Architectural and space-planning solutions

The building, intended for restoration and adaptation for modern use, is an object of cultural heritage of regional significance "Voroninskiye Bani". The land plot intended for designing is the territory of the specified object of cultural heritage. The building is a front building in the form of a "square" in plan, forming a closed courtyard with a cruciform courtyard building located in it. The building is located in a courtyard formed by residential buildings. The building (letter B) is brick, 3-storey, including the attic floor, with a pitched roof, has a valuable architectural and artistic decoration of the facades and parts of the premises, was used for baths, is currently not in operation. The front building is 3-storey, including the attic floor, with an underground arranged in part of the compartments. Yard building - 2-storey, with a basement, a technical floor, with three corner outbuildings. The design documentation provides for the placement of a bath and recreation complex in the existing building. For a relative mark of 0.000, the mark of the clean floor of the vestibule is taken, which corresponds to the absolute mark of 3.040. The adaptation of an existing building for modern use is carried out by its reconstruction. The project documentation provides for: dismantling of outbuildings and superstructures that do not represent historical and cultural value; restoration of historical entrances to the building with porches; replacement of emergency ceilings with their restoration at historical levels; restoration of the lost historical attic in the southern part and over a fragment of the western part of the front building; arrangement of the attic floor according to the historical analogue above the rest of the front building; repair of existing and installation of additional stairwells and open stairs to provide standard escape routes and functional connections between floors. The main entrance to the building is provided in an arched passage along axis B between axes 9 and 10. The underground part of the building with an underground floor-to-ceiling height of 1,30 m and a floor-to-ceiling basement of 2,15 m is designed to accommodate engineering equipment and lay engineering networks. In the basement, there are also designed premises for a water metering unit, ITP, water treatment and a refrigeration station, a repair shop, and a pantry for fluorescent lamps. On the ground floor, the following are planned: a social (general) class with a separate entrance in the southern front building in the arched passage of a residential building, individual and family bath rooms of the highest level, a restaurant kitchen area with staff rooms and a loading area, a laundry area, general purpose rooms, a room for temporary storage of garbage. On the second floor are designed: an entrance area for visitors, common men's and women's bath classes of the highest level, a massage area, a restaurant dining room. On the attic floor there are: individual bathing classes of the highest category with relaxation rooms, a gym with changing rooms and bathrooms, recreation areas, administrative and staff rooms, workshops and ventilation chambers. The height of the premises on the first floor is from 3,65 to 3,77 m, the height of the second floor is from 2,60 to 3,38 m, the attic floor is from 2.27 to 3,35 m. For vertical connections between floors, in addition to the two existing staircases, three new staircases. The building has two passenger elevators with a carrying capacity of 640 kg. The interior decoration of the premises is provided by materials that have hygienic and fire certificates of conformity for use. Window fillings - blocks with double-glazed windows with the restoration of historical deglazing. Floors - depending on the purpose of the premises. The configuration of pitched roofs changes with the dismantling of later superstructures and the restoration and construction of the attic. Covering - pitched with an external organized drain. Roof - from roofing steel with a polymer coating. The maximum height of the building after the restoration of the attic floor is 12,130 m from ground level to the roof ridge. The building is preserved, restoration of its facades and interiors of premises with valuable finishes is envisaged according to separately developed documentation. The project documentation provides for measures to ensure the life of the disabled and people with limited mobility, including for wheelchair users, in accordance with SNiP 35-01-2001. According to par. 7.1.2 SNiP 35-01-2001 in the project documentation, option "B" (reasonable accommodation) of the availability of MGN is used.

Structural and space-planning solutions

The level of responsibility of the building is normal. The building was built in 1870-1871 and consists of a main structure of a closed contour, forming a courtyard, and a cruciform building built into the courtyard of the main building. In 1975, a redevelopment and superstructure of the technical floor over the cruciform courtyard structure was carried out. In April 2006, the attic burned down, since then the building has not been used. The technical inspection of the building has been completed. The technical inspection of the ventilation ducts in the brick walls of the building has been completed. Dimensional drawings completed. The main building is a two-story building with an attic and an underground part of the compartments. The cruciform structure is two-storied, with a basement and a technical floor. There are brick outbuildings in three corner parts. The building was built according to the wall structural scheme with brick walls. The walls are made of solid clay bricks with lime mortar, the thickness of the walls is 0,54-1 m. According to the results of laboratory studies, the brand of bricks was determined as M125, mortar M25. The bearing capacity of the walls is sufficient to absorb the existing loads. The deviation of the walls from the vertical does not exceed the permissible limits. Numerous cracks up to 10 mm wide were found on the walls, which are associated with uneven settlement of the building. The brick walls are in limited working condition. The inner walls are saturated with smoke and ventilation ducts. According to the survey, almost all channels have blockages, leaks, destruction and weathering of the masonry mortar.  it is recommended to clean the channels and brick the inner surface with a refractory mass. The bearing capacity of brick pillars with a section of 68x68 cm at the level of the first floor is insufficient to absorb the existing loads. The bearing capacity of brick pillars with a section of 68x140 ... 220 cm is sufficient for the perception of existing loads. Ceilings of several types: brick vaults on steel rail beams (the main type of ceilings), brick vaults (partially basement and internal driveways), monolithic concrete ceilings and prefabricated from BPR slabs on steel beams, on wooden beams with wooden filling, monolithic reinforced concrete ribbed. The examination revealed corrosion of the metal of beams and girders up to 60%, deflections exceed the allowable. The condition of the ceilings made of brick vaults is emergency. The state of concrete and reinforced concrete ceilings on steel beams and monolithic ribbed ceilings is limitedly functional. The condition of the brick vaults of the ceiling and the wooden ceiling is operational. Stairs - stone steps with cantilever pinched in the walls, condition - limited working capacity. The condition of the metal spiral staircase is limited working capacity. The load-bearing structures of the roof - a wooden truss system - are in disrepair. The foundations of the building are strip rubble on a natural foundation. The depth of foundations is 2,1-2,53 m. To assess the state of the foundations, 15 pits were made. The condition of the foundations is of limited working capacity. Horizontal waterproofing along the edge of the foundation was not found. There is no waterproofing of the basement floor and vertical waterproofing of the walls. The base of the foundations is medium-density silty sand with an admixture of organic matter E=3 kg/cm110, φ=2 and silty fluid sandy loam E=260 kg/cm2, φ=70 and IL=2. At the base of part of the foundations, wooden beds with a diameter of 20-30 cm were found. The wood of the beds is affected by rot to a depth of 4 cm. The pressure on the base in some areas exceeds the calculated resistance. It is recommended to cement the contact zone "foundation-foundation" and strengthen the foundations. The building condition category as a whole is II. The adaptation project provides for the deepening of the basements, the replacement of ceilings above the basement, first and second floors (except for brick vaults), the arrangement of the attic floor with a repetition of the historical contour of the roof, the repair and strengthening of brick structures. Cut-off anti-capillary waterproofing is provided. The project provides for the grouting of wooden beds and the foundation-base contact zone under the foundations where the beds were found. In the areas of basement deepening below the foundation level, soil-cement piles are provided using the “jet-grouting” technology. Prior to the start of mass pile installation, the project provides for the implementation of test piles at the experimental site, followed by excavation and evaluation of the result. Work to strengthen the base is planned to be carried out with grips. The compressive strength of the fixed array must correspond to the strength of concrete of a class not lower than B20. The pressure on the base after the reconstruction will be 1,2-2,3 kg/cm2, which will not exceed the calculated resistance of the base soil. In the basement deepening zone, a monolithic reinforced concrete box-shaped structure is provided, formed by a floor slab 250 mm thick, walls 150 mm thick and a first floor slab 150 mm thick. Concrete structures В25W8F150. Waterproofing of the underground part of the building is provided. In the areas of possible ascent of the underground part, a 250 mm overlap is provided for in brick walls. On the floor of the first floor, a power reinforced concrete slab 200 mm thick is provided with the introduction of dowels into the existing brick walls. In the basement, additional monolithic columns with a section of 400x400 mm are provided. Temporary loads on floors are accepted as 200 kg/m2 in soap and technical rooms, 300 kg/m2 in a restaurant, 400 kg/m2 in a sports hall. The design of the new floors is monolithic reinforced concrete slabs 80 mm thick on monolithic reinforced concrete beams, which work according to a continuous two-span scheme or a hinged scheme. Floor concrete B25. The elevator shaft is monolithic reinforced concrete with a wall thickness of 160 mm. Stair flights and landings are monolithic reinforced concrete. The attic is designed from steel structures with the pillars resting on the beams of a monolithic floor. Support nodes and junctions of beams and racks are articulated. The rigidity and stability of the attic structures is provided by a system of vertical and horizontal connections. The outer walls of the attic are with a metal frame, insulated with mineral wool with plasterboard sheathing from the inside of the room and roofing steel from the outside. The laying of openings, the removal of brickwork is carried out from solid bricks of the M150 brand on the M150 mortar. Partitions and internal walls are made of hollow brick M150 on mortar M150. The relative mark of 0,000 corresponds to the absolute mark of 3.04. In the zone of influence of the reconstruction of the building of the bath and recreation complex, houses fall.
