Architectural and space-planning solutions

The designed multi-apartment residential building is 18-storey, 3-section, with an attic and a basement, rectangular in plan, with overall dimensions in the extreme axes of 109,12 x 16,8 m. The maximum height from ground level to the top of the roof of the machine room is 51,4, 0,000 m. For the relative mark of 21.08, the level of the finished floor of the elevator halls of the first floor is taken, which corresponds to the absolute mark of 2,600. The main entrances to the residential sections are designed from the yard part of the site. In the basement at the level of -2,28, there are designed: ITP, water metering unit, pumping station, electrical panel room and facilities for laying engineering communications. The basement has a through passage along the entire building. The height of the premises in cleanliness (from floor to ceiling) is 1 m. Residential apartments are designed from the 17st to the 2,5th floor in the building. The height of the premises in cleanliness is 1 m. External walls - monolithic reinforced concrete 200, 150 mm thick, Rockwool insulation 150 mm thick. Finishing - thin-walled polymer plaster. The plinth is faced with expanded clay-concrete stone Melikonpolar. Partitions - from solid clay bricks with plastering 100 mm thick, from tongue-and-groove slabs 5 mm thick. Apartments are completed with final finishing. Windows and balcony doors - metal-plastic, filled with double-glazed windows. The project documentation provides for measures to ensure the accessibility of buildings and structures for the disabled and people with limited mobility (MMGN). 5 parking spaces for the disabled have been designed in the open area. The slopes of footpaths and sidewalks intended for use by wheelchair users are designed: longitudinal - no more than 1%, transverse - 2-1,5%. The minimum width of the sidewalk is within 2,5 m. Structural and space-planning solutions

The structural scheme of the residential 18-storey three-section building is cross-wall. All above-ground supporting structures are made of monolithic reinforced concrete, concrete B25, W4, F75, working reinforcement of walls A400 and A240, in the basement - concrete B25, W8, F150, working reinforcement of walls A400 and A240. Non-bearing external walls - from aerated concrete blocks "H + H" D600, B3,5 300 mm thick with external insulation (layer thickness 100 mm) and finished with a thin plaster layer with painting. Aerated concrete masonry - with reinforcement and fastening to internal walls with anchors with anti-corrosion coating. Plinth - finished with concrete stone "Melikonpolar" 120 mm thick (concrete B15, F50). Load-bearing external walls - from monolithic reinforced concrete 160 and 200 mm thick with insulation (insulation layer thickness 150 mm) and finished with a thin plaster layer with painting. The heat-insulating facade system adopted in the design documentation must be developed at the stage of "working documentation" and have an appropriate valid technical certificate. The step of expansion joints in the plaster layer is taken in accordance with the technical certificate. The outer walls of the basement are made of monolithic reinforced concrete 400 mm thick with external insulation with a foam layer 100 mm thick to the depth of soil freezing. Ceilings and covering sections - slabs of monolithic reinforced concrete 160 mm thick, in the area of ​​​​balconies - with thermal breaks. Internal bearing walls - 160 mm thick (in the basement - 200 mm thick), staircase walls - 200 mm thick. Elements of stairs - from monolithic reinforced concrete. The lintels are prefabricated reinforced concrete. Ventilation blocks - prefabricated reinforced concrete, with floor-by-floor support on floor slabs. Elevator shafts - made of monolithic reinforced concrete with a wall thickness of 120 mm - are cut off from the floor slabs with expansion joints. Balconies, loggias and terraces - with hinged stained-glass windows, guides - made of aluminum, with fastening to floor slabs. The spatial rigidity and stability of the sections of a residential building is ensured by the rigid coupling of all reinforced concrete elements of the core and the joint work of the load-bearing walls and floor disks. Calculations of the building structures were performed in a finite element model using the certified software package "SCAD" v.11.5, taking into account the joint work of the building, foundations and foundation. The required fire resistance of the structures was confirmed by the calculation. The level of responsibility of the building is the second (normal). The service life of the building is at least 50 years. The mark of the floor of the first floor, corresponding to the absolute mark of 0,000, was taken as 21.08. The foundations were developed on the basis of engineering and geological surveys carried out at the construction site of PIK LLC in 2012. Foundations - pile. Section grillages - slabs of monolithic reinforced concrete 600 mm thick (concrete B25, W8, F150, reinforcement A400 and A240). The absolute mark of the bottom of the grillages is 17.88. The base of the grillages is bulk soils. Preparation for grillages - from a layer of monolithic concrete B10 with a thickness of 100 mm over a layer of crushed stone with a thickness of 200 m. Protection of the building from groundwater and dampness: box-shaped basement construction made of W8 concrete; a closed loop of rolled waterproofing along the bottom of the grillages and the outer walls of the basement; expansion joints - with waterstops. The expected design settlement of the sections is 1,53 cm, the relative difference in settlement is not more than 0,00022, the horizontal movement of the top is not more than 2,89 cm, the acceleration of oscillations of the upper floors is not more than 0,079 m/s2, the building stability factor is not less than 10,1. The building of an 18-storey apartment building is designed at a distance of more than 50 m from the nearest residential buildings. The construction is envisaged without any negative impact on the surrounding buildings.
