric immutability of the building is ensured by the joint work of the walls, united into a single spatial system by interfloor disks. Stairs are designed from prefabricated reinforced concrete marches and monolithic platforms. The load-bearing structures of the building were calculated using the Lira 9.6 software package. The foundations are taken on a natural basis in the form of a monolithic reinforced concrete slab 500 mm thick. Concrete B30,W8, F150. A 100 mm thick concrete preparation is provided under the slab. The relative elevation of 0.000 corresponds to the absolute elevation of +32,550 m. In accordance with the report on engineering and geological surveys, the base of the foundation is silty sands of medium density with e=0,75, φ=260, E=100kg/cm2 and silty plastic sandy loams with e= 0,671, φ=210, E=75kg/cm2. Estimated soil resistance under the base of the foundation R=2,27kg/cm2. Pressure on the foundation soil from the building p=0,9kg/cm2, from the parking lot p=0,5kg/cm2. The maximum groundwater level is near the daylight surface. Groundwater is moderately aggressive to concrete of normal permeability in terms of the content of aggressive carbon dioxide and slightly aggressive in terms of the hydrogen index. The project provides for measures to protect the basement from groundwater: the use of gluing waterproofing from the outside and the installation of reservoir drainage. In order to protect the concrete of underground structures, the water resistance grade of concrete is W8. The expected design settlement of foundations is no more than 12 cm, which is less than the maximum allowable. Technical inspections of buildings of the surrounding area (9 buildings) located at a distance of 9 to 30 m were completed. According to the results of the survey, the category of the technical condition of buildings in the surrounding area is category 1 (for 6 buildings), category 2 (for 1 building, 12 meters), category 3 (2 buildings, 22 and 29 meters). The expected additional draft of a building located at a distance of 9 meters (building of category 1) is -10mm, at a distance of more than 12 meters, no draft is expected, i.e.
