Architectural and space-planning solutions

The projected business center with an underground car park is a 10-storey building, rectangular in plan, stretched deep into the site. The height of the main part of the building is 28 m, the volume shifted by 15 m in depth is 35 m. The main dimensions in the axes are 51,3 × 37,4 m. Office premises, a dining room, an underground parking lot, as well as technical and utility rooms. The main entrances to the business center are provided from Moskovsky prospect. All vertical communications, auxiliary and technical premises are designed in the middle of the building, along the perimeter - office premises. On the first floor at the level of 0.000 there are: a lobby, a dining room for 92 people, operating rooms, technical rooms and office rooms. From the second to the tenth floor of the business center, office premises with floor-by-floor service rooms were designed. The layout of office premises is free. In the basement at marks -6.400 and -3.300 there is a two-level heated parking lot for 102 parking spaces, designed for cars of the office center employees and visitors to the complex, wardrobes for technical personnel, technical and utility rooms necessary for the operation of the business center. To move cars vertically, built-in rectilinear double-track ramps are provided. On the tenth floor there is a technical area with ventilation chambers and a built-in gas boiler. The height of the floors of the office part is 3,468 m, the height of the first floor is 3,179 m, the height of the underground floors of the car park at el. –6.400-3,1m and at el. -3.300-3,3 m. For vertical communication between floors, 4 main cargo-passenger elevators with a carrying capacity of 1600 kg, cabin dimensions 2100x1600mm are designed. For lifting from elev. -6,400 at el. 0,000, an elevator with double-sided door opening is provided. All functional areas: office part, canteen and parking lot are designed with isolated entrances and emergency exits. The office part is served by two staircases designed in a dispersed manner. Evacuation from office floors - two evacuation stairs. One of these stairs is designed with access directly to the outside, the other - through a safe area, according to STU. External walls from the 1st to the 8th floor - insulated reinforced concrete frame of the building and a hinged ventilated facade made of polished limestone. External walls of 9, 10 floors - load-bearing steel frame with openings filled with stained-glass windows. Finishing of the plinth - polished granite tiles. Interior decoration - according to a separate design project. Partitions in the basement and on the first floor are made of brick, 120 mm thick, and plastered on both sides. Partitions of the office part - frame-sheathing. The roof is flat, without attic, with an internal drain. The design documentation ensures the accessibility of the building for people with limited mobility to the level of the first floor. For the disabled, 7 parking spaces are provided in the underground car park.

Structural and space-planning solutions

The constructive scheme of the frame building is frame-wall. All load-bearing structures are made of monolithic reinforced concrete. Concrete B40 (in the basement W10, F150), working reinforcement A400s. Columns - section 400 x 400, 400 x 600, 400 x 600 mm. The maximum spacing of columns in the basement and first floor is 8,6 x 6,50 m. Columns along the perimeter of the building - with a section of 250-500 x 700 mm. Steel columns in the 9th and 10th floors - from a rolled columned I-beam 25K1 supported on reinforced concrete floor beams. The outer walls of the building are stained glass windows. Facade columns and beams - with insulation and finishing with limestone stone of the "ventilated facade" type. The ventilation façade is fastened to the reinforced concrete with the help of a half-timbered aluminum frame with a steel core. The outer walls of the basement are 300 mm thick with pilasters 700 mm wide, with external insulation with a foam layer 100 mm thick. Internal walls of staircases and stiffening diaphragms - 200 mm thick. Elevator shafts - from monolithic reinforced concrete with a wall thickness of 200 mm (concrete B40). Ceilings: inter-basement - continuous beamless slab 220 mm thick; above the basement - 250 mm thick; over 2-7 floors - continuous slabs supported by walls and beams along the perimeter of the building and along digital axes. Floor beams - with a section of 800 x 600 mm (h, taking into account the thickness of the slab) with a span of 11,65 m in increments of 5,7 m, with rigid attachment to the columns. Strapping beams - section 500 x 600 mm. The ceiling above the 8th floor is a continuous slab 160 mm thick supported by walls and beams. Reinforced concrete floor beams - with a section of 900 x 600 mm (h, taking into account the thickness of the slab) with a span of 11,65 m with a step of 5,7 m, with rigid fastening to the columns. Ceiling over the 9th floor - a slab 120 mm thick on fixed formwork from profiled flooring H75 on a system of cross steel beams. Steel beams - from a wide-shelf I-beam 25Sh1-50Sh1 with a maximum span of 9,6 m (beams are paired in the area of ​​snow bags), with a maximum deflection of 2,5 cm, with hinged fastening to steel columns and to reinforced concrete beams and columns. Stair flights and platforms - from monolithic reinforced concrete. The spatial rigidity and stability of the building is ensured by the box-shaped structure of the basement, the rigid connection of the columns with the foundation, the rigid joints of the frame elements, and the joint work of the frame of the load-bearing walls with hard disks of monolithic floors. Building responsibility level - II (normal). Calculations of the building structures were performed in the elastic stage using the certified software package "Lira" 9.2 and "SCAD" in the spatial model "soil foundation-foundation-building". The required fire resistance of structures is confirmed by calculations. The mark of the finished floor of the first floor, corresponding to the absolute mark of + 0,000 m, was taken as the mark of 8,150. The foundation was developed on the basis of engineering and geological surveys. The foundation is pile-slab, calculated taking into account the transfer of 13% of the load to the grillage slab. Piles - bored, 520/670 mm in diameter, 18,55 m long (from the bottom of the grillage), made using the FUNDEX technology from the bottom of a pilot pit 2,5 m deep, without excavation, with a loose tip, made of concrete B25, W6 , F100, with reinforcement in the upper zone with reinforcement A400 and A240. The absolute elevation of the pile tip is minus 17,40 m. The connection of piles with grillage is rigid. Based on the results of static sounding, the design load on the piles is assumed to be 180 tf. The design documentation provides for testing of two piles. The base of the piles is light silty hard clay (IGE7) with e = 0,487, E = 260 kgf/cm2, φn = 23°, IL = - 0,27. Grillage - a slab of monolithic reinforced concrete with a thickness of 600 mm, in the area of ​​​​the most loaded columns - with a broadening of up to 1100 mm, in the area of ​​\u1400b\uXNUMXbinstallation of a tower crane - XNUMX mm thick. Concrete B30, W10, F150, working reinforcement A400 and A240. The absolute mark of the bottom of the grillage is + 1,15 and + 0,75 m. Preparation for the grillage - from a layer of monolithic concrete B7,5 with a thickness of 100 mm. The maximum groundwater level is at a depth of 0,4 m. Groundwater - non-aggressive in relation to concrete of normal permeability.
