Architectural and space-planning solutions

The projected residential complex consists of a residential building with built-in service facilities and built-in underground parking. The residential building is designed as a 3-section (2 end sections and 1 row), 20-storey on the basement, rectangular in plan, with dimensions in the extreme axes of 105,76 x 19,5 m. The maximum height of the building from the planning ground level to the top of the parapet of the superstructure is 68,44, to the top of the parapet of the main part of the building - 65,19 m. A through passage is organized in the central section along the front of the building. For the relative mark of 0,000, the mark of the finished floor of the 1st floor was taken, which corresponds to the absolute mark of 5.55. Entrances to the residential building are provided from the courtyard passage located on the roof of the parking lot. Entrances for visitors to built-in and attached premises are provided from Marshal Kazakov Street. In the basement at level - 4,500, the following are designed: ITP of the residential part, ITP of the parking lot, ITP of the built-in premises, 5 ventilation chambers (exhaust and air pressure, a water meter unit, a utility and drinking pumping station, a fire fighting pumping station), 3 cable rooms, a room for storing fluorescent lamps. At the -3,000 mark, elevator halls with air overpressure are designed. The rest of the basement is intended for the passage of utilities. From each section, an exit is provided directly to the outside through the pits. The height of the basement rooms in cleanliness (from floor to ceiling) is 2,6 m. On the 1st floor at around 0,000, entrance groups of a residential building are designed: a lobby with an elevator hall, a concierge room with a bathroom, a pram room, a room for cleaning equipment, a garbage collection chamber. The height of the premises in cleanliness is 3,32 m. At the level of -1,600, a switchboard is designed, which has a direct exit to the outside on the roof of the car park. At the level of -1,500, public premises intended for leasing are designed, including a non-food store, a premise for physical culture and health-improving classes, and a public service enterprise. The height of the premises in cleanliness is 4,52 m. Detailed planning of the built-in premises and their technological solutions will be agreed upon by the tenants or owners of these premises in accordance with the current legislation. From the 2nd to the 20th floors, 589 residential apartments were designed in accordance with the apartment layout agreed by the customer. The height of the premises in cleanliness is 2,74 m. The coating is flat, with an internal drain. Roofing - rolled (roofing carpet, 2 layers). Exit to the roof - directly from the volumes of stairwells. Metal ladders are provided for elevation changes. For communication between the floors in each section, the following are designed: an H1 type stairwell and three elevators - 2 passenger-and-freight elevators with a carrying capacity of 1000 kg and 1 passenger elevator with a carrying capacity of 400 kg. Finishing of external walls - plaster with facade paints. The ground floor is faced with concrete stone. Internal partitions between living rooms, hallways, corridors, kitchens and living rooms - gypsum tongue-and-groove 80 mm thick. Partitions between bathrooms and rooms - 2 layers of tongue-and-groove gypsum boards 80 mm thick with a gap of 50 mm, filled with Rockwool Acoustic Butts 50 mm mineral wool boards. Partitions between apartments - monolithic reinforced concrete 180 mm thick or made of concrete stone PK-160 160 mm thick with 10 mm plastering on each side. Windows and balcony doors - metal-plastic with double-glazed windows. Glazing of balconies and loggias - hinged stained glass system of aluminum profiles. Built-in underground parking for 202 parking spaces - one-story, with dimensions in the extreme axes 111,75 x 52,8 m. The parking lot is divided into 2 fire compartments. The compartments are interconnected by passages. From each compartment, exits are provided directly to the outside. Entry and exit are provided for the parking lot along the ramp from the intra-block passage. At elevations -4,440, -4,390, -4,320, the following are designed: parking lot A1 for 105 cars, car park A2 for 97 cars, a security room with a bathroom, a room for storing fire fighting equipment, a storage room for cleaning equipment, a fire fighting pumping station with a reservoir, a water metering unit, cable, switchboard. Part of the parking space is designed in the basement of a residential building. The height of the premises in cleanliness is 3,26 m. The surface of the car park is flat, on monolithic reinforced concrete slabs, with an internal drain. Roof - operated (vegetation layer, concrete stone, asphalt concrete, concrete stone, small granite chips, lawn grate, vegetation layer). The project documentation provides for measures to ensure the accessibility of the building for people with limited mobility (LMP). On the territory adjacent to the building, there are parking spaces for the disabled (5 pcs.), Which meet the requirements for their placement and dimensions (no further than 100 m from the entrances to the buildings and a width of at least 3,5 m). At the intersection of the main pedestrian paths with the carriageway, the height of the side stone is reduced to 15 cm. The longitudinal slope of the sidewalks does not exceed 5%, the transverse slope - 2%. To lift the MGN to the roof of the car park, a special elevator BK A110 is provided, as well as stairs with a width of at least 1,35 m. Additionally, for wheelchair users at the stairs, the installation of an outdoor BK-320 elevator is provided. Entrance platforms at the entrances have a canopy and a drainage system.

Structural and space-planning solutions

Building responsibility level – II (normal). The building was designed in monolithic reinforced concrete structures, consists of three high-rise sections separated by expansion joints, and an attached one-story above-ground parking lot, divided into two parts by an expansion joint. The structural system of residential sections is combined, at the level of the basement and the first floor - column-wall, the overlying floors are designed according to the cross-wall scheme. The pitch of the load-bearing internal walls and columns is irregular, from 3,0 to 6,6 m. The outer walls of the basement are load-bearing from monolithic reinforced concrete 200 mm thick with an outer layer of effective insulation along the entire contour of the building and finishing the facade above the planning mark with artificial facing stone. The internal walls of the basement and the first floor are designed with a thickness of 180 and 200 mm, columns - with a section of 1000 x 400 mm. Structural material - concrete class B30, W8, F150 (for basement structures) and W4, F75. The ceiling above the basement is a monolithic reinforced concrete flat slab 200 mm thick made of concrete class B30, W6, F150. The ceiling above the first floor is a monolithic reinforced concrete beam slab 200 mm thick, beams with a section of 400x800 (h) mm made of concrete class B30, W6, F150. Ceilings of standard floors - monolithic reinforced concrete slabs, 180 mm thick, made of concrete class B30, F75. The internal load-bearing walls of the overlying floors are monolithic reinforced concrete 180 mm thick made of concrete class B 25, F75. Bearing end walls are insulated with mineral wool boards followed by plastering. The enclosing outer walls of the above-ground floors are multi-layer, non-bearing, made of a layer of ceramic hollow brick M125 (150) 250 mm thick on a mortar grade M100, a layer of effective insulation and with a facade finish with thin-layer plaster. The fastening of the external enclosing walls to the supporting structures (walls and ceilings) is carried out by flexible connections. Stairs are designed using prefabricated reinforced concrete marches and monolithic platforms. The elevator shafts are prefabricated reinforced concrete. Spatial rigidity and stability of residential sections is ensured by the joint work of vertical elements united by disks of monolithic floors. The constructive scheme of the parking lot is column-wall. The frame columns are monolithic reinforced concrete, with a section of 400x400 mm, the main column spacing is 5,3 - 7,0 x 7,9 m. External enclosing and internal load-bearing walls - monolithic reinforced concrete, 200 mm thick. The parking area is covered with a monolithic reinforced concrete slab 350 mm thick. The car park construction material is B30, W6, F150 class concrete. The spatial rigidity and stability of the car park frame is ensured by the joint work of monolithic reinforced concrete columns and walls and the hard disk of the coating. The load-bearing structures were calculated using the SCAD 11.5 software package, taking into account the joint work with the base. Maximum horizontal movement of the top of the building 2,5 cm; maximum acceleration of oscillations of the upper floors of residential sections - 0,04 m/s2; the expected settlement settlement of residential sections - within 4,0 cm, the difference in settlement of adjacent sections - no more than 1,0 cm; the estimated draft of the parking lot is no more than 3,0 cm, which does not exceed the maximum allowable values. The relative mark of 0,000 corresponds to the absolute mark of 5.55. The foundations were designed on the basis of engineering and geological surveys carried out at the construction site in 2013. The foundations of the residential sections are piled. Piles - prefabricated reinforced concrete driven with a section of 400x400 mm, length 16,0 m, concrete class B30, W8, F150. The allowable design load on the pile is 150 tf, based on the results of static sounding. The allowable design load on the pile will be checked by static tests prior to mass pile driving, with subsequent, if necessary, adjustment of the pile field. Grillages - slab, made of monolithic reinforced concrete class B30, W6, F150, 750 mm thick. Under the grillages, a concrete preparation 100 mm thick made of B7,5 class concrete is provided. The connection of piles with grillage is rigid. The base of the bottom of the piles at an absolute mark of minus 15.00 are soils EGE-8 (semi-solid loams, with gravel and pebbles, with sandstone gruss, with E = 140 kg / cm2, IL = 0,05) and EGE-9 (dislocated hard clays, with gruss of sandstones, with E=190 kg/cm2, IL=-0,25). The foundations of the car park are a monolithic reinforced concrete foundation slab on a natural base, 400 mm thick, made of B30, W6, F150 class concrete.
