Architectural and planning solutions

The projected building, with its front facades, faces the street and the driveway, from where the entrance to the territory is carried out. The eastern facade of the building is partially "planted" on the red line of the street along the border of the allotted area, the southern one is indented from the passage with the organization of a lawn and sidewalk along the fence of the site. Entrances to the building are designed from the side of the courtyard, where a turnaround area and convenient entrances are provided. The project provides for the placement of car parking for 6 cars (2 places for personal vehicles of the disabled), a container site and recreation areas. The territory of the complex for single citizens is subject to improvement and is separated by a fence located along the perimeter of the site (see Volume 2.2). The landscaping project includes: arranging a lawn, planting trees and shrubs and flower arrangements (see Volume 2.3). The designed building of a special residential building for single elderly citizens is a 3-storey L-shaped volume with an attic floor. Residential building - corridor type with two stair-lift blocks. On the ground floor of the building there are premises of the social service system for residents of the house and 6 apartments, two of which are designed for wheelchair users. There are 2 apartments on the 3nd and 17rd floors, and 15 apartments on the attic floor. There are 2 independent entrances from the street to the premises of the tenant service system, they can also be entered through the stair-lift blocks and corridors of the 1st floor. According to the design task, the service system includes: Administrative block (director's office and rooms for social workers, control room); Medical unit (waiting room, doctor's office, treatment room, nurse's office, medicine storage room, exercise therapy room); Leisure block (hall, library, assembly hall); Department of day care (head's office, hall and rest room); Household block (self-service laundry room, occupational therapy room, minor repair workshop, pantry and wheelchair for residents). The set of built-in premises is determined by the design task, as well as the needs of the residents and includes: Assembly hall for 40 people; Library for 6 visitors (simultaneously); Occupational therapy room for 6 people; Workshop for minor clothing repair for 2 workplaces; Hall for 40 people; Lounge for 4 people; Hall of physiotherapy exercises for 5 people; Consultant doctor's office; Psychologist's office; Nurse's office; Storage room for medicines; Self-service laundry for 2 visitors (simultaneously); Director's office; Manager's office; Office of social workers for 2 workplaces; Storage room for residents; stroller; Cleaning room.; Linen; Dispatching room (with output to the control panel of security alarms, telephones, warning systems and other dispatching systems); ABOUTApproximate number of service personnel - 15 people.; Working hours - 12 hours (2 shifts). This project provides for the creation of the necessary conditions for the residence of the disabled and MGN. All floors of the building are connected by elevators. Access to the 1st floor is provided by a non-slip ramp. Stairs and ramps have railings. Thresholds at the entrances do not exceed 20 mm. Building characteristics. Number of floors in the house - 3 floors + attic. The number of residential apartments is 55. Floor height - 2.85 m. Functional fire hazard class F1.3, F3.4, F3.5 Constructive fire hazard class C0. Fire hazard class of building structures K0. Degree of fire resistance II. The building is brick, prefabricated reinforced concrete floors, with monolithic sections. The roof is pitched, covering - roofing steel with a polymer coating on a wooden crate. Rocwool insulation Roof Butts B - 40 mm, Ruff Butts H - 160 mm. In accordance with the requirement, the height of the roof ridge does not exceed 12 m. According to the project, the residential building is equipped with two elevators and a garbage chute. The outer walls are designed from effective ceramic stone manufactured by CJSC Pobeda-Knauf, grade 100, Mrz 35 according to GOST 530-95, 640 mm thick. The internal walls are made of solid red plastic molded brick 380 and 510 mm thick grade 100 on mortar grade 50. For interior partitions, aerated concrete and a hydrophobized tongue-and-groove comb are used, in the floor pies - a protective layer of cement-sand screed, a vibration-isolating layer and isoplast, which ensures the protection of the premises from noise, vibration and other influences (see drawing AR, l. 19, 20 ). Exterior Finish The facades of the building are plastered with smooth and embossed plaster 30 mm thick. The color of the facades is yellow (1018 according to RAL) for smooth plaster and dark yellow (1037 according to RAL) for plaster “under a fur coat”. The plinth and porch are lined with artificial stone (porcelain stoneware) with a rough surface. Color - gray (1024 according to RAL). The plinth is complemented by wall stationary triangular flowerpots. Interior decoration. Flooring in common corridors and stairwells - porcelain stoneware with a rough surface. The walls are plastered and painted. Ceilings - PVA painting. In the apartments, the floors of corridors and kitchens are linoleum, sanitary facilities are ceramic tiles. The walls of living rooms, hallways and corridors are finished with wallpaper, the walls of sanitary facilities are lined with ceramic tiles to a height of 1 m from the floor, followed by PVA painting. Ceilings - PVA painting. Built-in rooms are finished as follows: • Floors in the corridors - ceramic granite with a rough surface, floors in offices and rooms - linoleum, in wet rooms - ceramic tiles. • Walls - improved plaster with subsequent painting, in offices - wallpaper for painting, in bathrooms and other wet rooms - ceramic tiles to a height of 1 m from the floor, followed by PVA painting. • Ceilings - PVA painting. Wall decoration in all rooms is recommended in light colors (yellow, beige, ivory, etc.). Windows (or windows with a balcony door) are provided in all residential premises, providing the necessary level of illumination of premises with a constant presence of people. Floor corridors are illuminated through light pockets located along the length of the corridor, as well as through window openings at the ends of the corridor. This project of a special residential building for single elderly citizens takes into account the necessary requirements for people with limited mobility and provides for the creation of all the necessary conditions for their living (see the section “Measures to ensure access for the disabled”).

Structural and space-planning solutions.

The level of responsibility of the building is normal (second). The building is designed with longitudinal and partially transverse bearing walls. External walls - brick, 640 mm thick, made of effective ceramic stone grade 100 Mrz 35 on TsPR M50 with external plaster, brick γ=1200 kg/cm2. The internal walls are made of solid red brick 380 and 510 mm M100 on TsPR M50, γ=1800 kg/cm2. Basement walls: external - prefabricated, made of concrete blocks 600 mm thick, internal - prefabricated, 400 mm thick. Concrete of monolithic wall sections - B10, F100. Ceilings - prefabricated reinforced concrete hollow core slabs 220 mm thick (series 1.141.1 kl-3 issue 1-2, 1-1n) and prefabricated reinforced concrete. solid slabs (series 1.242.1 kl-3) 120 mm high in corridors. Coating - from sheet steel on the crate and steel frames from rolled I-beams. The spatial rigidity and stability of the building is ensured by the joint work of the longitudinal and transverse load-bearing walls, and the hard disks of the floors. The rigidity of the floor disk is ensured by anchoring prefabricated reinforced concrete. plates. The calculation of load-bearing structures was carried out on a computer using the SCAD 11.1 program. Stairs - prefabricated reinforced concrete steps on steel stringers. Foundations - on a natural basis, strip, from prefabricated concrete blocks on precast concrete slabs with a width of 800 to 1400 mm. A monolithic reinforced concrete belt is provided along the edge of the foundation. The average pressure on the base is R=2,3 kg/cm2, which is less than R=2,55 kg/cm2. Under the foundation, crushed stone preparation with a thickness of 100 mm is provided. The relative elevation of 0,000 corresponds to the absolute elevation of +62,800 m. In accordance with the report on engineering and geological surveys, the base of the foundation is light silty loam, hard with E = 18 MPa. The maximum groundwater level is possible at a depth of 0,0 - 0,3 m. Groundwater is non-aggressive to concrete of normal permeability. The project documentation provides for near-foundation drainage below the level of the base of the foundation, basement waterproofing. The expected average settlement of the building is 1,2 cm. No settlement of adjoining buildings is expected. Monitoring of the settlement of a building located at a distance of 25 m is provided.
