Architectural and space-planning solutions.

The main compositional element of a residential building with built-in premises - the complex was eight 19-storey tower houses designed on a dedicated site in terms of square "columns" 71,6 m high, standing in two rows. The building-towers end with view terraces of the upper floors with a 3-meter cantilever extension. Between the houses - towers, 6-storey residential sections with a height of 23 m are designed. The courtyard is closed by a designed 6-storey semi-circular two-section building, on the three lower floors of which the project provides for the placement of a children's educational institution to serve those living in the projected complex. In total, 17 residential buildings, buried one-level and two-level parking lots, a transition between buildings 1V and 1G, a TP (BKTP) and a boiler room were designed on the site. of the land plot: the limiting altitude parameters for the considered site (implemented in the design solution of the residential complex) do not have a significant negative impact on the conditions of visual perception of cultural heritage objects located in the adjacent territory. The buildings of the complex are designed along the perimeter of the site and form an intra-quarter street-yard, which has a through passage with three entrances. The main entrance is from the street, the secondary ones are from the intra-block passage. In the yard there is a park with recreation areas. The yard is raised above ground level to a height of about 3,0 m and is covered at the level of the 1st floor, which allows placing an underground two-level parking lot under it. Building 1A is designed in the northwestern part of the residential complex, along the "red" building line of st. The building is two-section, 12 storey with a basement and a warm attic. The size of the building in terms of the first floor is 49 x 16 m, the maximum height is 53,5 m. The three lower floors are designed to accommodate non-residential premises for office purposes, floors 4-10 - for single-level apartments, on floors 11-12, the project provides for the placement of two-level apartments. The entrance to the residential part is from the side of the courtyard, the entrances to the office premises are from the side of the street. The height of the residential floor is 3,3 meters, the built-in premises are 4,4 meters. Case 1A is designed in the form of a plate. The façade has a three-level structure: the bottom, lined with large wall stones, is three stories high, the middle part of the façade is seven stories high with glazed balconies stylized as round semi-columns; covered with metal. A decorative rotunda is designed on the roof of the building. Glazing of balconies is provided from the side of the courtyard and at the end of the building. The residential part of the house is equipped with passenger and passenger-and-freight elevators with a carrying capacity of 400 kg and 1000 kg, garbage chutes. The attic of the house is designed "warm" with one common exhaust shaft. Access to the roof is provided from the stairwells. In the basement floor of the residential part, technical rooms and loading rooms with lifts serving the office part of the building (one for each office room) are designed. There are two separate entrances to the built-in premises. From the side of st. etc. the three lower floors of building 1A are finished with polished black natural stone (Black Beauty) with horizontal inserts of crushed stone. Street lamps are installed on the walls between the stained-glass windows. Floors 4-10 are clad in cream-coloured porcelain stoneware with brown accents (ventilated façade system). Balconies are glazed with tinted glass. The metal roof is painted with blue-gray polymer paints. From the side of the courtyard, the three lower floors of the building are finished with artificial stone "polar" of dark gray color. The upper floors are clad in cream-coloured ceramic bricks with horizontal brown brick inserts. Metal stained-glass windows, metal-plastic double-glazed windows, entrance doors - brown. The metal railing of the balconies is painted with matte black paint. Gutters - internal, partially - external, organized from the pitched part of the roof. Building 1D is designed in the southwestern part of the area under development and is located between buildings 1B and 1E. Buildings 1D - single-section, 6-storey, with a basement and a "warm" attic. The size of the building in terms of the first floor is 25,5 x 11,0 m, the maximum height is 23,0 m. The ground floor of the project is designed to accommodate non-residential premises for office purposes. Floors 1-3 are for one-level apartments, two-level apartments are designed on floors 4-5. Entrances to the non-residential part of the building are provided from the planning mark of the earth from the side of the outer perimeter of the building. To the residential part - from the side of the courtyard (from the exploited roof of the underground parking lot). Under the building, an entrance-exit to the corresponding compartment of the parking lot is designed. The height of the residential floor is 3.3 meters, the ground floor is 3.9 meters. Case 1D is designed in the form of a plate. The facade has a three-stage structure: the bottom lined with large wall stones, ledges going from the 1st to the 3rd floor and ending with a cornice, then the smooth surface of the middle part of the facade, the top floor and the attic - with stained-glass windows. The courtyard facade is designed with a "portico and a metal pediment", the street facade - with a decorative colonnade on the balcony of the 5th floor. The residential part of building 1D is equipped with a passenger elevator with a carrying capacity of 360 kg without a machine room and a garbage chute. Access to the roof is provided from the staircase. The sizes of the apartments are designed depending on the number of storeys. On the lower floors there are small apartments. The upper two floors are medium sized duplex apartments. Drains - indoor and outdoor. The lower part of the facades of building 1D is finished with black Polar artificial stone. Floors 2-4 are faced with ceramic bricks, color - dark straw. The portals of the entrances to the residential part of the building are finished with Polar stone, the color is granite. The attic and parapet are glazed with stained-glass windows with tinted glass, color - brown. Building 1I is designed in the eastern part of the residential complex and is located in the middle part of the site. The building is single-section, 19-storey, with a basement, without an attic. The size of the building in terms of the first floor is 26,28 x 25,50 m, the maximum height is 71,6 m. From the north, building 1I adjoins the 5-storey building 1Zh, from the south - the 6-storey building 2B. The entrance to the basement floor is provided from the mark -2,600 and from the car park from the mark -4,500, to the 1st floor - from the roof of the car park, from the mark -0,200. The entrances to the residential part are equipped with ramps 120 cm wide, with a slope of 10%, with sides 5 cm high. In the basement and partly on the 1st floors, the project provides for the placement of non-residential premises for office purposes, single-level apartments are designed from the 2nd to the 17th floors, and two-level apartments are designed on the 18th-19th floors. The height of the residential floor is 3,3 meters, the first - 4,2 m, the basement - 4,3 m. On the 1st floor in the entrance area to the residential part, a small lobby with a place for a concierge, a security room with a bathroom, an electrical panel and a control room are designed. Part of the basement floor is occupied by technical rooms, as well as a passage from the parking lot to the residential part of the building through a fire lock with air overpressure. The façade of building 1I has a three-stage structure: a three-storey-high bottom lined with large wall stones, ending with a cornice, a fourteen-storey-high middle part of the façade with glazed balconies stylized as pilasters, the upper part in the form of a “column capital”. The entrances to the building are marked with arched portals. Access to the roof is provided from the staircase. Small-sized apartments are designed from the second to the seventh floor. From the eighth to the seventeenth - medium-sized apartments. On the eighteenth and nineteenth floors, the project provides for the placement of two-level apartments with large terraces and balconies. Gutters are internal. The walls of building 1I are full-colored ceramic bricks of cream and brown colors. Balcony railings - cream-colored brick. The walls of the basement, 1-3 floors are finished with black artificial stone "polar" with a chipped surface. Some sections of the facades are faced with granite-colored polar stones. The eaves of the house and individual parts are finished with dark gray granite slabs with a bush-hammered surface. Metal elements of facades - aprons of parapets, ebbs - with a polymeric covering. Concrete elements (balcony slabs, terrace ceilings) are painted with facade paints. Window frames and doors are brown. Building 2B is designed in the middle part of the western row of buildings of the residential complex and is located between buildings 1I and 2G. The building is single-section, 6-storey, with a basement and an attic. The size of the building in terms of the first floor is 25,5 x 11,0 m, the maximum height is 25,3 m. The ground floor is designed to accommodate non-residential premises for office purposes. Floors 1-3 are single-level apartments, floors 4-5 are duplex apartments. The entrance to the residential part of the building and the kindergarten is provided from the courtyard. The height of the 1st floor is 3,3 (2,85) meters. The height of the residential floor is 3,3 meters. In terms of the building, it is decided in the form of a semicircle with radially protruding volumes of preschool educational institutions and apartments. The building closes the space of the courtyard on the south side. The building has 2 lanes. The residential part of the house is equipped with 2 passenger elevators with a carrying capacity of 480 kg and 2 garbage chutes. The service premises of the preschool educational institution are equipped with a freight elevator with a carrying capacity of 100 kg. Exit to the roof - from the stairwells. Technical rooms are designed in the basement floor of the residential part. The preschool educational institution has two evacuation stairs leading to the playgrounds. The main entrance to the preschool educational institution is designed from the side of the courtyard. Gutters - internal and external. From the side of the courtyard, the three lower floors of the building are finished with black polar concrete wall stones.
