Space-planning and architectural solutions of the object

The administrative building is located along the long side of the street, thus forming the main facade of the complex. Planning dimensions of the building - 48x24m in the axes, the height of the upper mark of the roof of the building - 10.5m from the level of the floor of the first floor. The zero mark of the building was taken as the mark of the finished floor of the first floor, corresponding to the absolute mark of 12,92 m in the Baltic height system (BSV), as the most optimal for minimizing earthworks. The mark of the bottom of the adjacent blind area is 12.77m BSV. To visually increase the height and scale against the background of a flat landscape, it is framed along the upper perimeter with a decorative console in the form of a lattice-rack structure, which simultaneously serves as a sub-base for placing advertising inscriptions and the logo of the customer organization. The space-planning solution of the administrative building is based on the principle of a one-story one-room building with the inclusion of a second level of premises on two sides. The main part of the first floor is occupied by a trading floor for visitors with a canteen for 12 seats, a room for managers serving customers, a security post and bathrooms for visitors. The rest (closed) part of the floor is reserved for technical and household services of the building, including a gym with separate locker rooms. The second level along the perimeter of the two outer walls is occupied by administrative, office and household premises intended for employees of the organization and a gallery-balcony is provided for visual control of the trading floor. Communication between the levels is carried out through a stairwell, isolated from adjacent rooms by fire walls of the 1st type. The evacuation of personnel from the second level is carried out from the internal corridor to the open metal staircase of the 3rd type directly outside. The main entrance to the building is from the side of the street through the vestibule. To highlight the artistic significance of the entrance, it is proposed to build a separate portal in front of the entrance with a suspended glass visor, which will further enrich the plane of the main facade of the building, giving it “voluminousness”. Entrance doors - double hinged 2400mm high tempered glass. In addition, a working entrance for employees has been designed. The premises of the ITP and the compressor room have independent exits to the outside in accordance with the technological requirements. Structural scheme of the building - column, in the form of reinforced concrete columns with a section of 400x400 along the perimeter of the building with a step of bearing columns of 6 m, intended for rafter beams and roof trusses. Rigidity and immutability of the frame is ensured by rigid pinching of the columns in the foundations and the joint work of a spatial system of roof trusses, rafter beams, purlins, as well as horizontal and vertical stiffness braces between the listed structural elements. The rest of the columns are treated as half-timbered, to ensure the fastening of stained-glass windows and sandwich panels. The foundations are piled (Lpiles 10m), united by glass-type grillages under the frame columns. To ensure spatial rigidity, the foundations are combined with reinforced concrete foundation beams. On top of the grillages, a monolithic floor slab 200 mm thick is laid on a natural compacted base. External walls - from the side of the street and at the adjacent corners of the building, stained-glass window structures are arranged for the entire height of the facades (to the bottom of the trusses). The remaining sections of the facades are a system of external wall panels - factory-assembled sandwiches from ready-made components, filled according to the calculation with a non-combustible mineral wool slab based on basalt fiber with fastening to half-timbered columns. The basement part of the building is made in the form of a brick wall 150 mm high from the zero mark, with a lining of artificial stone tiles. Internal walls and partitions - from aerated concrete blocks and plasterboard on a metal frame (Knauf system). Interfloor ceilings - in the two-level part of the building - prefabricated reinforced concrete slabs on reinforced concrete beams. The maximum span is 7.000m. Stair flights and landings - reinforced concrete monolithic, with ceramic granite coating; Floors - in the sales area, cafes, in the premises of customer service managers and on all escape routes - porcelain stoneware, in "wet" rooms - ceramic, in technical rooms - concrete with a standard coating. In other cases, linoleum floors are provided for office premises. Carpeting is expected in the management rooms and the gym. Ceilings - suspended from "Armstrong" tiles along the frame, in the staff bathrooms - from GVL, painted with oil compositions. In the bathrooms for visitors, the use of slatted aluminum ceilings is expected.  The roof is conditionally flat (slope 1,5%), gable in accordance with the slopes of the segments of the accepted roof trusses, insulated, with a waterproof layer of gravel over the rolled roof. Drain - organized internal (d100mm) through 6 funnels along the longitudinal sides of the body. Light protection of the object in accordance with the height of the building of about 13 m is carried out in the form of elements of outdoor illuminated advertising in the plane of the eaves. The block of car service buildings is located in the depth of the allotted area, occupying almost the entire middle part of it. It is a complex of three single-span buildings (spans 24+18+24m) with a total length of 96m. The extreme western building is reserved for the repair zone, separated from the neighboring ones by a type 1 fire barrier. The building includes areas for the repair of small and medium-sized vehicles, auxiliary engineering and technical facilities and premises for maintenance personnel. The middle and eastern buildings (18+24m spans, respectively) are occupied by a spare parts storage area and a tool area. A covered structure of an unheated loading box with dimensions of 18x18,3x5.9 (h) m, designed to receive heavy trucks, is attached to the middle building on the south side. The heights of the hulls vary depending on the span to be covered and do not exceed 10m. For sanitary services for production personnel, a block of sanitary facilities is provided in the extreme northern aisle of the central building, which occupies two floors and has direct access to the repair and tool areas. The entrance to the household building is carried out from the side of the passage between it and the administrative building. The level of 13.35 m in the Middle East was taken as the zero mark of the floors of the production block. The space-planning solutions for industrial buildings are based on the principles of one-story one-room buildings with the inclusion of a two-story household building in the extreme span of the middle building. The connection between the levels is made through an isolated staircase in the axes D1-D2/1-2.

Constructive decisions.

The structural scheme of the building is columnar, in the form of reinforced concrete columns with a section of 400x400 along the perimeters of the buildings that make up the complex and combine them into a single spatial system of truss and under-rafter metal trusses, as well as vertical and horizontal stiffness braces along the columns and trusses. Rigidity and spatial immutability of the frame is ensured due to the rigid pinching of the columns in the foundations and the joint work of the structural elements listed above. External walls - a system of external wall panels - prefabricated sandwich panels, with filling according to the calculation of non-combustible mineral wool slab based on basalt fiber with fastening to columns. The basement part of the building is in the form of a brick wall 150 mm high from the ground level, with a lining of artificial stone tiles. Internal walls and partitions - from aerated concrete blocks (in the household block) and gypsum plasterboard on a metal frame (premises for administrative and technical personnel). Interfloor ceilings - in the two-level part of the central building - prefabricated reinforced concrete slabs on reinforced concrete beams. Stair flights and landings - reinforced concrete monolithic, with ceramic granite coating; Floors - in the lobby of the residential unit, in the stairwell and in the evacuation corridors - ceramic granite, in the "wet" rooms - ceramic, in the technical and industrial rooms - concrete with a top coat. Linoleum floors are provided in the locker rooms of the amenity block and in the administrative and technical premises. Ceilings - suspended from "Armstrong" type tiles along the frame in the locker rooms and administrative rooms, in the bathrooms - from GVL, painted with oil compositions. In the production premises, the coating structures are left open. Roof - pitched, with a slope of 10%, in accordance with the slopes of the segments of the accepted roof trusses, insulated, rolled multilayer. Drainage - organized internal, the number of funnels is accepted with a step of no more than 24m according to the step of the bearing columns: 10 funnels for the repair zone body and 10 funnels for the tool-storage block of buildings. A parapet with a height of 730 mm serves as a fence on the roof. Light protection of a building less than 10 m high is not required.
