The project documentation provides for the construction of a residential complex of 9 multi-apartment multi-storey residential buildings with built-in and attached premises, an attached police station building and a built-in and attached above-ground closed parking lot. The complex in plan has a closed rectangular perimeter structure, consisting of 11 row and 4 corner residential sections and a police station building. Ordinary sections have dimensions in the extreme axes of 28,0 x 14,4 m and 29,6 x 15,9 m. The corner sections have dimensions in the extreme axes of 25,5 x 28,5 m, 31,4 x 23,2 m, 31,0 x 26,5 m. The building of the police department has dimensions in the extreme axes of 42,2 x 22,5 m. The number of floors of the residential part of the complex, including the technical floor and the upper technical attic - five 14-story sections, two 16-story sections, one 20-story section, six 21-story sections and one 26-story section. Number of storeys of the police building - 3 floors. The maximum height of residential buildings from the planning ground level to the top of the parapet is 76,7 m. The maximum height of the police station building from the ground level to the top of the parapet is 16,2 m. The level of the finished floor of the second floor (first residential floor) is taken as a relative mark of 0,000 residential buildings, which corresponds to a mark of 5.80 in the BSC. For the relative mark of 0,000 of the police building, the floor level of the first floor was taken, which corresponds to the mark of 5.10 in the BSC. Built-in premises are provided to accommodate a youth club and a library, as well as a homeowners association service. The main entrances to residential buildings are designed from the north side: from the side of Marshal Kazakov Street from the planning mark of the land and from the side of the yard - from the operated roof of the car park, as well as from the east side from the side of the yard from the operated roof of the car park. The main entrance to the police building is on the east side from the courtyard of the police station, located along the eastern intra-block passage. The main entrance to the youth club is designed in the attached part from the corner of Marshal Kazakov Street and the western intra-block passage. The main entrances to the library and the HOA service are from the yard from the operated roof of the parking lot. Entrances to the parking lot of residential buildings are provided from the "pocket" from the side of the street. Marshal Kazakov, as well as from the southern and western intra-block passages. Entrance to the underground parking lot of the police station is carried out from its territory, connected by three entrances with the eastern intra-quarter public passage. On the first basement floor of residential buildings, entrance groups to residential sections, through passages to the courtyard, arches of entrances to the exploited roof of the courtyard, entrances to the parking lot, as well as technical and engineering rooms are provided. All premises of the complex, including built-in and attached premises and the police building, are designed with the final interior layout and decoration. In all built-in and attached premises, sanitary and hygienic blocks, engineering networks, supply and exhaust mechanical ventilation, separate entrances isolated from the residential part are designed. In those sections where there are two floors of built-in premises, the apartments start from the 4th floor, in all other sections residential apartments are designed starting from the 2nd floor. On the upper technical floor, ventilation chambers are installed to pressurize air into the elevator shafts and inventory networks are laid out in the “warm” attic space. In the superstructures on the roof, machine rooms for elevators and ventilation chambers for pressurizing air into the elevator shafts were designed. The height of the basement first floor is 4,35 m. The height of all residential floors is 2,80 m. The height of the floor of the built-in premises of the library is 2,80 - 3,25 m. The height of the floor of the built-in and attached premises of the teenage and youth club is 3,00 m, the choreography hall as part of the club is 4,20 m. The entrance groups of the residential part are designed separately from the entrances to the built-in non-residential premises and the parking lot. In each section, depending on the number of storeys, a staircase-elevator unit with passenger and cargo-passenger elevators, with a carrying capacity of 400 kg and 630 kg, is designed. In all sections above 16 floors, one elevator is provided for the transportation of fire departments. In all residential sections, non-smokeable staircases of the H1 type are designed with exits directly to the outside to the planned ground level or to the operated roof of the parking lot. Each section has a waste chute. Stairwells in the building of the police department are designed as L1 (2 pcs.). The outer walls below the planning level of the ground are three-layer, made of monolithic reinforced concrete with thermal insulation. External walls from the planning mark to the mark of 0,000 - from monolithic reinforced concrete with insulation and facing with wall concrete stone with different textures, thickness from 80 to 120 mm. External walls above the mark of 0,000 of three types: made of ceramic hollow brick 250 mm thick, insulated with a thickness of 150 mm, finished with thin plaster over the insulation; from wall flat prefabricated reinforced concrete panels with a thickness of 100 to 120 mm, with a heater 150 mm thick, with a finish of thin plaster over the insulation, from three-layer prefabricated wall panels with a thickness from 250 to 430 mm with a layer of insulation 100 mm thick with an external finish of thin plaster over concrete. Socle - facing with wall concrete stone. Roofing - rolled, with insulation of the NG group, the coating is flat, with an internal drain. Windows and balcony doors - metal-plastic with single-chamber double-glazed windows. In the apartments, partially from the 2nd floor, but everywhere from the 6th to the 25th floor, glazed loggias and balconies are designed, with a single-filled aluminum profile structure. The closed-type parking lot is designed as a one-story recessed volume, divided into five fire compartments with a capacity of 44 to 99 cars each. Each compartment has its own entrance and independent evacuation exits to the outside. The floor level of the car park is -4,300. The clear height of the car park is 2,92. The car park also has engineering maintenance facilities for the car park (ventilation chambers and switchboards). Entrances to the parking bays are designed along internal closed single-track ramps from intra-block passages or from the “pocket” of Marshala Kozakov Street. The parking lot does not have external walls, as it is limited along the perimeter by the basement of residential buildings and is separated from them by fire walls. The roof of the car park is operated, with insulation from the side of the car park. The design documentation provides for planning and design solutions that ensure the accessibility of entrance groups and stair-elevator nodes for people with limited mobility (MMGN), including for wheelchair users, as well as accessibility to all planning elements (recreation areas, parking lots, residential buildings, built-in premises, etc.), except for a closed underground car park.

Structural and space-planning solutions

Responsibility level - II (normal). The buildings of the residential complex are designed from various materials, according to various design schemes and are separated by sedimentary seams. Buildings 1÷5 are designed from monolithic reinforced concrete according to a combined structural scheme: at the level of the basement - a cross-wall system with load-bearing internal and external walls, the upper floors - a column-wall system with load-bearing internal walls with irregular pitch from 3,0 to 6,3, 250 m, and columns located along the outer contour of the building. The outer walls of the basement floor are made of monolithic reinforced concrete 180 mm thick with insulation and finishing with concrete stone, the inner walls are 200 and 40 mm thick, concrete class B6, W150, F180. All main load-bearing walls of the upper floors are 200 and 250 mm thick, columns - with a section of 500 x 250 ÷ 900 x 180 mm. Floor slabs and coatings 30 mm thick. The material of monolithic structures of the ground part is concrete of class B40 - B500, reinforcement of class A240C, A6. Stairs - prefabricated reinforced concrete marches and monolithic platforms. Elevator shafts - prefabricated reinforced concrete. Building 30 (police department) is designed from monolithic reinforced concrete class B400 according to the column-wall design scheme. Columns - section 400 x 4,5 mm, grid of columns 7,5 ÷ 6,0 x 160 m. Bearing walls - 200 mm thick Ceiling above the basement and covering - beamless slabs 180 mm thick, interfloor ceilings - beamless slabs 30 mm thick , concrete class B150, F6, W1. External walls above the basement of buildings 6 ÷ 930 - non-bearing, with floor support on floors, multi-layered - made of porous brick with a density of 980-250 kg / m³ on a light mortar 150 mm thick, mineral wool insulation XNUMX mm thick and thin facade plaster (BOLIX facade system ). The connection of the layers and the fastening of the walls to the supporting structures of the building is carried out by flexible connections with an anti-corrosion coating. Spatial rigidity and stability of buildings 1 ÷ 6 is ensured by the joint work of vertical elements, united by monolithic floor disks. The structural system of buildings 7 ÷ 10 is cross-walled with load-bearing internal walls, with a narrow pitch of transverse walls of 3,2 and 3 m and non-bearing longitudinal external walls. The load-bearing structures of buildings 6 ÷ 7 at the level of the basement are designed from monolithic reinforced concrete. External walls of the basement floor - 150 ÷ ​​300 mm thick, internal walls - 160 ÷ 300 mm thick, ceiling of the basement floor - 160 mm thick, concrete class B30, W6, F150, reinforcement class A500C, A240. The overlying structures of buildings 7 ÷ 10 are designed from prefabricated reinforced concrete products manufactured by OAO Gatchinsky DSK and ZAO DSK BLOK. External walls: hinged - single-layer reinforced concrete panels 120 mm thick made of concrete class B15, F50, with a facade insulation system; end-bearing walls: single-layer reinforced concrete panels 160 mm thick made of concrete class B22,5, F50, with a facade insulation system, and three-layer reinforced concrete panels 300 and 420 mm thick, made of concrete B20 ÷ B22,5, F100, with an average layer of insulation 100 thick ÷ 200 mm. Panel joints are closed, sealed with mastic over sealing gaskets. Wall panels are fastened to the supporting structures of the building using steel ties. Internal load-bearing walls - prefabricated reinforced concrete panels with a thickness of 160 mm from concrete class B15 ÷ B25, F50. Interfloor ceilings - prefabricated reinforced concrete flat slabs 160 mm thick from B15 class concrete. Balcony slabs - prefabricated reinforced concrete flat slabs 160 mm thick from concrete of class B22,5, F75, combined with floor slabs; thermal inserts are provided in the area of ​​passage through the outer walls. Cover slabs - prefabricated reinforced concrete flat slabs 160 mm thick made of concrete class B22,5, F50.  Stairs - prefabricated reinforced concrete ribbed march - platforms. Elevator shafts - voluminous prefabricated reinforced concrete elements. Interfacing of load-bearing panels and floor slabs is a platform joint with the transfer of forces to the underlying floor through the floor slab. Fastening of all prefabricated structures to each other - by welding. The spatial rigidity and stability of the hulls is ensured by the joint work of the transverse and longitudinal walls with floor disks. The static calculation of the load-bearing structures of the residential complex, taking into account the joint work of buildings with the base, was carried out by Architectural Studio M4 LLC and DSK Blok CJSC using the SCAD 11.3 software package. The main load-bearing structures are designed to meet fire resistance requirements in accordance with STO 36554501-006-2006. The horizontal movement of the top of the building does not exceed 6,5 cm; acceleration of vibrations of building structures, arising from the pulsation of the velocity pressure of the wind, does not exceed 0,08 m/s². The foundations of residential buildings are made of piles. Piles - driven prefabricated reinforced concrete, made of concrete class B25, W6, F150, section 400 x 400 mm, of various lengths, from 13 to 15 m, depending on the occurrence of the bearing layer. In accordance with the report on engineering and geological surveys of the State Unitary Enterprise "Trest GRII" in 2010, the lower ends of the piles are immersed in soils: EGE-12 (dusty blue dislocated hard clays with fragments of sandstone with E \u230d 0,37 kg / cm², IL \u13d -300) and EGE-0,60 (silty blue layered clays with sandstone interlayers, hard with Е=90 kg/cm², IL= -100). The calculated pile load of 28 tf and 2010 tf was adopted on the basis of pre-design tests of soils with driven reinforced concrete piles with a static indentation load, performed by CJSC "Construction Trust No. 14" in 2010, No. 19/2010 ÷ 5/10. The expected design settlement of the hulls is 30 ÷ 40 cm. The design documentation provides for control tests of piles. Grills are designed from monolithic reinforced concrete class B6 - B150, W600, F750, 1 ÷ 5 mm thick. The grillages of buildings 7÷8 and 10 are slab, buildings XNUMX ÷ XNUMX are tape. Pairing of piles and grillages is rigid. Under the grillages, concrete preparation is provided from concrete of class B7,5 with a thickness of 100 mm. The relative mark of 0.000 for residential buildings corresponds to the absolute mark of 5.80, for the building of the police station - to the absolute mark of 5.10. The car park building was designed according to the column-wall structural scheme, divided by sedimentary seams into five parts. Columns - from monolithic reinforced concrete class B30 with a section of 400 x 400 mm, a grid of columns 5,5 ÷ 7,0 x 7,4 m. External walls - from monolithic reinforced concrete class B30, F150, W8 200 mm thick. The parking lot surface is a beamless slab made of monolithic reinforced concrete of B30, F150, W6 class, 300 mm thick. The pavement of the car park is exploitable and is designed to withstand the temporary load from the fire truck. Spatial rigidity and stability are ensured by the joint work of columns, longitudinal and transverse diaphragms, united by horizontal disks of monolithic ceilings. The foundations of the building of the police station and the parking lot are designed in the form of monolithic reinforced concrete slabs 400 mm thick, made of concrete class B30, F150, W8. Under the slabs, concrete preparation is provided from concrete of class B7,5 100 mm thick on a compacted sand and gravel pad 300-400 mm thick.
