This project provides for the reconstruction of a six-apartment residential building into a single-apartment residential building. The reconstruction is carried out with the preservation of the existing capital structures of the building, with a complete redevelopment of all premises, with an addition to the 4th floor and a change in the facade of the building. The building is designed for one family.

Description and justification of the external and internal view of the capital construction object, its spatial, planning and functional organization

This project provides for the reconstruction of a six-apartment residential building into a single-apartment residential building. The reconstruction is carried out with the preservation of the existing capital structures of the building, with a complete redevelopment of all premises, with a superstructure of the 4th floor and a change in the facade of the building. The building is designed for one family. The main architectural solutions are as follows: superstructure of the building on the fourth floor; the built-on floor is smaller in area, has two promenade galleries and a complex-shaped roof resting on columns;  change of facades; new decorative elements are being designed on all facades; stained-glass windows and a balcony are arranged on the facade from the side of the kindergarten; complete redevelopment of the building, with the preservation of the existing staircase. The designed superstructure complies with the requirements of urban regulation in terms of height. After reconstruction, the building remains residential, but the number of residents decreases, i.e. the projected reconstruction reduces the load on the city's infrastructure. The building is completely re-planned, with the preservation of the existing staircase. On all floors there are residential and non-residential rooms, corridors, bathrooms. The kitchen is located on the 3rd floor. The level of comfort is increased - the apartment has 4 bathrooms with a toilet and a sink, one bathroom with a shower (a bath is not required on the instructions of the customer). The rooms located under the kitchen, under the bathrooms, with direct access to the street, are classified as non-residential. This corresponds to real use in luxury apartments: such rooms have gyms, libraries, etc. premises without permanent residence of people. The basement is a utility room. The built-on fourth floor has terraces that can be accessed from the living rooms. For the laying of engineering networks on the side of axis 8, a special shaft is arranged. Hatches for access to the mine - from adjacent bathrooms. Black floors. The design of the floors on metal beams is as follows: plank logs are laid on the beams, a tongue-and-groove board flooring and a screed of two layers of GVL are laid on the beams; the space between the beams is filled with mineral wool; the overlap from below is hemmed with plasterboard on a metal frame. Logs are installed on elastic pads made of special soundproof material or building felt. In the premises of bathrooms and kitchens, waterproofing from rolled material is arranged in the floors, extending 150 mm to the partitions enclosing these premises. Partitions and wall cladding. The main type of partitions in the project is on a 100 mm metal frame with plasterboard sheathing in two layers on each side, with mineral wool lining. In the bathrooms, moisture-resistant GKL is used. Partitions are installed and sheathed from the subfloor to the ceiling beams. The outer walls are sheathed with GKL in two layers on a 100m metal frame with a mineral wool lining. Along the contour of the outer walls and from the side of the bathrooms, a vapor barrier layer of polyethylene film is laid between the two layers of GKL, the seams are glued with a special tape. All units of partitions and wall cladding are carried out in accordance with SP 55-101-2000 "Enclosing structures using gypsum boards". Superstructure and roof. The walls of the superstructure are non-bearing. The walls are arranged on a frame made of bent galvanized steel profiles with a wall thickness of 2 mm; special thermal profiles are used for external walls with reduced thermal conductivity along the wall. In the plane of the frame lays a heater - semi-rigid mineral wool. On the street side, the frame is closed with a special diffusion waterproofing film, a plank crate is arranged on top, along the crate the wall of the superstructure is sheathed with a roofing metal sheet with vertical folds; from the inside, the wall is sheathed with GKL in two layers, a vapor barrier layer is laid between the layers - a polyethylene film. The space between the outer skin and the insulation is ventilated, for which holes are arranged below and above each cavity to ensure free movement of air. Roof - insulated combined ventilated. Plank girders are laid along the trusses, semi-rigid mineral wool is laid in the plane of the girders, a special diffusion waterproofing film is laid on top, a plank crate and a counter-lattice are laid on top; roofing - rolled metal sheet on folds; from the inside, the roof is sheathed with GKL in two layers, a vapor barrier layer is laid between the layers - a polyethylene film. Terraces are being set up. The terraces are insulated with expanded polystyrene under the screed. On the terraces, fences with balusters are arranged, bearing racks are made out as decorative columns. There are railings on the roof. Drainage from the roof - external unorganized to the terraces. Drainage from the terraces - external organized through drainpipes to the street. Windows and stained glass. All windows in the building are being replaced with new, wooden double-glazed windows with an energy-saving coating. The window opening scheme provides for fixed modes of micro-ventilation and ventilation. Windows according to GOST 24699-2002. Windows are installed in accordance with GOST 30791-2002. On the side of axis 1, a single stained-glass window is arranged on the 2nd-4th floors. Stained-glass window - on aluminum insulated profiles, with a double-glazed window with an energy-saving coating, without opening sections. The stained-glass window consists of a vertical part and inclined parts in the plane of the roof.

Justification of the adopted volumetric and architectural and artistic decisions, including in terms of compliance with the limiting parameters of the permitted construction of a capital construction object

The adopted volume-spatial and architectural-artistic solutions do not contradict the established requirements of urban planning regulation of the city. The rules for development and land use of the city for this quarter do not set the maximum height of development, since the quarter is assigned to ZRZ-1. The law “On the boundaries of zones for the protection of cultural heritage objects”, according to the Scheme of height regulation (Appendix No. 3), for this quarter, the height requirement along the street front is 23 m - along the street front to the roof ridge 28 m - the height of the intra-block building is 33 m. The height of the projected building along the street facade is 10.6 m, up to the roof ridge 15.9 m, which meets the requirements of the Law.

Description and justification of the compositional techniques used in the design of facades and interiors of a capital construction object

The planned reconstruction makes the building, which at the moment is extremely uninteresting and devoid of facade decoration, more representative and architecturally significant. The nature of the facade decoration corresponds to the spirit of the historical traditions of the city.

Description of solutions for finishing the premises of the main, auxiliary, service and technical purposes

Room finishing solutions are shown on the Room Finishing Sheet, sheet 15.

Description of architectural solutions that provide natural lighting for premises with a permanent presence of people

All living rooms have windows. The window area relative to the floor area varies from 1:7 (the worst value, in room 303) to 1:2 (in the overbuilt floor), which meets the regulatory requirements. During the superstructure, insolation and KEO for normalized premises in adjacent buildings do not go beyond the permissible values. Description of architectural and construction measures that ensure the protection of premises from noise, vibration and other impacts

Since the building is single-apartment, all internal walls, partitions and ceilings are intra-apartment. According to the requirements of SP 23-103-2003, the following structures are normalized for the building being designed: floors between rooms in the apartment - Rw 43 dB, Lnw 68 dB; partitions between the kitchen and rooms, between rooms - Rw 41 dB; partitions between rooms and a bathroom - Rw 47 dB; windows - from 15 to 30 dBa, depending on the level of noise from transport. The type of partitions used, according to SP 55-101-2000, table. 4 is allowed for use at Rw 47 dB, i.e. complies with regulatory requirements. The parameters of the applied type of overlap are determined by calculation and are Rw 45 dB, Lnw 69 dB; the calculation takes into account the soundproof nature of the floor covering (linoleum), the presence of elastic pads under the logs, the presence of an additional layer of mineral wool filling the voids between the beams. Window parameters are determined by the manufacturer and are confirmed upon delivery of windows with the necessary certificates.

Оwriting solutions for decorative, artistic and color interior decoration

This project determines only the rough finish of the premises, the finishing finish is at the choice of the residents of the house.
