Architectural and space-planning solutions

The project documentation provides for the reconstruction of the existing building into an administrative building and the construction of a new warehouse building. Administrative building. The existing administrative and production building built in the 70s, L-shaped in plan, 2-3 - storey, without a basement. External walls - from a silicate brick. Overlappings - from monolithic reinforced concrete. The covering is non-attic, the roof is rolled, the drain is external, organized. The dimensions in the extreme axes are 24,57x30,22 m. The design documentation provides for the reconstruction of the existing building into an administrative building. Partial redevelopment, dismantling of all partitions, installation of new partitions and doorways, partial laying of existing door and window openings are envisaged. The main entrance to the building is preserved from the inner territory. It is planned to install a new ceiling in the 2-storey part of the building and partial replacement of existing ceilings in the 3-storey part, partial dismantling of the ceiling for the installation of stairs from the 2nd floor to the 3rd and for access to the roof. On the 1st floor, a boiler room was designed with a new floor with a lower elevation of up to - 1.200 m. New flights of stairs made of prefabricated reinforced concrete along metal stringers are provided. Existing external walls are to be insulated with mineral-cotton slabs, followed by sheathing with metal siding. The maximum height of the building from the planning ground level to the parapet after the reconstruction remains the same - 11,350 m. On the second and third floors are designed: administrative premises, utility rooms, sanitary facilities. For vertical communication between floors, a staircase is provided in the existing staircase. At the end of the building, an external fire escape of the 3rd type was designed. The project documentation provides for the organization of the accessibility of the building for people with limited mobility (to the first floor), a ramp is provided at the entrance.  Warehouse building. A warehouse building was designed for storage of non-combustible industrial products in original packaging. The building is rectangular in plan, one-story, two-span, heated, with dimensions in the axes of 36,00x67,00 m. An attached platform with a ramp for loading and unloading operations is designed at the end of the building. Loading of goods is provided from the internal territory. The maximum height from the planning mark of the ground to the ridge - 13,81 m. In the warehouse building, the following are designed: a warehouse, a room for storing cleaning equipment, a pumping station for an automatic fire extinguishing system, and a water metering unit. Under the technical premises, a tank was designed for storing water for fire fighting needs with dimensions in the axes 12x6 m. The building is frame type with metal columns. Exterior walls - "sandwich"-panel element-by-element assembly. Covering - profiled flooring along the purlins with mineral wool insulation, roofing - galvanized profiled sheet. Drainage - external organized. An outdoor integrated transformer substation (KTPN) was designed, overall dimensions - 2,20x2,20 m, height from the planning ground level to the top of the structure - 2,4 m.

Structural and space-planning solutions

Warehouse building responsibility level – II. The building is divided by an expansion joint into two blocks, designed according to a bonded structural scheme. External walls - three-layer "sandwich" panels 100 mm thick. Internal walls - three-layer "sandwich" panels 120 mm thick. Attachments to load-bearing structures - self-tapping screws. Columns - from square pipes of the closed section in accordance with GOST 30425-2003, steel S255. The main step of the columns is 6,0 x 18,0 m. Coating trusses - from square pipes of closed section according to GOST 30425-2003, steel C255. Cover beams - I-beams according to STO ASCHM20-93, steel S245. Covering - profiled flooring H114-750-1.0 GOST 24045-94. The spatial rigidity and stability of the building is ensured by the joint work of the rigid support nodes of the columns of vertical and horizontal connections and the rigidity of the coating disc. The rigidity of the coating disk is provided by horizontal ties and fastening of the profiled sheet. The calculation of load-bearing structures was carried out on a computer using the SCAD11.3 program. The foundations are columnar, on a natural base in the form of a monolithic reinforced concrete slab 250 mm thick with a thickening for the columns and the perimeter of the building up to 600 mm. Concrete B20,W6, F100. The average pressure on the base is 6,0 tf/m2. Estimated soil resistance is 33 tf/m2. Under the foundation, concrete preparation is provided with a thickness of 80 mm, crushed stone preparation 200 mm thick. The calculation of the foundation was carried out on a computer using the Foundation 12.9 program. The relative elevation of 0.000 corresponds to the absolute elevation of +5.130 m. In accordance with the report on engineering and geological surveys, the base of the foundation is EGE 2a – brown silty sandy loam e=0,834, φ=18°, c=0,07 kg/cm2, Е=90 kg/cm2, EGE-3 – light sandy loams e=0,97, φ=12°, c=0,09 kg/cm2, E=70 kg/cm2, EGE-4 – silty loam e=0,834, φ=17°, c=0,14 kg/cm2, E=60 kg/cm2. In order to protect the concrete of underground structures, the concrete grade for water resistance is W6. The expected average settlement of the building is 5 cm. The expected settlement of adjoining buildings is 0,6 cm. Fire underground reinforced concrete tank for fire extinguishing needs is provided inside the building. The reservoir is designed on a natural base, the foundation plate is 250 mm thick. Concrete preparation 100 mm thick. Walls 250 mm thick, beam ceiling thickness 200 mm, beams with a section of 250x450 (h) mm. Concrete B25,W6, F100. The stability of the reservoir against ascent is confirmed by calculation. The reservoir is waterproofed. When arranging the excavation, a sheet piling with a Larsen sheet pile is provided with the installation of a strapping beam and spacers at the level of the strapping beam. Monitoring of surrounding buildings is envisaged in 30 meter zone. Constructive solutions of the reconstructed administrative building. In accordance with the technical surveys carried out, the existing building was built in the years of the twentieth century according to the wall structural scheme. External and internal walls - clay brick M200, silicate brick M150 on the CPR M75, thickness 380, pilasters 510 mm, condition - limited working capacity. Ceilings - monolithic reinforced concrete on metal and reinforced concrete beams, condition - limited working capacity. The load-bearing structures of the roof are prefabricated reinforced concrete ribbed slabs on metal beams, trusses and reinforced concrete roof beams, the state is operational. Foundations - monolithic reinforced concrete tape with a thickness of the slab part of 350 mm, the width of the sole is 1200 mm with a broadening for pilasters, the condition is operational. A relative elevation of 0.000 corresponds to an absolute elevation +5.310 m. The calculated resistance of the foundation soil is 2,6 kg / cm2, the average pressure along the sole is 1,8 kg / m2. The bearing capacity of walls and foundations is sufficient to withstand the design loads, the structures do not require reinforcement. The bearing capacity of the floors is not sufficient to withstand design loads and requires reinforcement. The project documentation provides for the dismantling of crane beams, pilasters to the design mark, two columns for crane beams, and two foundations. Jointing and caulking of cracks, patching and re-laying of walls in separate sections is provided. It is planned to replace sections of floors that are in a limited working condition, erect new floors - monolithic reinforced concrete 105 mm thick on corrugated board and metal beams according to STO ASCHM20-93, steel C245. Concrete B20, Reinforcement 5Vr-1. Additionally, two columns of square pipe were designed along GOST 8639-82, steel C245. The foundation is a monolithic reinforced concrete columnar, the thickness of the slab part is 450 mm, concrete B20, W6, F150. Internal stairs - prefabricated reinforced concrete steps on metal stringers made of pipes according to GOST 8240-89. Exhaust tower of the boiler room - with two exhaust shafts. The exhaust tower rests on a free-standing columnar foundation. The foundation is monolithic reinforced concrete, the thickness of the slab is 450 mm concrete B20, W6, F100. The stability of the tower to the wind load is ensured.
