The composition of the projected multifunctional shopping and entertainment complex with an underground parking lot and an office block corresponds to the main types of permitted use. The maximum height of buildings on this site is 40 m. The need to place on this site, according to the assignment for the design of the complex, approximately 60 thousand m2 of the total area led to the following urban planning decision. The building of the shopping and entertainment complex consists of two volumes - a 4-storey shopping and entertainment part, facing the street with its main entrance, and a 9-storey part, where the last 5 floors are given to offices. The entrance to the office part is located from the north side of the square. There are additional entrances for visitors to the shopping and entertainment part. The underground car park is one-story, located under the entire spot of the building. The building, with its dimensions, is as close as possible to the allotted red lines of the site. According to its functional organization, the complex consists of the following parts: on the 1st floor there are: a hypermarket with the sale of food and related products by the self-service method; public catering enterprise; stores of manufactured goods of medium and small format; administrative and engineering premises. On the 2nd floor there are: a hypermarket of household appliances and electronics; manufactured goods of medium and small format. On the 3rd floor there are: a children's goods store; manufactured goods of medium and small format. On the 4th floor there are: a billiard room; raw-material open restaurants with waiter service; separate dining room for staff; cinema center, consisting of 8 auditoriums; ancillary facilities and catering facilities. On the 5th-9th floors, there are: office premises ranging from 100 m2 to 300 m2, office class B; sanitary facilities. The underground floor includes: underground parking. The total area of ​​the complex is 60 thousand m8, including: office center - 2 thousand m43; block of trade, leisure, entertainment - 2 thousand m9; underground floor for parking - 2 thousand mXNUMX. 

Volumetric-spatial and architectural-artistic solutions

The task of the architectural composition of the solution of the complex was the reasonable placement of unevenly high volumes of the building in the allotted area. The project provides for bringing a relatively low part of the complex (4-5 floors) to the street in order to link the new building with neighboring buildings. The elevated office part of the building forms a panorama of the river with its volume. The interior of the complex is formed around the central atrium space, which consists of an octagonal atrium with Otis panoramic elevators and a linear passage with a system of escalators. The restaurant part of the complex, which, unlike other premises, requires panoramic views, is located on the north side, where through wide windows a beautiful view of the river and its opposite bank opens up. Facade solutions are dictated by several initial factors. Firstly, their solutions should correspond to the internal functional content and reflect such areas as the main entrance with elements of advertising devices, the interpretation of high shopping floors that do not require large external glazing, and finally, the office part with window openings. Secondly, the solution of the facades was made in conjunction with the surrounding buildings along the street and in scale in the panorama of the building from the side of the river embankments.
