Architectural solutions

The building was built in 1994. according to the standard project “Block B-II-4. Integrated public catering enterprise, developed by the LenNIIproekt institute, frame-panel, from the products of the KL bonded frame, rectangular in plan, 2-3-storey, with a basement. Since 2000, the building has not been used, and according to an unknown project, work was carried out, during which the basement was deepened, the foundations were reinforced, and the superstructure with aerated concrete blocks on the metal frame of the third floor was carried out in the dimensions of the outer walls of the two-story part. The reconstruction has not yet been completed. The height of the building is 11,2m. Roof - combined, flat. During the inspection of the building, all partitions were dismantled. The building is located in the zone of mid-rise and high-rise apartment buildings, and is located outside the territory of the historically developed areas of the central part of the city, with the inclusion of social, cultural and communal facilities related to the residence of citizens, as well as engineering infrastructure facilities. The site is limited: from the north-west - by Shavrova street, from the south-west - by Planernaya street from the south-east and north-east - by local passages. The project provides for the adaptation of the building for modern use: the placement of commercial rental premises on the 1,2st and 3nd floors, a sports and recreation center on the 4rd floor, on the 5th and 4th floors being built on - the placement of office premises for notary and legal consultations (5th floor), office premises for the administration of the building ( 0.000th floor); in the basement - a water meter, ventilation chamber, ITP. Planning decisions are agreed with the customer. Volumetric-spatial and architectural-artistic solutions. The project provides for a superstructure of the building up to a five-story volume. The floor mark 1,350 of the first floor is 5,850 m higher than the sidewalk mark (blind area) and corresponds to the absolute mark 18,430. The height of the ridge is +2,7 m. The height of the floors of the building: basement -1m, 2st and 3,0nd -3m, 3,250rd -4m., 2,865th - 5, 2,910th -5 m. sides of the courtyard facade along the axis E in axes 6-5, a staircase, glazed, up to the 2th floor is attached. Communication between floors is carried out by 4 stairs and an elevator. Isolated exits from the basement are organized through pits along external open stairs. The three-dimensional composition of the building is focused on viewing while driving along Shavrova Street and Planernaya Street in both directions in conjunction with the existing building. The facades of the 5th and 23th floors being built on are made with an imitation of a high hip roof covered with a profiled metal sheet in RR-XNUMX (gray) color. Facades of floors 1-3 are lined with cassettes of composite panels "Sutek" of the hinged facade system with an air gap "Ukon" type "ATS" (gold; white). Turns in the building are provided as part of the decorative fencing of the facades (along the A axis in the axes 3-4, 4-5, 5-6; along the 1 axis in the axes C-D; along the 8 axis in the axes C-D; along the E axis in the axes 3-4). Profile color - brown (RAL 7006), glazing: tinted bronze pilkington 6 mm. A ramp for MGN is being arranged. Entrances to the building are decorated with visors with translucent filling. The basement part of the building is finished with AM2F16 PF agglomerate tiles. Compositional techniques used in the design of facades and interiors. The symmetrical composition of the design of the front facade in axes 1-8 is preserved with the installation of large decorative stained-glass windows in axes 3-6, which are supported by the central stained-glass windows of the side facades in axes A-E and E-A. The corners of the building are accentuated by the height of the stained-glass windows with hinged panels of a golden hue. The plinth of the same shade unites the symmetrical composition of the facades into a single whole. The façade in axes 1-8 is complemented by canopies over symmetrically located entrances to the building. In the superstructured floors, the project provides for vertical windows located strictly along the axes of the existing window openings along the facades of the building. Solutions for finishing the premises of the main, auxiliary, service and technical purposes. For finishing the premises, materials are used according to the "sheet of finishing the premises" on sheet AR-25 and "Explication of floors" on sheets AR-23,24. On the evacuation routes, the project provides for the use of decorative, finishing, facing materials and floor coverings in accordance with Table 28. All finishing materials must necessarily have certificates in the field of fire safety, hygienic and certificates of conformity. The project provides for the installation of ARMSTRONG acoustic suspended ceilings with built-in lamps in all rooms (except basement rooms). Mount suspended ceilings after laying engineering systems. Flooring materials: ceramic tiles, linoleum, laminate and carpeting are given in the floor explication in accordance with the purpose of the premises. Window fillings are designed with deglazing according to the diagrams on sheet АР-21, with a single-chamber double-glazed window and a tilt-and-turn mechanism for ventilation. Door fillings of external openings: service - metal oar with filling with two-layer single-chamber double-glazed windows; in the public part - metal-plastic, filled with double-layer single-chamber double-glazed windows. The specification for filling doorways is given on sheet АР-22. Proposals on the choice of manufacturers of joinery and construction products are advisory in nature. The order of window and door blocks must be made after additional measurements of openings with a call to a representative of the supplier. External decoration of the walls of the building: Cassettes from composite panels "Sutek" of the hinged facade system "Ukon" type "ATS" in 2 colors: gold, white. Turns: in the building are provided as part of the decorative fence of the facade (along the A axis in the axes 3-4, 4-5, 5-6; along the 1 axis in the axes B-D; along the 8 axis in the axes B-D; along the E axis in axes 3-4). Profile color - brown (RAL 7006), glazing: tinted bronze pilkington 6 mm. Plinth, porches, pits, ramp: agglomerate facing slabs. Attached staircase: up to elevation +2,430 composite panels "Sutek" (color - white), above warm stained-glass window - single-chamber, aluminum profile, profile color - brown (RAL 7006), glazing: tinted, bronze pilkington 6 mm. An asphalt pavement is provided around the building. Architectural solutions that provide natural lighting for premises with a permanent presence of people. To ensure natural lighting of premises with a permanent stay of people, side lighting is provided - existing and new window openings in the outer walls. According to the KEO calculations (see appendix) in premises with a permanent stay of people, zones are allocated for accommodating workplaces for employees. Architectural and construction measures that ensure the protection of premises from noise, vibration and other impacts. Noise suppression measures for engineering and technical equipment ensure compliance with sanitary noise standards for the surrounding area. Acoustic noise calculations are attached (See Volume 8.2 "ZSh"). Noise from the passage of cars and trucks, from loading and unloading operations does not exceed the permissible level. The sanitary standard for noise in the premises of an administrative building is ensured by the fulfillment of the requirements of SNiP 23-03-2003 for soundproofing building envelopes. Enclosing structures of premises with a normalized level of sound insulation are adopted in accordance with the calculation, as well as for frame partitions - according to the standard album of the Central Research Institute of Industrial Buildings approved by the State Construction Committee. Double-glazed window fillings provide the necessary soundproofing of the premises. In the premises of the heating center, the ventilation chamber, the electrical panel room, the soundproof ceiling was finished with Isover “ZvukoZaschita” slabs. A sound-insulating gasket is laid along the contour of the premises at the level of the leveling screed. Lighting solutions for the object, ensuring the safety of aircraft flight (if necessary). The reconstructed building is a five-storey one, - the light protection of the object is not required. Solutions for decorative, artistic and color interior decoration. The premises of the main purpose are finished according to a separately developed design project. In the rest of the premises, the project proposes finishing with materials of neutral light colors. Space-planning solutions. The project provides for: Preservation of external and internal capital walls. To build on the building with the 4th and 5th floors. The outer walls of the 4th and 5th floors should be made of wooden structures (see Fig. KD) with the laying of the insulation layer (NG) necessary for the calculation, steam and wind protection and covering with galvanized roofing steel with a polymer coating. To ventilate the insulation, provide a device for supply and exhaust air. From the side of the premises, sheathe the walls with two layers of GKLO. To build on the existing staircase L-1 in axes 1-2 up to the fifth floor. Perform an extension of the second type 1 evacuation ladder in axes 5-6; Passenger elevator device in axes 2-3. Marches of stairs are made of prefabricated reinforced concrete steps along metal stringers. When pairing a new masonry with an existing one, be guided by the indication of series 2.130.6-KR-1, sheet-32. The laying of openings, new brick walls should be made of solid brick of the KORPO 1NF / 100 / 2,0 / 50 grade GOST 530-2007 on mortar M-50 with mandatory dressing of the seams according to node 2 of series 2.130.6-KR-1-32. Reinforce the masonry after 4 rows with a mesh 5Вр1 50x50. The planning of the premises of the building for modern use is carried out in the dimensions of the existing main walls. Planning decisions are agreed with the customer. The project provides for: the organization of an isolated entrance to the basement floor with the installation of pits with steps. Place technical rooms in the basement. on the 1st floor to place: a grocery store, the store is divided into two parts: office space and a trading floor. The entrance to the store for visitors is carried out along the axis A, m / o 2-3, 8-7. The ramp allows MGN to freely enter the store. Place on the 2nd floor: commercial rental premises for manufactured goods, visitors get to the floor via two stairs and through an elevator. On the 3rd floor: there is a sports and recreation complex.

Constructive decisions

The existing building is a two-, three-story frame-panel with a braced frame (KL series). The bearing elements are columns with a section of 40x40 cm and crossbars with a height of 450 mm. Grid of columns 6x6m and 3x6m (two staircases). Floor height 3,3m. The ceilings are made of ordinary multi-hollow slabs; along the inner rows of bonded multi-hollow and ribbed sanitary-technical ribs up; along the outer rows of bonded solid. The height of all plates is 22 cm. Separate sections with holes are made in monolithic reinforced concrete. There are two stairs made of prefabricated reinforced concrete marching platforms with a width of 1200 mm and semi-platforms. Enclosing structures are wall panels 300 mm thick. The stability of the building is ensured by the joint work of floor disks and columns clamped into the foundations. The foundations of the building are columnar piles from prefabricated reinforced concrete piles of square section 35x35cm and grillage. The depth of piling is 17,1 m from the level of the day surface. At the base of the foundations lie gray sandy, hard sandy loam, with gravel and pebbles up to 15%, with the following physical and mechanical characteristics: γ=2,25t/m3, e=0,325, c=0,52 kg/cm2, φ=24º, E=320 kg/cm2. The entrance pits to the basement and the foundations of the outer porches are made of prefabricated foundation blocks. The main load-bearing reinforced concrete structures are in working order. Verification calculations show that the superstructure of 2 floors in light structures can be made without strengthening the reinforced concrete frame. The frame of the third floor along the perimeter of the building is made of metal structures. Columns from I-beams 20K1, main beams from I-beams 30Sh2, secondary beams from I-beams 25B1. Along the internal axes, the beams rest on the existing reinforced concrete columns of a three-story volume. The filling between the beams is made of small-sized BPR slabs 50 mm thick. The constructive part of this project provides for measures that allow for the addition of two floors and the reconstruction of the existing building for office space. All design decisions were made on the basis of a technical report on the state of building structures, complex engineering and geological surveys. Groundwater occurs at a depth of 1,8 m from the earth's surface. According to the results of chemical analyzes, soils in relation to concrete of normal permeability have a weak degree of aggressiveness in terms of the hydrogen index, an average degree of aggressiveness in terms of the content of aggressive carbon dioxide, and a low degree of aggressiveness in terms of the content of SO4. According to SNiP 2.01.07-85, the normative wind load was adopted for District II - 30 kg / m2, the estimated snow load was adopted for District III - 180 kg / m2. The normative depth of seasonal freezing is 1,45 m. The level of responsibility of the building is the second. The geotechnical category of the building according to TSN 50-302-2004 is the second. For the relative mark of 0,000, the mark of the finished floor of the first floor was taken, which corresponds to the absolute mark of 4,5 m. Measures for the fire protection of structures were taken on the basis of the requirements of SNiP 21-01-97*. Before starting work, it is necessary to dismantle the following building structures: floor sections in axes 1-3, C-D under the stairwell, elevator shaft and ventilation shaft at elev. 0.000, 3.300, 6.600, 10.110; flights of stairs in axes 7-8, G-E; overlapping areas in axes 5-6 along the G axis at el. 6.600 and 10.110 under the ventilation shaft; vertical metal connections between the steel columns of the third floor along the E axis in axes 1-3, 6-8; structures of existing porches along the E axis; visors at elev. 3.300 along the E axis; aerated concrete masonry with elev. 7.500 to 10.110 and curtain wall panels with elev. 2.640 to 7.500 in axes 5-6 (in the area of ​​the external staircase). The structure of the constructive part of the project includes the following works. 1. Based on architectural solutions, the internal staircase in axes 7-8, D-E between the first and second floors is dismantled. Openings in ceilings at 0.000 and 3.300 after the stairs are dismantled, they are covered with monolithic sections 120 mm thick. The existing crossbars, beams along the axes 7, 8 serve as the bearing elements of the floors. A ventilation shaft is arranged in the axes 5-6. At elev. 0.000 and 3.300 holes for the shaft are made in the existing bonded ribbed sanitary slabs. At elev. 6.600 and 9.900, the existing floor sections in the ventilation shaft passage area are dismantled and new ones are installed in monolithic reinforced concrete 120 mm thick along metal beams. The beams are plastered according to the grid 2.10-1,0 Nu GOST 3826-82. Floor concrete is accepted as B20 class. 2. In axes 5-6 near axis E, a new evacuation ladder is attached. Up to the level of 2.430 the staircase is made of 380 mm thick bricks. Above, along the monolithic reinforced concrete belt, a supporting metal frame is being erected. Frame racks from a profile pipe 200x6, beams from channels 22, 18 and I-beams 25B2. The stability of the staircase is provided by vertical connections between the columns of shaped pipes 50x100, 100x100 and horizontal connections along the coating of 75x6 corners.
