Space planning solution

The space-planning decisions of the designed building were adopted in accordance with the overall volume-spatial and architectural composition of the quarter's development. The concept of the space-planning solution proposed by the project is reduced to a combination of volumes of five 20-25-storey sections shifted relative to each other. The height (distance from the passage to the window sill of the upper floor) in the 20-story section is 59,05 m, in the 22-story section - 65,05 m, in the 25-story section - 74,05 m. The project provides for the placement of built-in premises at the level of the first floor, which corresponds to the block development project. At level 23-25, the project provides for the placement of open-plan apartments. The building is made in prefabricated frame structures manufactured by JSC "Barrikada" with ventilated facades; all balconies are glazed. The supporting structures of the basement and the first floor, including the ceilings above them, are made of monolithic reinforced concrete. The height of the residential floor is 3,0m, the height of the 1st floor is 3,6m. In total, 713 apartments are provided for in the residential part of the building. The planning decisions adopted by the project involve the provision of comfortable living conditions. The apartments have a functionally substantiated interconnection, and the optimal proportions of the living quarters make it possible to conveniently place furniture. The kitchens are designed for the installation of modern kitchen equipment, cookers are electric. Thanks to the applied constructive scheme, the apartments have the possibility of free redevelopment. Built-in premises located at the level of the first floor. The built-in premises include department stores, offices and a post office. Each enterprise is provided with a separate entrance for buyers (visitors) from the side of the roadway, a separate doorway for loading (shops and post office), which are also located from the side of the roadway. Sheds are provided above the loading ramps, covering the ramp itself and the car body for 1m. Loading takes place in strictly allotted hours from 9 to 11 hours and from 19 to 21 hours. Each residential floor has 5-8 apartments in a section, except for 23-25 ​​floors of the 1st section, each of which has 3 apartments. The entrances to the residential groups are separated from the entrance groups to the built-in premises and are organized from the side of the courtyard. Concierge rooms are provided at the entrances. All sections are equipped with non-smoke type H 1 stairwells and 3 elevators, each with a load capacity of 630 kg. The building has a technical basement, with a clear height of 2250 mm, divided by fire partitions in sections. Each section is equipped with pits with exits to the outside and window openings 1200x900 mm in size for smoke removal. The basement has a through passage along the entire building through fire doors. Garbage chutes are available in each section, close to elevator shafts, receiving devices on each residential floor. The evacuation of garbage from the garbage collection chambers is carried out from the side of the yard.

Architectural solution of facades

The architectural solutions of the façades were adopted in harmony with the surrounding buildings, observing the general level and nature of detailing. The volume has a stepped silhouette with differences in 2 and 3 floors. The gradation of the plan determines the saturation of the facades with vertical, rhythmically transmitted shadows. The composition of the facades is subordinated to the idea of ​​combining two symmetrical volumes (building 1 and building 2) into a single whole. The 25-storey sections of both volumes face the central axis of the composition, oriented perpendicular to the axis of the street. Such accents create the effect of a "portal" leading deep into the microdistrict. Completion of 25-storey sections, as well as the central parts of the front facades with decorated pergolas. On the side of the Main Facade, visors are arranged over the entrances to offices, cafes and shops. For the glazing of the loggias, as well as the wide windows of the built-in premises, high-quality glass-aluminum structures were used. The outer walls are multi-layered. The outer layer is a system of a ventilated facade on a metal frame with a porcelain stoneware finish; wind protection - "Isocom" PPI-P10; thermal protection - "Rockwool" and aerated concrete, (for the design, see AP l.24, 25). The facades are based on natural finishing materials, dry plaster mixtures, porcelain stoneware. The plinth cladding is Putilov stone. Coloring and facing of external walls in light tones is used. Interior decoration of residential premises is carried out by equity holders independently. Finishing of general-purpose premises (LLU, halls, technical premises, built-in premises) is carried out using dry plaster mixtures, painting walls and ceilings with water-dispersion paints, and facing with ceramic tiles. All materials used for interior decoration have hygienic and fire certificates.

Constructive decisions

The projected building is a 20-25-storey 5-section residential building with built-in and attached premises with a basement and a technical floor. The first floor is non-residential. General parameters of the building: width - 18.6 m, length - 159.4 m, height of the 1st floor - 3.600 m, height of the residential floor - 3.000 m, basement height - 2.7 m. The building is designed as a separate building, divided into three blocks by expansion joints. The shortest distance to the nearest building is 50.0 m. The foundation pit for the building is 3.00 m deep. The pit was developed in the PIC section. For a relative mark of ± 0.000, the mark of the finished floor of the 1st floor was taken, which corresponds to the absolute mark of + 5.800 in the Baltic system of heights. The foundations of the designed building are provided on a pile foundation, the piles are designed to be driven with a section of 35x35 cm. Grills for columns and walls - monolithic reinforced concrete 1000-1200 mm high, united by a monolithic reinforced concrete basement floor slab (thickness 250 mm). The walls of the basement of the building are monolithic reinforced concrete with a thickness of 200-400 mm. The outer elevated walls of the building are self-supporting, made of solid clay bricks, resting floor by floor on ceilings with an outer layer in the form of a ventilated facade. The internal elevated walls of the building are load-bearing, monolithic reinforced concrete, with a thickness of 1 mm on the 200st floor, from 2 to 200 mm on the 400nd floor, and 200 mm on the upper floors. Internal partitions - non-bearing, design and materials of partitions see section AR. Monolithic reinforced concrete walls of the staircase and elevator units, basement and first floor - reinforced concrete diaphragms δ = 200 mm. are load-bearing and at the same time act as stiffening diaphragms. Ceilings - monolithic reinforced concrete flat beamless 180 mm thick. The supporting structure of the building is a box-shaped system consisting of monolithic reinforced concrete: floor disks, internal load-bearing walls and walls of stair-elevator units. Within the basement and the first floor, under part of the walls of the upper floors, a system of monolithic reinforced concrete columns with a section of 800x800 mm and with monolithic reinforced concrete beams with a section of 800 x 600 (h) mm going above the columns at the level of the ceiling above the first floor is provided. The calculation takes into account the joint work of building structures with a soil base.
