Architectural and space-planning solutions

 Design documentation has been developed for the construction of an apartment building (hereinafter referred to as a residential building) with built-in premises and with a built-in-attached underground parking garage (hereinafter referred to as a parking lot). The residential building is designed on a territory free from development, has a “L”-shaped outline in the plan, consists of 4 sections with 13 above-ground floors (in accordance with SP54.13330.2011). The underground floor is located under the entire building. Sections 3 and 4 are designed with a technical basement. Sections 1 and 2 are designed with an underground technical floor, below which the built-in part of the built-in-attached underground car park is designed. The height of the underground technical floor of sections 1 and 2 is designed to be 2,15 m. The floor height of the basement of sections 3 and 4 is designed to be 3,85 m. The floor height of the built-in premises of the 1st floor is designed to be 4,23 m. The height of the residential floors is designed to be 2,8 m. The height of the premises (clean) of the upper technical floor is 1,79 m. For the relative mark of 0,000, the level of the finished floor of the built-in premises of the first floor of a residential building is taken. The greatest height of the vertical plane of the facade from the planning ground level (-0,200) to the top of the building parapet is 40,80 meters. The greatest height of the vertical plane of the facade from the planning ground level (-0,200) to the top of the parapet of stairwells and machine rooms of the elevators is 43,80 meters. In the underground floors of the sections, ITP premises, a fire pumping station, a utility pumping station, a water metering unit, a cleaning equipment room, a cable room, a storage room for fluorescent lamps, wiring utilities and part of the built-in-attached underground parking lot are designed. Built-in premises are designed on the first floors of the sections. Residential premises - apartments are designed from the 2nd floor to the 13th floor. The types and number of apartments are accepted in accordance with the apartment layout approved by the customer. The built-in premises of the first floors provide for the placement of a antenatal clinic, offices, homeowners associations and shops. For evacuation and communication between floors in each section of the building, 1 non-smokeable staircase of the H1 type was designed (exit to the staircase from the floor through the outer air zone). Exits to the roof are designed from each staircase. On the height differences of the roof, the installation of metal fire escapes is provided. Each section has its own entrance/exit from the staircase and its own entrance/exit to the lobby/elevator unit. In each section, two passenger elevators with a carrying capacity of 630 kg and a carrying capacity of 400 kg are designed. Waste collection chambers are designed in the building. Built-in rooms have independent entrances and exits. The underground technical floor and basement have separate entrances and exits. The project documentation designed a built-in closed-type parking lot. Part of the car park occupies the second (lower) level of the underground part of the building of section 1 and section 2. The coverage of the attached part of the built-in-attached car park is a yard area. The height of the parking spaces to the bottom of the protruding roof structures is designed to be 2,55 m, to the bottom of the protruding floor structures - 2,65 m. Residential floors are separated from the car park by a floor of non-residential premises. Entrance and exit to the parking lot is designed on a closed ramp-ramp. The ramp-ramp is separated from the residential building, protrudes from the plane of the parking lot cover, has a rectangular shape in plan with dimensions along the outer contour of the walls 6,06x26,27 m. The greatest height from the planning mark of the earth (-0,270) to the eaves is 3,33 meters. The greatest height from the planning mark of the earth (-0,270) to the "horse" is 3,40 meters.  The walls above the planning level of the ground up to the eaves of the building of the closed ramp-ramp are monolithic reinforced concrete, with thermal insulation from extruded foamed polystyrene boards "penoplex", with a finishing layer of wall stone "Melikonpolar". The walls from the level mark of the second floor are made of prefabricated reinforced concrete products manufactured by ZAO DSK Blok with thermal insulation made of mineral wool boards with a finishing layer of thin-layer plaster. The internal walls are made of reinforced concrete panels and monolithic. Internal partitions - from tongue-and-groove gypsum blocks and brick. The walls between the apartments and the stairwell and in the places where the bathrooms adjoin the living rooms are double, made of prefabricated reinforced concrete products and tongue-and-groove gypsum blocks through a mineral wool slab or through an air gap. Partitions of built-in and technical premises - brick, from aerated concrete blocks and from plasterboard on a frame with filling voids with mineral wool slabs. Windows and balcony doors - metal-plastic blocks with double-glazed windows, with built-in air inlets. Windows and entrance doors of the built-in premises are metal-plastic blocks with single-chamber double-glazed windows. Stained-glass windows and glazing of balconies and loggias - stained glass system with single glazing. Doors - metal and wooden, glazed and deaf, fire-resistant and conventional. Gates - lifting and sectional, with an electric drive, insulated. Covering (roof) - flat, insulated, with a roof made of rolled materials, in some places - with a protective layer of paving slabs. The pavement over the parking lot is flat, combined, the roof is exploitable, with a road surface and a pavement of artificial stone slabs. The drain is internal. In the decoration and details of the facades, colored decorative plaster, artificial stone with a chipped and smooth surface are used. Prefabricated reinforced concrete facade products manufactured by CJSC "DSK Blok" are partially supplied with a finishing layer. In the built-in rooms, the finishing of floors and ceilings is provided.

 Structural and space-planning solutions

 The apartment building consists of a multi-storey four-section part and a parking lot. Sections of the multi-storey part 1,2 and 3,4 are interlocked, the blocks are separated by a sedimentary seam. The structural scheme of the multi-storey part of the building is combined. The basement and the first floor are a rigid spatial system with an incomplete reinforced concrete frame and external load-bearing walls made of monolithic reinforced concrete. The remaining floors (residential part) - a cross-wall system of prefabricated reinforced concrete products manufactured by CJSC "DSK Blok". The stability and spatial rigidity of the building is ensured by the joint work of vertical load-bearing structures and prefabricated monolithic floors. The incomplete frame of the basement and the first floor consists of columns with a section of 500 x 500 400 x 400 mm, pylons with a thickness of 400 and 500 mm and internal and external walls with a thickness of 160, 200 and 300 mm. Floor slabs above the basement, technical and first floors with a thickness of 200 and 250 mm along beams with a height of 500 to 1000 mm, depending on the load transferred to them. Construction material - class B25 concrete; W8 (basement); W4 (1st floor); F75; fittings of class A500C. The structures of the residential multi-storey part of the building are made of prefabricated reinforced concrete products manufactured by CJSC DSK Blok. Internal walls - reinforced concrete panels 160 mm thick. Interfloor floors - prefabricated reinforced concrete flooring 160 mm thick. External walls: single-layer reinforced concrete panels with a facade insulation system - load-bearing end panels 160 mm thick; non-bearing hinged panels 120 mm thick; three-layer end walls with a thickness of 420 mm with flexible connections, the thickness of the bearing layer of reinforced concrete is 160 mm. The panels are installed in places of expansion joints and in stairwells. The joints of the outer walls are closed, sealed with mastic over sealing gaskets. Conjugation of load-bearing wall panels and floor slabs - in the form of a platform joint. The vertical joints of the load-bearing panels are provided with keyed connections and steel mounting connections with the joints sealed with fine-grained concrete. The static calculation of the load-bearing structures of the multi-storey part of the building was performed by LenNIIproekt OJSC using the Lira 9.6 software package. The level of responsibility of the building is normal. The foundations of the sections are monolithic reinforced concrete grillage slabs 600 mm high on a pile foundation. Piles - reinforced concrete driven with a section of 35 x 35 cm, 19 m long; 21 m, composite along the length, the joint of the piles is welded. The connection of piles with grillage is rigid. The material of underground structures is B30 class concrete (grillages); B25;W8; F75. At the base of the piles at elevations from minus 20.73; 21.13 there are silty hard clays with a total deformation modulus E = 240 kgf/cm2. The design load on the pile is 90 tf, based on the results of static sounding of soils. The underground car park is separated from the multi-storey part of the building by a sedimentary seam and is a system of rigidly interconnected monolithic reinforced concrete foundations, columns, walls and ceilings. Columns - section 500 x 500 mm. Covering - a plate 300 mm thick along cross beams with a section of 500 x 600 (h) and 500 x 700 (h) mm. Walls - 300 mm thick. The foundations of the car park are monolithic reinforced concrete grillages 500 mm thick on a pile foundation. Grillages: under the walls - tape with an ordinary arrangement of piles, under the columns - free-standing with a cluster arrangement of piles. In the floor of the underground part, a monolithic reinforced concrete slab 250 mm thick was designed, which unites the grillages of the parking lot. Piles - reinforced concrete driven, section 30 x 30 cm, length 13 m.
