Initial data for design: wind loads - 1 wind climatic region, terrain type B; snow loads - III region; height of the building - 37.700 m; degree of fire resistance - II. For a relative mark of 0.000, the level mark of the finished floor of the 1st floor was taken. The project provides for: replacement of window and balcony fillings with energy efficient ones (wood); repair and glazing of balconies with screens; repair of entrance groups, etc.

The results of the survey of the overhaul object (briefly)

Columns. The columns were examined visually and mechanically in a selective order with a hammer to determine the strength of Shmidt type N concrete. Column structures (dimensions, position in the plan, the role of the building frame, etc.) the entire height of the building and perceive the load from the floors. Exterior design (cladding, plaster, etc.) Painted in the basement level, plastered in the apartment halls, partially hidden in the body of the partitions in the apartments. Column material - concrete on natural crushed stone - M400z concrete class B400. Deviation from BCH 300-25(p) - no deviations found. Conclusions on the quality and strength of the columns: no defects affecting the bearing capacity of the columns were found during the engineering survey. There are few areas of delamination of the paint layer in the basement level. The bearing capacity of the columns, according to the nomenclature collection "Reinforced concrete products manufactured by the enterprises of Glavmospromstroymaterialy" dated 58, should be taken equal to 88t. According to VSN 1964-183(p) v. No. 53, the physical wear of the columns is 86%. According to GOST R 19-5, the columns are in "workable technical condition" and can be used in the future.

Overlappings. Type of overlap - runs and beams. Working and calculation conditions (pinching, load-bearing partitions, structural rigidity, etc.): ceiling above the basement and from the 1st to the 12th floor of prefabricated reinforced concrete multi-hollow flooring of the "NU" type, based on load-bearing external, internal walls and prefabricated reinforced concrete crossbars of the "RV" type with a section of 240x400 mm. Ceiling above the attic from prefabricated reinforced concrete multi-hollow flooring of the "NU" type and prefabricated reinforced concrete flooring of the "NR" type. Filling - prefabricated reinforced concrete flooring of the "HP" type, 220mm thick, prefabricated reinforced concrete flooring of the "NU" type, 220mm thick. Reinforcing steel class A-III. Cement-sand screed, 50-100mm thick. Floors - material and condition. The floors of the basement are concrete, on the floors of ceramic tiles (replaced with a new one), in the apartments: of ceramic tiles, parquet and linoleum. The overall condition of the floors is assessed as satisfactory. Floor defects (rot in wood, metal corrosion, deflections, leaks, etc.). At the basement level, there are traces of floor soaking in the areas of engineering communications, cracks and partial precipitation of mortar from the rustication of the floor decks. In the level of the attic on the lower plane of flooring No. 1, there are cracks to the voids of the flooring with an opening of 1,5 to 6 mm and a length of up to 2500 mm and a destruction area with dimensions of 1500x80 mm, which exceeds the regulatory requirements of SNiP 52-012003. In the dimensions of the elevator machine room, there is a loss of mortar from the rustication, cracks in the plaster sealing of interfaces with other structures due to poor-quality sealing of joints during construction and long-term operation without repair. 

Garbage chutes. Built-in, located on the landing. Barrel inner diameter 400mm (made of galvanized steel). The garbage chamber is located inside the building at the level of the 1st floor. The location of the garbage chamber relative to the blind area The floors of the garbage chamber are located at the level of the blind area. Engineering equipment of the waste chamber (faucets of cold and hot water, a ladder, a lamp in a dust-proof and moisture-proof design) There is a supply of heating, cold and hot water. The ladder is missing. Light bulbs are available. Garbage chamber finishing (walls, ceiling, floor) doorway filling Walls and ceiling - painted, walls partially covered with ceramic tiles. Floor - ceramic tiles. The outer door is metal, the condition is satisfactory. Waste chamber dimensions in plan, height, shaft diameter: 2840xmm, height 2590mm, type 2: 2000x1520mm, height 3130mm. The inner diameter of the barrel is 400mm. The presence of a sliding device - available.

Ladders. The stairs are two-flight, made of prefabricated reinforced concrete marches and landings supported by the walls of the stairwells. Steps and railings are in satisfactory condition and can be used in the future. The floors of the landings and interfloor landings are covered with tiles and are in a satisfactory condition.

Balconies Loggias - reinforced concrete slabs cantilevered into the masonry of the outer walls. Loggias are located from the 1st to the 12th floors from the side of the main, as well as from both sides of the end facade. Balconies are located from the 1st to the 12th floors of the courtyard facade. On separate balconies and loggias, waterproofing is broken due to the life of the building. The coating is made of ceramic tiles on a reinforced screed with a slope. Balcony screens are made of metal sheets and painted. In total there are 23 balconies in the building, 8 of them are not glazed. Loggias - 59, 17 of them are not glazed. Metal ebbs around the perimeter of balconies and loggias. The condition is satisfactory. The wooden frames of glazing of individual balconies and loggias, due to the long service life, have dried up and do not close tightly. On the basis of a mechanical test on site, the concrete of balcony slabs of class B15 (M200) shall be accepted. 

Other building structures. On the facade of the building there is a house sign with the name of the street and a sign indicating the house number. There is a flag holder for 2 flags at the level of the 1st floor. The condition of the specified improvement elements is satisfactory. There is an asphalt pavement around the building. The condition of the blind area is not satisfactory, repair work is required. Drainage from the building is unorganized, water is discharged onto the asphalt pavement. There are TV antennas on the roof. The building does not meet the requirements of the Federal Law No. 384-FZ of 01.07.2010/XNUMX/XNUMX on accessibility for the disabled and other people with limited mobility, since the ramp has not been installed.

Central heating.  Control according to the temperature schedule comes from the central heating station, there is no elevator unit. Single-pipe system with top filling, with main wiring in the attic and an air vent in the attic. Input 2D=100 mm, taking into account heat, is located in the basement of the building. The risers of the system are laid openly without sleeves. A heat metering unit with a KM-50 heat meter (on the supply line) and a PPS-5 converter (on the return line) is mounted at the inlet. 

Cold water system. Water supply from water supply input 2D = 100 mm. A water meter unit with a water meter is installed in the basement in axes A-B/8. Сhot water system. The building has a hot water supply system with lower distribution of supply main pipelines and circulation lines. The circulation loops through the attic. The bathrooms are equipped with heated towel rails d=50mm. The risers are laid in the bathroom. niches. Water supply from the central heating station, a water meter unit with a water meter VSH-50 in axes A-B / 8 is mounted at the inlet. 

Internal sewerage. Internal sewerage system of cast-iron bell-shaped sewer pipes D=100 and steel black pipes D=50 mm, with outlets to the city network. The risers are cast iron. 

Internal drain. System from steel black pipes D=100mm. with water intake funnels and water drainage to the blind area. The system has been in operation since 1975. 

Smoke removal system. Fire smoke removal It is carried out by force through valves (photo No. 30) located on each floor, through ducts to the attic into the smoke exhaust chamber, then through a fan located in the ventilation chamber, smoke is removed from the chamber through air ducts to the roof.

Ventilation system. Natural supply and exhaust system. The air from the premises is removed through the kitchens, bathrooms and toilets through the grills along the ventilation shafts. Air is supplied through the windows. The system has been in operation for 33 years. Ventilation shafts have dimensions in terms of 1500x750mm, height above the roof level is 1200mm.
