Architectural and space-planning solutions

 On the site there is an existing decommissioned building built before 1917. The building is complex in plan, 1-2-storey, with an attic, without a basement. The dimensions of the building are 59,9 x 15,6 m. The external walls and internal load-bearing walls are made of solid brick. The roof is gable, the roof is made of galvanized iron. The project documentation provides for the dismantling of part of the existing foundations, the dismantling of existing walls, partitions, ceilings and the roof of the building, the erection of new structures with the restoration of the appearance of the main facade overlooking Volkovsky Prospekt. The designed building of the office center consists of two volumes of different heights: a three-story building between the existing buildings, overlooking Volkovsky Prospekt, and a four-story, elongated section. The building was designed without a basement and an attic; an attic floor is provided in the three-story part. For the relative mark of 0,000, the level of the finished floor of the first floor, corresponding to the absolute mark of 6.80 m, was taken. The maximum height of the building from the planning mark of the ground to the parapet after reconstruction is 15,0 m. The main entrance to the building is provided from the courtyard area. On the ground floor, there are: a lobby with rooms for security and an administrator, a conference room, a meeting room, a storage room for used fluorescent lamps, a server room, sanitary facilities, a room for cleaning equipment and technical rooms: ITP, water metering unit, electrical panel room. At the level of the first floor, a built-in unheated closed-type parking lot for 6 cars is designed. At the junction with the existing building, it is planned to restore an arch 2,7 m high. On the second, third and attic floors, office space, meeting rooms, dressing rooms, and sanitary facilities are designed. On the fourth floor are designed: the director's office with a rest room and a meeting room, an office space, sanitary facilities, a utility room and a ventilation chamber. The height of the first floor is 2,7 m, the height of the second, third and fourth is 3,0 m, the minimum height of the attic floor is 1,78 m, the maximum is 3,0 m, the height of the parking lot is 3,0 m. terrace, on the second, third and fourth floors - balconies with exits from the floor halls. Bay windows are designed from the side of the main entrance at the level of 2-4 floors. For vertical communication between the floors, two staircases are designed and two elevators are provided without an engine room, with a carrying capacity of 630 and 1000 kg, with cabin sizes of 1100x1400 and 2100x1100, respectively. There are two dispersed evacuation exits from each floor. External walls - from monolithic reinforced concrete with insulation from aerated concrete blocks with a hinged facade system "Kraspan". The facade overlooking Volkovsky Prospekt is faced with ceramic tiles. Internal walls and partitions, depending on the functional purpose of the premises, are designed: from brick, monolithic reinforced concrete, aerated concrete blocks and plasterboard sheets on a metal frame filled with mineral wool boards; in rooms with a wet regime - from moisture-resistant plasterboard sheets with ceramic tile lining. The covering of the four-storey part is flat, the roof is rolled with gravel, the drain is internal. The covering of the three-story part is pitched, the roof is made of galvanized steel, the drain is external, organized. Windows and balcony doors are designed metal-plastic with double-glazed windows. Interior decoration is carried out in accordance with the functional purpose of the premises. The design documentation provides for the accessibility of the building for people with limited mobility.

 Structural and space-planning solutions

 In accordance with the technical survey, the building was built before 1917 (it was added in 1920-1930) according to the wall structural scheme. External walls - brick load-bearing, 510770 mm thick. The technical condition of the brick walls is emergency. Internal walls - load-bearing brick, 380510 mm thick, made of red ceramic bricks. The technical condition of the walls is emergency. Overlapping - metal I-beams No. 20 with wooden and monolithic cement-sand filling. The technical condition of the floor structures is emergency. Coating - metal roofing on wooden rafters. The technical condition of the coating structures is emergency. Foundations - tape rubble. The technical condition of the foundations is operational. The base of the foundations is hard-plastic loams with interlayers of semi-solid ones. The project documentation provides for the dismantling of existing above-ground structures. The project documentation provides for the strengthening of existing foundations under part of the walls in the area where neighboring buildings adjoin and the installation of new foundations for newly erected structures. The reconstructed building was designed according to a mixed structural scheme. Columns - monolithic reinforced concrete. The main pitch of the columns is 4,5x6 m, the section of the columns is 400x400 mm. Concrete B25. Ceilings - beamless, slabs of monolithic reinforced concrete 250 mm thick. Concrete B25. External walls - load-bearing from monolithic reinforced concrete 250 mm thick, and self-supporting aerated concrete 375 mm thick. Aerated concrete grade D600, B3,5, concrete walls B25, F150. Internal walls - from monolithic reinforced concrete, 250 mm thick and brick partitions 250 mm thick. Concrete B25. Brick brand KORPO 1NF/150/2.0/50. The walls are insulated with a system of ventilated facades "Kraspan Vst (VstN)". The spatial rigidity and stability of the building is ensured by the joint work of reinforced concrete walls, the rigidity of the supporting nodes of the columns and the rigid disks of the floors. The calculation of load-bearing structures was carried out on a computer using the LIRA 9.6 program. Stairs - from monolithic reinforced concrete. Concrete B25. The foundations are designed as tape (cross tape) from monolithic reinforced concrete. Concrete B25,W6, F150. The maximum pressure on the foundation soil is p=1,8 kg/cm2. The calculation of the foundation was carried out on a computer using the LIRA 9.6 program and manually using the SNiP formulas. The relative elevation of 0,000 corresponds to the absolute elevation of +6.80 m. The project documentation provides for the installation of foundations for a mechanized car park (the project does not consider above-ground structures of the car park). The foundations are designed as strip foundations made of monolithic reinforced concrete. Concrete B25,W6, F150. In accordance with the report on engineering and geological surveys, the base of the foundations is refractory loams with interlayers of semi-solid ones with E=110kg/cm2, φ=210. Design soil resistance of the base R=5,98 kg/cm2. The maximum groundwater level is at a depth of 0,8 m from the day surface. Groundwater is non-aggressive to concrete of normal permeability.
