Architectural and space-planning solutions

The designed buildings of a multifunctional shopping complex (universal market) are located on a site that does not belong to the category of historical and cultural land, and are located outside the protection zones of cultural heritage sites. The project documentation provides for the construction of a multifunctional complex, which includes an agricultural market, two non-food markets and a car goods and spare parts market with a car service area, as well as an open parking lot. All buildings are designed without a basement. The outer walls of all buildings are designed from sandwich panels manufactured with mineral wool insulation, 120 mm thick. The basement of all buildings is designed with porcelain stoneware slabs. The roof in all buildings is designed flat combined with an internal drain, the covering is a roofing carpet - a polymer membrane. In the buildings of the universal market, the project provides for the necessary set of premises for the reception, storage and sale of food and non-food products, food products, as well as utility, service, administrative and household premises. In the project documentation, measures have been developed to ensure the accessibility of all buildings of the complex for the disabled - for wheelchair users. Thermal protection of enclosing structures and filling elements is provided taking into account the requirements of SNiP 23.02.2003 "Thermal protection of buildings". The construction of the shopping complex is envisaged in two stages. At the first stage, it is planned to build a one-story building of the agricultural market with a built-in two-story block of auxiliary premises, a two-story building of a non-food market and the construction of a BKRTP. The building of the agricultural market is designed as one-two-storey without a basement, with plan dimensions of 96,0 x 60,0 m, with a prefabricated reinforced concrete frame. The height of the premises of the one-story part of the building to the bottom of the protruding structures is 6,41 m, the first floor of the two-story part - 3,6 m, the second floor - to the bottom of the supporting structures of the coating - 3,76 m. The height of the building from the ground level to the top of the parapet is 9,75, XNUMX m Internal partitions - plasterboard on a galvanized frame filled with mineral wool with a layer of 75 mm thick. Filling window openings - single-chamber double-glazed windows with energy-saving glass - 6mm. Stained-glass windows of entrance groups and vestibules - aluminum profile with single-chamber double-glazed windows.The floors in the building of the agricultural market are designed to be covered with ceramic tiles or porcelain stoneware. The following premises are designed on the first floor of the building: a trading floor with an area of ​​4681,11 m2, a zone for unloading and packaging food products, pantries, refrigerators, sanitary facilities, veterinary examination laboratory premises, production premises, washing and storage premises, technical premises. In the sales area for the sale of products, trade equipment was designed: racks, counters, showcases. A number of outlets, in accordance with sanitary rules, are provided with hot and cold water supply. There are seven entrances to the trading floor of the agricultural market building from the outside. Loading of market products is provided from the side of the utility yard through three loading docks equipped with leveling platforms and overhead sectional doors. Docks are equipped with shelters for openings to maintain the temperature regime. For passage to the second floor, stairs are designed in stairwells of type L1. On the second floor there are rooms for refrigeration and ventilation equipment, sanitary and amenity rooms for sellers and service personnel, and administration rooms. Finishing walls and partitions in rooms with a wet regime - ceramic tiles. In other rooms - painting with water-based paint. On the east side, along axis 17, a two-story building of a non-food market adjoins the building of the agricultural market. The building of two trade markets (agricultural and non-food) are separated by fire walls with doorways. The building of the non-food market is designed as a frame building, consisting of two volumes separated by a fire wall. The first volume with plan dimensions of 66,0 x 36,0 m belongs to the first stage. Both volumes of the building are separated by a fire wall with doors. The height of the first floor of the non-food market to the level of the finished floor of the second floor is -4,5 m. The height of the second floor from the level of the finished floor to the bottom of the protruding structures is -3,70 m. The height of the building from the ground to the top of the parapet is 9,75 m. On the ground floor, a cafe for 50 seats with the necessary set of production, utility and service premises was designed. Trading places for rent on the first and second floors are designed with a fence with glazed partitions in aluminum binding 2,5 m high from the floor. Second phase: At the second stage of construction, it is planned to build a non-food market building and a car goods and auto parts market building with a service area, an open parking lot. The building of the non-food market is designed as a two-story building with dimensions in terms of 46,0 x 30,0 m. The height of the first floor from the level of the finished floor to the floor of the second floor is -4,5 m, the height of the second floor from the level of the finished floor of the second floor to the bottom of the protruding structures of the combined coating is -3,70 m. The height of the building from the level of the courtyard surface to the parapet is -9,75 m. The building of the non-food market is designed similar to the building of the first stage and is its continuation. On the first and second floors, technical and sanitary facilities, and premises, as well as retail spaces for leasing for trade in industrial goods: clothing, footwear and household goods are designed. Trading places on the first and second floors are designed with a fence with glazed partitions in aluminum binding with a height of 2500 mm from the floor of the floor. Technical rooms are separated by fire partitions. Internal partitions of technical and amenity premises are plasterboard on a galvanized frame filled with mineral wool. Finishing walls and partitions in rooms with a wet regime - ceramic tiles. In other rooms - painting surfaces with water-based paint. The building has suspended ceilings. Loading goods from the side of the household yard. For communication with the second floor, stairs are designed in four stairwells. The building of the auto goods and auto parts market with a service area is designed as one-two-storey building with plan dimensions of 128,1 x 34,0 m without a basement and is divided by a temperature-sedimentary seam into two blocks with dimensions of 66,0 x 34,0 m and 74,2 x 34,0 m. All architectural and space-planning solutions of the building are designed by analogy with the building of the non-food market. The height of the one-story part from the clean floor to the bottom of the roof structures is 4,71 m. The height of the first floor of the two-story part from the level of the clean floor to the floor of the second floor is 3,30 m, and the height of the second floor to the bottom of the supporting structures of the roof is 2,60 m. On the ground floor, retail premises (places) are designed, fenced with modular translucent partitions to a height of 2,50 m from the floor and sanitary facilities. The total area of ​​retail premises - 2788,90 m2. There are eight entrances to the retail premises from the outside. Ventilation chambers are designed (in the technical floor) above a part of the retail premises. Separation of technical rooms and car service rooms with fire walls and partitions is provided. Also on the ground floor, a service area was designed with the organization of four working premises - posts for providing the population with services for the repair and maintenance of cars. The project provides for the performance of diagnostic, fastening and adjustment, assembly, lubrication, refueling and electrical work in the car service premises. The project does not provide for welding and body work. Storerooms for tools and parts have been designed. Entrances from the outside are designed for each car service room, separate from the retail space. The service area is separated from the retail space by fire walls. Finishing walls and partitions in rooms with a wet regime - ceramic tiles. In other rooms - painting surfaces with water-based paint. On the second level, rooms for eating, office space for a car service are designed. Measures are envisaged to ensure the accessibility of the building for wheelchair users. The space-planning solution of all the designed buildings of the multifunctional shopping complex (universal market) comply with building codes and regulations, and the height parameters -3 of the Land Use and Development Rules.

Structural and space-planning solutions

The building was designed from five blocks of different spans with the installation of temperature-sedimentary seams between the blocks. The constructive scheme of a one-story block of the agricultural market is frame-and-bonded. Trusses with a span of 24 m - double-slope 1,4-2,0 m high, with a span of 18 m - single-slope 1,4-2,0 m high. Rafter trusses - height 1,25, 12 m with a span of 9 m. Covering beams - with a span of 25 m. All trusses are designed from closed bent-welded profiles.
