Architectural and space-planning solutions

The design documentation provides for: reconstruction of the building of the central heating unit (CHP). The existing CTP building is one-story, with a mezzanine, the building was built in 1988. The building is frame, the outer walls are made of expanded clay concrete panels, the building has a rectangular shape with dimensions in the axes of 12,56 x 18,54 m. The height of the building from the planning ground level to the top of the parapet 8,3 m, the height of the main room (Hall No. 2) from floor to ceiling is 6,95 m, the height of the room of Hall No. 1 from floor to ceiling is 3,35 m. do not change. For the relative mark of 0,000, the mark of the finished floor of the 1st floor of the building, corresponding to the absolute mark of 5.00, was taken. The reconstruction does not provide for a change in the layout of the premises of the 1st floor and the mezzanine premises in axes 3-4. Partial replacement of steel structures is envisaged with a change in the location of the open staircase to the mezzanine (at elevation +3,570) and the installation of additional service platforms (at elevation +4,400). It is planned to fill the existing underground channels with sand and lay foundations for equipment. In the building at the level of 0,000 there are halls of the heat point No. 1 and No. 2. On the mezzanine in axes 3-4 there are: an electrical panel room, a bathroom, a technical room (for performing mechanical work and placing a workbench). The gates to Hall No. 2 were replaced with hinged, metal, insulated gates; It is planned to replace all internal doors with solid wooden ones, a fire door is installed in the switchboard room. The laying of three window openings in the wall along axis B in axes 2-3 with aerated concrete blocks and the installation of a louvre grille were designed. It is planned to completely replace the filling of window openings with polyvinyl chloride window blocks with single-chamber double-glazed windows and install protective grilles. The roof of the building is flat with an organized internal drain. Access to the roof is provided by a vertical external metal staircase. A complete replacement of the roof structure and the opening of the parapets is envisaged. In accordance with the recommendations of the Conclusion on the technical condition of building structures, a complete replacement of all partitions on the mezzanine with brick 120 mm thick and a complete replacement of the floor structure at the 0,000 mark and on the mezzanine are envisaged. All rooms have epoxy floors. Furnishing of the premises is provided in accordance with the functional purpose of the premises. It is planned to putty external walls of expanded clay concrete panels with subsequent painting with facade paint, as well as treatment of walls to a height of 3,0 m with a one-component anti-vandal coating. Permanent stay of personnel in the CTP building is not provided.

Structural and space-planning solutions

In accordance with the archival data of the project according to which the building was built, bulk soils at the base of the foundations were replaced with a sand cushion. Foundation beams under the outer walls - T-section with support on the foundations of the columns. The survey found that all the supporting structures of the building are in working condition. The base of the foundations is bulk soils with uneven density and compressibility (IGE1) with a design resistance Ro = 0,8-1,0 kgf / cm2, partially replaced by a sand cushion. The maximum level of groundwater is possible at the surface of the earth. Groundwater is non-aggressive, and soils are moderately aggressive in terms of sulfate content in relation to concrete of normal permeability. The reconstruction was designed without increasing the occupied space and increasing the construction volume, while maintaining all load-bearing structures unchanged and without increasing the load on them. The reconstruction is envisaged without any negative impact on the neighboring buildings due to the static work of the soil foundation. In the constructive section, the project documentation designed: dismantling of the foundations of existing equipment with the installation of new reinforced concrete foundations. Concrete class B20, W4, reinforcement class A-III. Preparation - from a layer of crushed stone with pouring with bitumen; dismantling of the existing floor slab with the installation of a new 150 mm thick monolithic reinforced concrete slab over a layer of crushed stone with bitumen pouring. Concrete class B20, W4, reinforcement class A-III; dismantling of the steel area at a relative elev. +2,000; dismantling of the steel staircase to the mezzanine floor with the installation of a new one; dismantling of the steel staircase of the area at a relative level of +4,340 with the installation of a new one and the installation of an additional platform at a relative level of + 4,150; restoration of pit waterproofing with Lakhta material; dismantling of partitions on the mezzanine floor with the installation of new ones made of M100 bricks 120 mm thick, masonry on M50 mortar; caulking of seams between panels, puttying and painting of panels, backfilling of unused underground channels and pits with sand of medium size; replacement of the covering structures of the existing pit with similar ones. For the mark 0,000, the mark of the floor of the TsTP is taken, corresponding to the absolute mark of 5.00. The level of responsibility of the building is the second (normal). The estimated service life of the building is 25 years in accordance with clause 2.11 of GOST R 54257-2010.
