Construction of a hotel with a built-in bath complex
Brief description of the object:
Functional purpose of the capital construction object: a hotel with a capacity of 20 beds with built-in premises of a bath complex for 25 beds. The first and second floors are designed to accommodate the bath complex. Hotel rooms are located on the third and fourth floors. The structure of the premises of the second floor provides for the placement of a cafe for servicing the hotel.

Technical and economic indicators of the designed facility:
Plot area, ha: 0,1608
Building area, m2: 777,0
Total building area, m2: 2661,5
Construction volume of the building, m3: 10006,7

Architectural and space-planning solutions:

The hotel building with a built-in bathing complex is rectangular in plan, 49,60 x 13,00 m in size, without a basement, has 4 above-ground floors. On the first and second floors with a height of 3,60 m, built-in premises of the bath complex are provided, consisting of 4 isolated bath sections, each of which is located on two levels connected by an internal staircase. On the first floor, lobby groups of the hotel and bath complex premises, rooms for engineering equipment were designed. On the second floor - industrial premises of a cafe for service of hotel rooms. On the third and fourth floors there are hotel rooms for 20 people, service and household premises of the complex. On the roof there are superstructures with rooms for accommodating ventilation equipment, exits to the roof, a roof gas boiler room. To ensure technological connection between floors and evacuation, three staircases L1 are provided, which have access to the street, an external metal staircase of the 3rd type to ensure evacuation from the production premises of the cafe on the second floor. The roof is flat, combined with an internal organized drain. Exits to the roof are provided from the volumes of stairwells. Filling of window openings - metal-plastic window blocks with double-glazed windows. Facade finishing: basement, 1st floor - cladding with porcelain stoneware slabs on brick walls; walls of 2-4 floors, superstructures - brick (2nd floor), aerated concrete blocks, insulation from facade mineral wool boards, plastered and painted with facade paints. Partitions - depending on the functional purpose of the premises - plasterboard sheets on a metal frame, solid brick in rooms with a wet regime and technical rooms. Interior decoration is carried out in accordance with the functional purpose of the premises.

Structural and space-planning solutions:

The level of responsibility of the hotel building is II. The building was designed in monolithic reinforced concrete structures according to the frame structural scheme. Columns - with a section of 400400 mm, the main grid of columns 6.5  7.4 m. Ceilings and roofing - 200 mm thick work according to the "beamless" scheme with support on the frame columns and beams along the perimeter of the outer walls. The spatial rigidity and stability of the building is ensured by the joint work of monolithic frame columns, stiffening cores formed by the walls of stairwells 200 mm thick, and hard disks of floors and roofs. Concrete of monolithic structures of the above-ground part - B25, class AIII reinforcement. The static calculation of the building's load-bearing structures has been completed. The outer walls of the building are non-bearing, floor-by-floor, supported by floors with mineral wool insulation and trim. The walls of the first and second floors are made of solid brick with a thickness of 380 mm; walls of other floors and superstructures of technical rooms - aerated concrete blocks 375 mm thick with a density of 500 kg / m3. Fastening of walls to the supporting structures of the building is provided. Stairs - monolithic reinforced concrete. Superstructures on the roof of the building for technical premises are designed in steel structures: columns - from steel box sections, roof beams - from rolled I-beams; coating - galvanized profiled flooring. The stability of the structures is ensured by a system of vertical, horizontal connections and fastening of the steel frame elements to the supporting reinforced concrete structures of the building. Pools - monolithic reinforced concrete bowls: wall thickness - 200 mm, bottoms - 300 mm; concrete class B25, W8; fittings of class AIII. Foundations - monolithic reinforced concrete grillages on a pile foundation are designed on the basis of engineering and geological surveys carried out at the construction site. Prefabricated reinforced concrete piles with a section of 4040 cm, length 16 m, are immersed by the indentation method. At the base of the piles at the level of minus 11,520 there are gray, light silty loams with gravel, soft-plastic (IL=0.55, e=0.672, E=90 MPa). Pairing of piles and grillage is rigid. Grillages: under the frame columns - free-standing columnar piles with cluster arrangement; under the load-bearing walls - tape section 600600mm with an ordinary arrangement of piles; under the non-bearing walls of the building, monolithic reinforced concrete foundation beams with a cross section of 400600 (h) mm are provided, based on grillages. The floor of the first floor is provided with a monolithic reinforced concrete slab 120 mm thick, resting on the ground. The project provides for protection against freezing of soils at the base of high-level grillages. The material of underground structures is concrete of class B25, W6, F100, class AIII reinforcement. The relative elevation of 0,000 corresponds to the absolute elevation of 4,930 m.
