Architectural and space-planning solutions

The designed building "House for the elderly and disabled" (for 100 people) is located in the northern part of the site. The building is L-shaped in plan, 1-3 storey, with a basement, without an attic, with dimensions in the extreme axes of 79,3 x 54,95 m. The maximum height from the ground level to the roof parapet is 14,23 m. The building is intended for permanent residence of limited able-bodied and disabled seniors and disabled people in the amount of 100 people. For a conditional mark of 0.000, the level of the finished floor of the first floor of the designed building is taken, which corresponds to the absolute mark of 18,90 in the Baltic height system. The structural basis of the hull is a monolithic reinforced concrete frame. External walls - aerated concrete blocks, insulated with a mineral plate with a floor-by-floor support on the ceiling. Overlapping - monolithic reinforced concrete slab 200 mm thick. Partitions of four types: aerated concrete, brick, plasterboard, multilayer, depending on the purpose of the room. The roof is low-slope, with an internal drain. The top layer of a covering is rolled, built-up. Drainage internal organized. In the basement at el. - 2,85 m are designed: ITP, water metering unit, cable, utility and amenity premises for catering staff, storerooms for personal belongings of patients, linen, storage waste, amenity rooms for staff of buildings, a room for storing fluorescent lamps, a room for cleaning equipment. Entrances to the basement floor are designed along marches in external pits and internal staircases for technological connection of the first and basement floors, equipped with a vestibule with air overpressure in case of fire. On the first floor at elev. 0.000 designed: vestibule with dressing rooms and security, reception and quarantine department, isolation room; a block of premises for a clinical diagnostic laboratory; a catering unit with a dining room, production and washing rooms, pantries, a distributing room, a block of administrative and amenity premises, an exercise therapy room and a massage room, a hairdresser's, sanitary facilities, dressing rooms, a social adaptation room, an office of consulting reception specialists, technical rooms. On the second at elev. + 3,60 m and on the third + 6,90 m floors are designed: residential cells (including living rooms mainly for 2 people with a combined sanitary unit and an entrance hall), a recreation area, fire hazardous areas, a room on duty, a bathroom for the infirm , nursing, procedural, pantry with dining rooms, rest rooms, offices, enemas, sanitary and hygienic premises, office and amenity premises of the staff. Residential cells are equipped with balconies or loggias. Communication on the floors and evacuation from the building is designed by stairwells of type L1. The building has two passenger-and-freight elevators with a carrying capacity of 1000 kg each and two freight elevators with a carrying capacity of 100 and 400 kg for transporting food waste and cooked food. The building has three exits to the roof. A parapet was designed around the perimeter of the building. The interior decoration is designed with materials that have hygienic and fire certificates of conformity for use in accordance with the purpose of the premises. In all areas with a height difference of more than 0,45 m, fences with a height of at least 1,20 m are designed (including on stairs, ramps, balconies and loggias). The exterior walls are finished according to the “ventilated facade” system of the KRASPAN company. The main finishing materials: external walls and plinth - porcelain stoneware slabs. Protection of balconies and loggias - metal. External doors - metal-plastic, glazed. Internal doors - metal-plastic PVC. Window blocks - metal-plastic with double-glazed windows. In accordance with the current standards, for the comfort and accessibility of people with limited mobility, the design documentation provides for: the main entrance and emergency exits are equipped with ramps; canopies are provided above the entrances; all corridors are designed with standard width; width of flights of stairs - 1,35 m; elevators are designed for vertical communication between floors; fire hazardous zones are designed on the second and third floors; combined sanitary facilities are designed at least 4,5 m².

Structural and space-planning solutions

The building was designed in monolithic reinforced concrete structures in a column system with stairwell walls as stiffening diaphragms, divided by sedimentary seams into four blocks. The maximum column spacing is 6,0 m. Columns with a section of 300x300 mm; walls 200 mm thick. Ceilings above the basement and in the covering of block 1 are beamless 200 mm thick with capitals measuring 2,2 x 2,2 m in plan and 0,4 m high on the support. The capitals provide sufficient punching strength of the slab and reduce the design span of the slab. The remaining floors are slabs 200 mm thick, supported by frame beams with a section of 300x500 mm. The ceilings are provided with a perforation device filled with effective insulation to reduce heat loss through cold bridges. Cantilever beams for supporting balcony slabs are insulated with expanded polystyrene. The material of above-ground structures is concrete of class B25, F75, reinforcement of class AIII. External walls: - non-bearing, floor-by-floor, supported by floors and consist of aerated concrete blocks with a density of 600 kg / m3, with a strength grade of B3,5; 400 mm thick. The walls are fastened to the load-bearing structures of the building by flexible connections. The outer walls of the stairwells are monolithic reinforced concrete with insulation. Structural solutions for fastening the ventilated facade system to the supporting structures of the building are developed in the working documentation in accordance with the current technical certificate of the Ministry of Regional Development of the Russian Federation. The calculation of the building was made taking into account the joint work of the foundation and the above-ground part by the method of equivalent replacements using the Stark ES 2011 program. The foundations of the building are monolithic reinforced concrete slabs 500 mm thick on a natural base of hard silty sandy loam. Design characteristics ρ=2,14 t/m3, φ= 21°, c= 0,32 kgf/cm2, E= 350 kgf/cm2. The average draft is 13,1 cm. The depth of the compressible thickness is 8,2 m. The outer walls of the basement are 300 mm thick, in the basement with insulation and finishing. Material of underground structures - concrete class B25; W6; F75; class AIII fittings Waterproofing of basement rooms from groundwater: use of concrete of a higher grade for water resistance, roll waterproofing of a closed basement contour, use of waterproofing gaskets in working seams of concreting. The building is located in an existing building. In the zone of influence of construction at a distance of 9,5 to 19 m there are buildings of various functional purposes: one-story brick buildings of a garage and a boiler room with foundations on a natural basis - category 2 of the technical condition of structures; one, five-story brick building of the residential building of the house - a boarding school with foundations on a natural basis - category 3 of the technical condition of the structures. There is no negative impact on the surrounding buildings, since the distance from the edge of the slab to the existing buildings does not exceed the calculated depth of the compressible thickness of the base. The project provides for geotechnical control over the surrounding buildings during construction and installation works.
