Description of the closed garage building, planning and functional organization

Plot of 5387 m2 intended for the construction of a closed garage building. Two collapsible hangars for temporary parking of vehicles located on the site are subject to dismantling. With the commissioning of the new above-ground parking building, the technical condition of vehicles will improve due to the presence in the new garage of a covered parking lot, a repair area, a car wash and an equipped checkpoint. Maintenance and repair of vehicles is carried out centrally at the central maintenance base. In accordance with the terms of reference for the construction of the garage building, there will be 100 cars in the garage. The projected building of a closed garage for 100 cars is a two-story parking lot for cars with attached to it: on the east side - a block of maintenance, repair, washing, dressing rooms for technical personnel, technical rooms; on the south side - an administrative block. To the east of the garage building there is a one-story volume of the checkpoint, interlocked with a canopy, under which the entrance to the site is located. The space under the canopy is equipped as a platform for pre-trip and post-trip inspection of vehicles with a viewing hole. In accordance with paragraph 7 of Federal Law No. 384-FZ, the level of responsibility of the building is normal. Landscaping and landscaping of the adjacent territory is carried out in accordance with the adopted architectural and planning decision in conjunction with the existing and projected system of roads, driveways and footpaths and the existing landscaping of the site. When landscaping, it is planned to use trees, lawn grasses and low-growing shrubs along paths and playgrounds. Dimensions of the building spot of the garage building in the extreme axes 1–15 (in the longitudinal direction): 57,8 meters, in the transverse direction (in the axes A - K): 42,6 meters. The height from the planning mark near the building to the top of the parapet is 7,75 m. The constructive solution of the building: the two-story part is solved in monolithic reinforced concrete, a monolithic eastern one-story extension is connected to it through a reinforced concrete wall and the southern one-story extension with a metal supporting frame is separated from the two-story volume by a brick wall. The building does not have a basement. Socle - monolithic reinforced concrete is protected by a waterproofing layer, insulation and a plaster layer. Enclosing structures - wall sandwich panels with stained-glass windows. Building roof: flat combined low-slope with parapets and an internal drain over the two-story part; pitched metal with an external drain - above the administrative part and roll pitched with an external drain through the parapet - above the car service unit. Degree of fire resistance - II. Constructive fire hazard class - C0. Functional fire hazard class - F 5. Internal load-bearing walls - monolithic reinforced concrete, stairwells, engineering communication blocks are shielded. Partitions - plasterboard on a metal frame. Ceilings - monolithic reinforced concrete. Windows - with double-glazed windows in the administrative part and with single-chamber - in the premises for car storage. When developing the project, special technical means and measures are provided that ensure the living conditions for people with limited mobility in accordance with SP 59.13330.2012 “Accessibility of buildings and structures for people with limited mobility”. The technical solutions adopted in the project comply with the requirements of environmental, sanitary and hygienic, fire and other standards, and ensure the safe operation of the facility for human life and health, subject to the measures provided for by the project. The garage is intended for storage and minor repairs on request for 100 units of the rolling stock of sanitary transport, including: Gazelle - 30 units; Sable - 30 units; Volga - 40 units. The production base of the garage is located in one building. Reception and release of cars on the line is carried out by the mechanic on duty at the inspection site with a canopy (checkpoint). The rolling stock arriving from the line (or leaving the line) passes through the inspection site with a canopy (checkpoint), equipped with an inspection ditch. At the checkpoint, the mechanic on duty, by external inspection, determines the technical condition of the car and its components affecting traffic safety, and also accepts applications from drivers for repairs. The rolling stock that arrived for storage, maintenance or repair and passed the checkpoint goes to the car wash located in the garage building and then goes to the parking lot or, if necessary, to the working posts of the repair unit in the garage building. Entry and exit of cars to the parking lot is carried out from the territory of the enterprise. Interfloor movement of cars in the parking lot is carried out on a single-track ramp. With a total capacity of 100 cars, the capacity by storage floors will be: 1st floor - 50 cars; 2nd floor - 50 cars. The category of car storage facilities for fire hazard is B2. The parking lot is designed to store the rolling stock of sanitary transport - such as Gazelle, Sobol and Volga. The project provides for an arena arrangement of cars at an angle of 90º to the axis of passage, which is the most economical way to arrange cars. The project provides for 100% independent departure of cars from storage sites. Parking of passenger cars to the storage places in the parking lot is carried out in reverse. To prevent cars from colliding with people and building structures in the parking lot, wheel breaking devices are provided. Mechanized cleaning of parking spaces. For cleaning, a specialized KÄRCHER unit is used. It is prohibited to carry out any repair work on cars in the car park. The repair block includes the following production and storage facilities: section TO and TR; tire shop; washing; warehouse space. Rolling stock arriving for storage, maintenance or repair enters the washing area. The project provides for the washing section of the 1st post of manual washing of the rolling stock before storage or maintenance and repair. The washing post is equipped with a circulating water supply system. The washing section is equipped with a mechanized gantry-type washing plant and a high-pressure apparatus. The productivity of the washing area is up to 6 cars per hour - up to 14000 cars per year. At the washing area, work is also carried out on cleaning the interiors of the rolling stock. The washing area is equipped with vacuum cleaners for wet and dry cleaning of salons. The sink includes local treatment facilities of the circulating water supply system. The rolling stock is washed with water from the circulating water supply system, and the sanitary and hygienic rinsing of vehicles is carried out with fresh water, due to which the circulating water supply system is recharged. After washing and cleaning works, the rolling stock is stored in the parking block or serviced and repaired in the repair block. At the maintenance and repair section of the rolling stock, two working posts are equipped on specialized lifts, including one post equipped with a four-column lift for checking and adjusting wheel alignment. To perform tire fitting works, a specialized area is provided, equipped with a specialized lift and the necessary technological tire fitting equipment. A specialized warehouse is provided for the storage of aggregates, assemblies, parts and tools.
