Architectural and space-planning solutions

An 11-storey frame office building was designed, without a basement and an attic, and a 6-storey frame building without a basement of a multi-storey open-air car park attached to the eastern end of the office building. The office building is divided by a sedimentary seam into two blocks - 1.1 and 1.2. The dimensions in the axes of the curved L-shaped office building (along the northwestern, northern and southwestern facades) are 109,0 x 48,0 m. The width in the axes of the southwestern part of the office building is 24,0 m. western part - 18,0 m. Height from ground level to the top of the parapet - 41,35 m., maximum height - 43,75 m. Dimensions in the axes of the car park building - 50,0 x 35,0 m. Height of the car park building - 17,95 ,18,85-21,65 m, maximum height - 1 m. The main entrance to the office building is in the center of the south-eastern facade. The entrance to the car park is in the eastern part of the southern facade. The outer walls of the office building are non-bearing with floor-by-floor support on the ceilings. The composition of the walls - aerated concrete blocks and mineral wool insulation. Finishing layer - decorative plaster on the grid, ceramic granite slabs and composite panels on the steel frame. Window and stained glass fillings - aluminum profiles with double-glazed windows. Covering - flat, combined with internal gutters. Roofing is rolled. On the first floor of the office building, the following premises were designed: a lobby group, trading floors of a canteen and a cafeteria with auxiliary premises, ITP, pumping, electrical panel, water metering units, office premises, wardrobes, bathrooms. From the second to the eleventh floors there are office premises, bathrooms, including for the disabled. Each block of the office building has one H2-type staircase and one H4-type staircase. Designed 1.1 elevators in block 2 and 1.2 elevators in block 299. Communication with the open car park is provided through the tambours-gateways on the first and fifth floors. The attached outdoor multi-storey car park for 1 parking spaces is designed with half-storey car storage, with a level difference of half a floor, with two double-track ramps and driveways across floors. The outer walls and fences of the car park are made of brick with decorative plastering and painting. The roof is flat, with internal drains and electric heating. The roof is rolled. There are two stairwells type LXNUMX and one elevator. On the ground floor, in addition to parking spaces, there are storage rooms for primary fire extinguishing equipment and cleaning equipment.

Structural and space-planning solutions

The business center building with a parking lot is designed from monolithic reinforced concrete and is being built on the site of an existing industrial building, which is completely dismantled. The building is divided by expansion joints into three blocks: two blocks - a business center, one block - a parking lot and is being built in two technological stages: the first stage - the western block of the business center and a parking lot; the second stage is the central block of the business center. The structural scheme of business center blocks is a column system with beamless ceilings. Grid of columns - 6,0x6,0 m. Columns of variable section in height: within 1-5 floors - 600x600mm; 500x500 mm; other floors - 400x400 mm. Floor slabs and coatings 200 mm thick. External walls - non-bearing, floor-by-floor cut with support for ceilings and consist of aerated concrete blocks with a density of 500 kg / m3, a thickness of 300 mm with insulation and exterior finish. The constructive scheme of the car park is a frame system with beam ceilings. Column pitch - from 5,05 to 7,80 m. Columns - section 400x400 mm; 500x500 mm. Floor slabs and coatings - 250 mm thick along beams with a section of 500x600 (h) mm. Internal walls in the building - 200 mm thick. External walls - hinged sandwich - panels. The material of above-ground structures is concrete of class B25; F150 (parking lot), class AIII reinforcement. The overall stability and rigidity of the building blocks is ensured by the work of the structural elements of the frame, the hard disks of the floors and the walls of the stairwells. The calculation of the supporting structures of the building was carried out in the elastic stage using the SCAD software package. The level of responsibility of the building is normal. The foundations were designed on the basis of engineering and geological surveys carried out at the construction site. Foundation design - monolithic reinforced concrete grillages on a pile foundation. Block grillages: under the columns - stand-alone stepped type with a cluster arrangement of piles; under the walls - tape piles with an ordinary arrangement. A monolithic reinforced concrete slab with a thickness of 200 mm along the ground was designed in the floor of the first floor. The existing pile foundation is not used in the foundation design of the new building. New piles - bored piles with a diameter of 520 mm, a length of 20,5 m from the bottom of the grillage; are carried out under the protection of a casing pipe using the Fundex technology. At the base of the piles at minus 12,70 there are hard clays with a total deformation modulus E = 280 kgf/cm2. Material of underground structures - concrete class B25; W6; F100; fittings of class AIII. According to the results of static sounding, the calculated bearing capacity of piles, taking into account the reliability factor, is 127 tf. The estimated load on the pile is 100 tf. Before the start of construction, the project documentation provides for an as-built survey of the existing pile foundation, testing the piles with a static load and, if necessary, correcting the pile field. Structural solutions of the building are developed taking into account the location of the building in the existing building. Residential development is located at a distance of more than 30,0 m; business buildings - at a distance of 15 to 32 m. The assessment of the geotechnical situation at the construction site has been completed. Calculations have established that the impact of construction on the surrounding buildings is insignificant - additional settlements of the buildings of the surrounding buildings are not more than 5 mm. During the construction period and in the initial period of operation until the stabilization of the sediment, it is envisaged to carry out observations of the state of the surrounding buildings.
