A plot intended for the construction of a residential complex consisting of three 26-storey multi-apartment residential buildings with built-in premises, an above-ground garage (car park), 2 underground garages (car parks) and a transformer substation. The site is free from buildings and engineering networks. Existing green spaces are to be demolished. The elevations of the relief surface change insignificantly (within 27.00 - 28.30). The design documentation provides for the construction of a residential complex in 3 stages. Within the boundaries of stage I, it is planned to place two 26-storey multi-apartment residential buildings with built-in premises, an underground parking lot with an operated roof for 96 parking spaces, and a transformer substation. In addition, places are provided for placing a communication facility and a DGU. Stage II provides for the construction of a 26-storey multi-apartment residential building with built-in premises, an underground parking lot with an exploitable roof for 96 parking spaces. The construction of an above-ground car park for 499 cars is envisaged at stage III. Design solutions within the boundaries of the land allotment provide for sites for the installation of garbage containers; playgrounds for children, equipped with children's play equipment; playgrounds for adults; sports grounds and 72 parking spaces. Entrances to the site are provided from the side of the projected street. Entrances to the underground car parks are designed from the projected passage on the southwestern side of the site. The design decision on the organization of the relief was made taking into account the architectural and planning solution for the development of the site, the existing position of the adjacent territory, the design features of the designed buildings and structures, as well as the conditions for drainage into the storm water wells of the projected storm sewer. The elevated unheated multi-storey car park (building No. 4) is rectangular in plan, with dimensions in the axes of 52,80 X 34,60 m. The building has 9 floors, without a basement, with each floor divided into two semi-levels, designed for 499 parking spaces. The maximum height of the building from ground level to the top of the parapet is 27,27 m. Entry of cars into the car park is provided from the ground level. Entry and exit to each level of the car park is provided by two separate double-track ramps. For vertical connection between the floors, 4 staircases L1 are provided with access to the ground level, and 4 passenger-and-freight elevators, 2 of which have a capacity of 1000 kg, are designed to transport fire departments. The roof is made of rolled materials, the coating is flat, with an organized internal drain. On the roof, superstructures are designed to accommodate the machine room of elevators and exits to the roof. An open installation of ventilation equipment in a noise-proof design is provided. Finishing of facades of the car park - concrete wall stone SKC with a front layer of plaster, painted with facade paints. Parking lots are equipped with wheel breakers, marking of dangerous areas and markings for safe operation. Measures are provided to ensure the life of the disabled: the entrance porches to the built-in premises and the entrance porches to the residential sections to the elevator halls are designed with external ramps. In the built-in rooms, bathrooms are designed that are accessible to the disabled.

 Structural and space-planning solutions

 The constructive scheme of twenty-six-story one-section residential buildings is a cross-wall system with load-bearing internal transverse and longitudinal walls. Fastening the insulation to aerated concrete - dish-shaped dowels. The system of a suspended ventilated facade adopted in the design documentation with fastening of vertical load-bearing profiles to floor slabs through brackets will be calculated and developed at the stage of "working documentation" and will have a relevant valid technical certificate of the Ministry of Regional Development of the Russian Federation. Bearing external walls - from monolithic reinforced concrete 160 and 250 mm thick with insulation and finishing like non-bearing walls, on the ground floor - 180, 200, 250 mm thick. The constructive scheme of two underground single-level parking lots is column-wall. Bearing structures of car parks - from monolithic reinforced concrete. Concrete B25, (exterior walls made of concrete B25, W6, F100), working reinforcement A500. Columns - with a section of 400x800 mm, with a maximum pitch of 8,0x6,9 m. External walls of car parks - 300 mm thick. The outer walls of the stairs above the blind area - 200 mm thick with insulation and finishing with a thin plaster layer with painting. Internal walls - 200 mm thick. The covering is a continuous slab 350 mm thick, in the column area - with capitals 600 mm thick (taking into account the thickness of the slab). The cover over the entrance ramp to the car park is a translucent structure made of a steel frame and polycarbonate cover. Elements of stairs - prefabricated reinforced concrete marches and platforms made of monolithic reinforced concrete. The spatial rigidity and stability of the underground car parks is ensured by the box-like structure and the joint work of the columns and outer walls, united by the cover disk. The structural scheme of the closed multi-level car park is frame-wall. The supporting structures of the car park are made of monolithic reinforced concrete. Concrete B25, working reinforcement A500. External non-bearing walls - from concrete wall blocks 190 mm thick with painting. The columns of the building are made of monolithic reinforced concrete with a section of 400x800 mm, with a maximum step of 7,9 x 6,8 m. The parking lot ceilings and coating are continuous slabs of monolithic reinforced concrete 250 mm thick, along the perimeter - with strapping beams with a section of 200 x 850 (h) mm . Ramps - slabs of monolithic reinforced concrete 250 mm thick on beams with a section of 300 x 500 (h) mm. Elements of stairs: marches - prefabricated reinforced concrete, platforms - from monolithic reinforced concrete. The spatial rigidity and stability of the multi-level car park is ensured by the rigid connection of all reinforced concrete elements of the skeleton and the joint work of the frame with the hard disks of the floors. Structural calculations were performed using the certified software package Monomakh and Lira in a finite element model, taking into account the joint work of the building, foundations and foundations and the mutual negative influence of neighboring buildings. The fire resistance of structures is ensured due to the installation of a normalized value of the protective layer of concrete up to the axis of the working reinforcement. The level of responsibility of residential buildings and parking lots is the second (normal). The service life of buildings is assumed to be at least 50 years. The underground structures of the buildings are designed from concrete on sulfate-resistant Portland cement.
